Advance Design Studio, Ltd.This well-loved home belonging to a family of seven was overdue for some more room. Renovations by the team at Advance Design Studio entailed both a lower and upper level addition to original home. Included in the project was a much larger kitchen, eating area, family room and mud room with a renovated powder room on the first floor. The new upper level included a new master suite with his and hers closets, a new master bath, outdoor balcony patio space, and a renovation to the only other full bath on in that part of the house.
Having five children formerly meant that when everyone was seated at the large kitchen table, they couldn’t open the refrigerator door! So naturally the main focus was on the kitchen, with a desire to create a gathering place where the whole family could hang out easily with room to spare. The homeowner had a love of all things Irish, and careful details in the crown molding, hardware and tile backsplash were a reflection. Rich cherry cabinetry and green granite counter tops complete a traditional look so as to fit right in with the elegant old molding and door profiles in this fine old home.
The second focus for these parents was a master suite and bathroom of their own! After years of sharing, this was an important feature in the new space. This simple yet efficient bath space needed to accommodate a long wall of windows to work with the exterior design. A generous shower enclosure with a comfortable bench seat is open visually to the his and hers vanity areas, and a spacious tub. The makeup table enjoys lots of natural light spilling through large windows and an exit door to the adult’s only exclusive coffee retreat on the rooftop adjacent.
Added square footage to the footprint of the house allowed for a spacious family room and much needed breakfast area. The dining room pass through was accentuated by a period appropriate transom detail encasing custom designed carved glass detailing that appears as if it’s been there all along. Reclaimed painted tin panels were added to the dining room ceiling amongst elegant crown molding for unique and dramatic dining room flair. An efficient dry bar area was tucked neatly between the great room spaces, offering an excellent entertainment area to circulating guests and family at any time.
This large family now enjoys regular Sunday breakfasts and dinners in a space that they all love to hang out in. The client reports that they spend more time as a family now than they did before because their house is more accommodating to them all. That’s quite a feat anyone with teenagers can relate to! Advance Design was thrilled to work on this project and bring this family the home they had been dreaming about for many, many years.

Isaman design, Inc.Designed for a family who is relocating back to California, this contemporary residence sits atop a severely steep site in the community of Las Ventanas. Working with the topography led to some creative design solutions, structurally and aesthetically, to accommodate all of the family’s programatic needs. The 4127 s.f. home fits into the relatively small building footprint while an infinity edge pool cantilevers 22′ above grade. With spectacular views of the Arroyo Grande foothills and farms, this main pool deck becomes a major feature of the home. All living spaces, including the great room and kitchen open up to this deck, ideal for relaxation and entertainment. Given that the owners have five golden retrievers, this outdoor space also serves as an area for the dogs. The design includes multiple water features and even a dog pond.
To further emphasize the views, a third story mitered glass reading room gives one the impression of sitting above the treetops. The use of warm IPE hardwood siding and stone cladding blend the structure into the surrounding landscape while still offering a clean and contemporary aesthetic.

Stalburg DesignWith its unusual octagon shape, this living room renovation was a design challenge to be conquered! Orignially, heavy cherry cabinets lining the walls and an oversized fireplace mantle wrapped in green marble.
We re-oriented the living room, removed the wall units and renovated the flooring fireplace and window treatments and created a light and bright pallet for which our homeowners can display their gorgeous custom artwork.
The custom limestone fireplace and oversized large pendant in the center of the living room create subtle organic details for the mostly neutral palette. Handmade boucle swivel chairs are set opposite low leather slung loungers and the effect conveys comfort yet sophistication. The high-performance fabric on our custom sofa means afternoon naps and golden retrievers are more than welcome!

For our clients, a family of four with 2 young children, the mudroom had to be well designed with ample storage and an efficient lay-out. A combination of closed door and open shelving provides an abundance of storage and hanging space to house everything from boots, shoes, coats and miscellaneous gear. Ample shelving provides space for baskets of varying sizes to corral a plethora of smaller items.
A generous cushioned bench for and decorative deer hooks installed above it for those easy to access items allows the family to hang and organize things and still have a space that looks clean and organized. Personal storage lockers with screen doors also provide a separated space for each person so that things can be easily stored, found and retrieved.

