This historic 1840’s Gothic Revival home perched on the harbor, presented an array of challenges: they included a narrow-restricted lot cozy to the neighboring properties, a sensitive coastal location, and a structure desperately in need of major renovations. The renovation concept respected the historic notion of individual rooms and connecting hallways, yet wanted to take better advantage of water views. The solution was an expansion of windows on the water siding of the house, and a small addition that incorporates an open kitchen/family room concept, the street face of the home was historically preserved. The interior of the home has been completely refreshed, bringing in a combined reflection of art and family history with modern fanciful choices. Adds testament to the successful renovation, the master bathroom has been described as “full of rainbows” in the morning.

Here was a large space with a restricted U-shaped kitchen, originally built when the home was constructed in the 80′s. By removing the peninsula & replacing it with an island, the entire space was more effectively usable. The remodel included a second sink, wine storage & desk area. Set on a narrow lakefront parcel defined by tight setbacks and limited hardscape allowance, this modern cabin demonstrates how thoughtful design can transform restriction into possibility. Carefully composed to preserve privacy while opening fully toward the water, the home feels both expansive and intimate—an elevated retreat grounded in its landscape. Though modest in footprint, the residence lives generously. Four bedrooms are tucked efficiently within the plan, including a light-filled quilting studio that reflects the homeowners’ creative life. Each bedroom opens onto its own private balcony, offering moments of pause and perspective with views stretching across lake and countryside. The upper level also includes a family room, providing a quiet gathering space removed from the activity below. From here, the home’s vertical volume becomes apparent, as daylight pours down through a dramatic two-story space framed by glass facing the lake. At the center of the home, a custom steel-and-wood plank stair acts as both circulation and sculpture. Rising through the double-height volume, it leads the eye upward to a tall Nelson cigar lamp suspended above—an intentional moment of drama and delight. The main floor is designed around connection and flow. Kitchen, dining, and living areas exist as one continuous space, unified by light, views, and material warmth. A 12-foot-long island anchors the kitchen, serving as the natural gathering place for morning coffee, family meals, and summertime buffet-style entertaining. When fully opened, large folding accordion glass doors dissolve the boundary between inside and out, allowing the screened porch to become a true extension of the living space. Function is carefully layered throughout the plan. A mudroom entry from the tucked-under two-car garage includes a powder room and utility closet, while a generous entry closet provides essential storage and has been dimensioned to accommodate a future elevator. Designed intentionally for aging in place, the home incorporates zero-threshold access from the garage, wide halls and doorways, reinforced wall blocking for future grab bars, and infrastructure for a future elevator—ensuring long-term comfort without compromising design. Clad in dark painted board-and-batten siding, the exterior minimizes visual scale and allows the home to recede quietly into the landscape. Recessed balconies and façade elements are wrapped in warm wood-look siding, adding depth and contrast while bringing warmth into the interior. At night, light spills softly from within, and the cabin glows along the shoreline—welcoming, calm, and enduring.

The house is located in Conyers Farm, a residential development, known for its’ grand estates and polo fields. Although the site is just over 10 acres, due to wetlands and conservation areas only 3 acres adjacent to Upper Cross Road could be developed for the house. These restrictions, along with building setbacks led to the linear planning of the house. To maintain a larger back yard, the garage wing was ‘cranked’ towards the street. The bent wing hinged at the three-story turret, reinforces the rambling character and suggests a sense of enclosure around the entry drive court. Designed in the tradition of late nineteenth-century American country houses. The house has a variety of living spaces, each distinct in shape and orientation. Porches with Greek Doric columns, relaxed plan, juxtaposed masses and shingle-style exterior details all contribute to the elegant “country house” character.

It's not everyday that we get to radically transform the heart of a home. There are often restrictions that keep the kitchen in the kitchen. These clients wanted a vaulted kitchen ceiling, which would have required major roof reconstruction. That is until it was decided to use an adjacent part of the home that already had a vaulted ceiling. The kitchen is now more connected to the living and dining areas, they have a walk-in pantry that better uses the low-ceilings, and with added storage space. Like the clients said we "blew their minds!"

This full property landscape design and build presented Pro-Land with the opportunity to creatively work with existing grades, while considering the restrictions of an abutting conservation authority. Keeping this in mind we were able to optimize the views of the greenery around the property, while creating a functional outdoor entertainment area. The client wanted a classic design for the front; flagstone walkways to tie in with the colors from the house and an entry wall frames the front door. The goal in the backyard was to create various areas for entertaining, without sacrificing play spaces for their children – the size of the property made accommodating their wishes fairly easy. A sports court, pool with water feature, cabana, and outdoor kitchen ensure these homeowners don’t have to go far for their next vacation.

This family loves to cook and entertain and they were restricted by their confining kitchen. We took care of that by opening up the space and removing a wall to the dining room and one to the living room which made it a large welcoming and lovely eat in kitchen.

