Example of a kitchen design in Baltimore

“Full apartment design”. IF you have not yet seen this apartment conversion before, we strongly urge you to go to the bottom left of this page and click on the short 2-minutes video. It would put a lot of things into perspective when you come back and continue reading this. It is true we were literally handed the keys and told a list of things that they wanted to have happen and we were to go into the apartment, look at the space and come up with a design that would satisfy all of that need. UNTIL we showed up! The unit had really seen some better days but we knew we had to look past that and come up with a concept that would work for them. The immediate challenges were centered around 3 big ideas: 1. Adding a second bedroom to the already small footprint 2. Figuring out a way to make the kitchen bigger, better and brighter 3. Creating a master room walk in closet It’s always difficult to add new rooms into existing footprint without expanding out or up and not incurring any opportunity cost. In this case, that was exactly what we had to do. Item one and two above had to be tackled as one. We went ahead and switched out the location of the dining room and eliminating an area where there was a “nook” type eat-in area. By doing so, we were able to cut right into that footprint and change the layout of the kitchen. That one move allowed us to dig into the kitchen design because it was now the main focal point in the apartment. It was no longer an option to keep it in that tiny hole where it was, so we had to ensure that this design was functional and aesthetically pleasing at the same time. By adding the table into the space where an Island typically would go, we were able to both cut cost and still provide a dining experience. The Table serves as an Island as well when cooking. We then proceeded to block in the existing doorway to the dining room. By doing this, we were able to create a full room which allowed us to put a door on the other side and called that room Bedroom #2. This was easier to do because all of the mechanicals were already in that space (light, heater and windows). By shifting things around, we also achieved a huge wall to wall closet from inside. PERFECT! Then we moved into the Single bedroom. We thought it was a big room with a small closet, so by creatively adding an L shaped wall and steal some footprint into the bedroom side, we were able to put a door on that new room and design it for the walk-in closet. Even after this, the bedroom still holds a queen size bed with 2 night stands, a TV on the wall, a sitting chair and plenty of room to walk around. This was done by rethinking the location for the bed and night stands. The bathroom was gutted to make sure there was no leaks and rebuild from the ground up. We kept all of the plumbing where it was, added a new vanity, medicine cabinet, tiles and lighting and it was done. From there, the rest of the unit had new flooring all throughout, paint, and lighting. After completion and walk through, this project was handed over back to the clients. Working with Bruce Buffer was nothing shy of an absolutely incredible experience. He's such a kind soul first of all, but also one of the most interesting people I've ever had the opportunity to work with. His collectibles were endlessly intriguing. Sadly, when we first met his valued priced possessions were so cluttered on his shelves you couldn't even appreciate them. This job wasn't a huge makeover but it was so rewarding for us both when it was all done. It was a process of letting go from the beginning, sorting through what really had tangible and intangible value and then finding a way to display these special pieces in a way that he and everyone who walked into his home could appreciate. He loves the way he's able to tell the story behind each item now so effortlessly. Oh, and we also discovered a balcony space he wasn't even using right outside his office door! Getting Bruce to buy into Turquoise outdoor furniture was the best! That space was as if we added a whole new room to his home and we never even went through construction! Parents Kill Homeowner's Dream Colors. Part of the picture is cut off. You must double click on the picture to see the rug. This charming little house is located in Georgia right next to the railroad tracks. Because of all the soot from the locomotives passing by, the house needs frequent power washing. The homeowner not only wants dark colors to not show the dirt but also wants to match a rug with her favorite colors. The rug, as shown in the after photo, is a southwestern rug with warm rich colors. Coincidentally these colors are also historically accurate for this house. The homeowner was very happy to have her favorite colors displayed on her house in such a nice way until her parents came to visit. The parents manipulated her to repaint using the current yellow and white colors. They did this by offering to pay for the paint job and occasional power washing. A sad ending to some real nice colors.

PANORAMA - Click to view! You can see that I rely heavily on articulation. Each functional item, while part of a larger whole, has its own character, material, shape, etc. This deck, and this stair, are part of the landscape, not part of the house. That's why the wood, rather than the metal of the house. The deck is like a dock, to which the house is moored. In a more detailed vein, the stair doesn't just go from the ground to the deck, although that's its functional purpose. Neither the deck itself nor the ground are part of the stair. The ground rises up (the concrete below) to meet the stair, which is cascading toward it from the deck above. At the deck level, we see that there is an octagonal landing pad onto which the stair suspended from the house (this stair IS a part of the house) like a boarding ramp (top right of the picture) lands. The shape of this landing pad is related to, but not the same as, the shape of the portion of the house from which the stair descends. The seating to the left serves a dual purpose as railing at the highest point of the deck and a sort of "catcher;s mitt" for the round fireball, unfortunately shown here with its cover on, which has been tossed forward as a sort of landing pod by the house.

We were invited to participate in the 2019 Miami Designer Showhouse for Miami Life magazine. Our team designed the master suite including the master bedroom, bathroom, and connecting hallway. We gave both spaces a bohemian, natural, and sophisticated feel. The focal point of the master bedroom is the 6ft mirror hung on the wall next to the bed. It is a breathtaking design feature, and it makes the room feel larger. To make sure that the room feels completely bespoke, we worked with a local wood fabricator to make an accent wall out of angled wood pieces that were painted the same color as the surrounding room. This accent wall is right at the entrance to the master suite, so it sets the tone for a unique and gorgeous space. In the bathroom, we created an oasis by wrapping the entire space in tile and accenting it with bronze finishes in the mirrors and light fixtures. --- Project designed by Miami interior designer Margarita Bravo.