Known for their love of outdoor pursuits—boating, skiing, basketball, tennis and more—they wanted their home to reflect their active lifestyle while providing comfortable, stylish spaces for gathering and unwinding.
The couple came to us with a clear vision: to embrace a modern coastal style, incorporate personal touches, showcase cherished artwork, and create a sanctuary where Elizabeth could relax with her dogs.
KC Interior Design Inc.Designing the fireplace was a meticulous process due to the strict fire codes surrounding wood-burning fireplaces – plus the clients wanted an elevator for firewood retrieval. Additionally, the clients requested a very custom wood access detail, requiring careful coordination among the elevator manufacturer, builder, millworker and our design team. Although we aimed for a traditional wood mantle over the fireplace, we faced restrictions that led us to collaborate with Moda Concrete Studio, which crafted a poured concrete mantle that beautifully mimics the look and texture of wood.

Known for their love of outdoor pursuits—boating, skiing, basketball, tennis and more—they wanted their home to reflect their active lifestyle while providing comfortable, stylish spaces for gathering and unwinding.
The couple came to us with a clear vision: to embrace a modern coastal style, incorporate personal touches, showcase cherished artwork, and create a sanctuary where Elizabeth could relax with her dogs.
The Safety Letterbox CompanyFloral Court is a mixed-use development featuring a high-quality residential, retail and restaurant space located in London’s Covent Garden. The project has created a new public walkway between Floral Street and King Street, providing increased footfall levels that provide a vital link to the retail and restaurant units in the development.
The mailboxes used in the Floral Court project are situated in internal lobby areas that residents pass through to access their apartment. Each bank of mailboxes is fitted into a bespoke timber frame with an internal steel frame support that ensures multiple mailboxes are securely installed in their respective locations.
The chosen mailbox model for this development is the NW2 product, an item that is particularly popular with clients looking for a mailbox that has a minimalist design finish and where mail is to be both delivered and retrieved through the front face. This project uses a lateral variation of the NW2 mailbox, which allows for A4 sized flexible mail to be deposited and securely stored in the post box. The lateral type of post box typically features a shorter depth and larger width, which is ideal for installation areas that are relatively narrow.
To reflect the number of residences that they service, the mailboxes are in a variety of different configurations across the site.
Each post box has been engraved with corresponding residence numbers during the manufacturing process. To allow for a clean finish on the mailbox, the client opted for the engraving to be the same colour as the mailboxes themselves. Being used with the NW2 product, which has been specifically designed to have minimal features, this is the ideal mailbox and engraving combination for a sleek designer look.
The mailbox is engraved with the front family ‘Calisto MT’, which is used in other locations on the site. This ensures a consistent mirroring of fonts used throughout the Floral Court development.

Simply Home DecoratingThis 1990's home, located in North Vancouver's Lynn Valley neighbourhood, had high ceilings and a great open plan layout but the decor was straight out of the 90's complete with sponge painted walls in dark earth tones. The owners, a young professional couple, enlisted our help to take it from dated and dreary to modern and bright. We started by removing details like chair rails and crown mouldings, that did not suit the modern architectural lines of the home. We replaced the heavily worn wood floors with a new high end, light coloured, wood-look laminate that will withstand the wear and tear from their two energetic golden retrievers. Since the main living space is completely open plan it was important that we work with simple consistent finishes for a clean modern look. The all white kitchen features flat doors with minimal hardware and a solid surface marble-look countertop and backsplash. We modernized all of the lighting and updated the bathrooms and master bedroom as well. The only departure from our clean modern scheme is found in the dressing room where the client was looking for a more dressed up feminine feel but we kept a thread of grey consistent even in this more vivid colour scheme. This transformation, featuring the clients' gorgeous original artwork and new custom designed furnishings is admittedly one of our favourite projects to date!