This comprehensive main floor remodel transformed a dated early-2000s home into a warm, distinctive space tailored for modern family life and effortless entertaining. Located in Northwest Indiana, the home’s renovation included the kitchen, living room, dining-to-sitting room conversion, office, mudroom, and laundry—each space reimagined with layered detail and a cohesive design language. The project’s primary goal was to move away from builder-grade finishes and create a home full of character and comfort. In the kitchen, we reworked the layout to improve flow—removing a restrictive peninsula, extending the island for added seating, and designing a custom hood and cabinetry plan that worked around existing structural beams. A warmer palette of earth tones and neutrals reflected the clients’ personal style, while upgraded lighting, a statement range, and a larger pantry elevated functionality. A double-sided fireplace connecting the kitchen and living room was redesigned to feel more intentional, with cohesive materials used on both faces. In the living area, a previously underwhelming wet bar became a standout moment with deep green cabinetry, a wine fridge, and built-in storage—adding both function and sophistication. Throughout the project, structural limitations and narrow footprints presented design challenges that were met with custom solutions—from a uniquely shaped island to intentional lighting plans that worked around ceiling beams. The final result is a highly personal, connected series of spaces that support both everyday routines and meaningful moments of gathering—infused with warmth, purpose, and a relaxed sense of luxury.

Older condos have so many restrictions. This project is a great example how within the compounds of a space you can make a kitchen feel larger, open it up to the surrounding areas to create better sight lines and create more storage. Staying true to the clients love for older materials like slate flooring and beautiful antiques from their past. Combining existing older elements with fresh new keeps the charm of a space, yet a fresh updated look. Classic herringbone patterns in marble backsplashes is a great way to tie in the slate and a soft white quartz counter tops for better function. A success of a design!

Good design must reflect the personality of the client. So when siblings purchased studios in Downtown by Philippe Starck, one of the first buildings to herald the revitalization of Manhattan’s Financial District, the aim was to create environments that were truly bespoke. The brother’s tastes jibed synchronously with the insouciant idea of France’s most popular prankster converting a building that once housed the buttoned-up offices of JP Morgan Chase. His collection of Takashi Murakami works, the gallery-like centerpiece of the main area, announces his boldness and flair up front, as do furnishings by Droog, Moooi and, of course Starck, as well as hide rugs and upholstery, and a predominantly red palette. His sister was after something soothing and discreet. So Axis Mundi responded with a neutrals and used glass to carve out a bedroom surrounded by drapes that transform it into a golden cocoon. Hide (albeit less flamboyantly applied) evokes a familial commonality, and built-in furniture and cabinetry optimize space restrictions inherent in studio apartments. The owners of this historic house on a promontory surrounded by water asked Morpurgo Architects to maximize ocean views while expanding their home for their growing family. Conforming to The Rhode Island Historical Preservation and Heritage Commission’s requirements, our modifications to the existing structure are sympathetic to the original Stuccoed Mission-style and contextually in keeping with neighboring historic homes. This challenging site presented numerous constraints, including adherence to oceanfront setbacks and environmental and zoning regulations. We overcame imposing restrictions to develop a dynamic plan that fulfilled the clients’ programmatic and aesthetic needs. The kitchen was identified by our clients as the focal point of family activity. We maximized this lifestyle concept by developing the kitchen into a spacious living area with commanding views of the water. Renovations to the third floor allowed Morpurgo Architects to create an outdoor space offering a panorama of the historic surrounding communities.

This loft leading to a bedroom with bath and a shower was created in a small (1800 sq. ft. ) home close to the beach that was restricted by HOA covenants that did not allow any additional space to be added to the original "footprint". We have done this same conversion in many of the homes in this neighborhood.

Green Mountain Builders has recently completed a luxury whole home remodel in Bonita Bay, a magnificent award-winning country club community in Bonita Springs, Florida. The remodel focused on opening up the interior space by removing walls that closed off rooms, restricting an open-concept layout. With the dining room wall removed, the home now is bathed in additional sunlight. Opening up the closed area, also makes the home seem much larger. New flooring and paint throughout and a beautiful Luxury Vinyl Plank (LVP) flooring enhance the beauty of this lovely golf course home. LVP is a wonderful wood-look flooring option that offers warmth and texture. The kitchen was completely renovated as were the bedrooms, including the master, and all bathrooms. Green Mountain creatively used shiplap boards in the family room effecting a stunning wall display. In addition, the lovely courtyard remodel has been updated to provide an outdoor space perfect for entertaining and family enjoyment.

Words cannot describe the level of transformation this beautiful 60’s ranch has undergone. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The large island has dual ovens for serious bake-off competitions accompanied with an inset induction cooktop equipped with a pop-up ventilation system. Plenty of storage surrounds the cooking stations providing large countertop space and seating nook for two. The beautiful natural quartzite is a show stopper throughout with it’s honed finish and serene blue/green hue providing a touch of color. Mother-of-Pearl backsplash tiles compliment the quartzite countertops and soft linen cabinets. The level of functionality has been elevated by moving the washer & dryer to a newly created closet situated behind the refrigerator and keeps hidden by a ceiling mounted barn-door. The new laundry room and storage closet opposite provide a functional solution for maintaining easy access to both areas without door swings restricting the path to the family room. Full height pantry cabinet make up the rest of the wall providing plenty of storage space and a natural division between casual dining to formal dining. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Not only were we given the opportunity to transform this beautiful home into a more functional and beautiful space, we were blessed with such amazing clients who were endlessly appreciative of TVL – and for that we are grateful!
