Designing a spectacular, spacious home that would take full advantage of ocean and salt marsh views on opposing sides of a long, thin slice of sloping land was a challenge embraced. To realize the full potential of the restrictive property, a multi-level structure was designed. Varied rooflines were created to give the home an appearance of being comfortably nestled in the landscape, while enabling the home to remain in proportion with the surrounding properties. Additional living space was gained by pulling the garage closer to the street and building a family room and an expansive deck above. Creative design options captured the scenic beauty of the narrow property and provided ocean views from primary living spaces throughout the day.

Raising the ceiling from the original flat roof line makes this living space feel twice the size! Natural light pours in from every direction and new sliding doors open onto an expansive multi-layered entertaining deck. A custom slatted entertainment wall hides away your devices without restricting remote access.

This kitchen remodel was designed by Phil Rudick, Architect of Urban Kitchens + Baths, Austin, Texas.
The original kitchen was built with a boomerang
shaped peninsula which severely restricted traffic flow and only allowed for a small island. one long wall was totally underutilized, and no thought was given to storage and accessibility. We wanted to redesign the space to maximize it's potential. The redesigned kitchen space features a proper work triangle where the areas at the triangle points were fully developed for food prep, cooking and cleanup. The new large island offers seating thanks to a graceful granite counter top overhang, and the bank of tall pantry cabinets is outfitted with mobile full extension self/soft close shelves.

In this open-plan living space, the existing views to the garden and park were restricted, so to maximize the property’s potential and to improve the sense of space, I suggested fully opening up the corner with sliding doors and a slim pillar.
For this project the overriding intention was to create spaces that were laid back, serene and sylvan – connected to the nature surrounding the property – and to instill a sense of calm, from the moment you walk into their home.
The result's speak for themselves, seen in this tranquil dining area surrounded by trees.

In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.
