The house is ingeniously split into two units. The main living area features three bedrooms—one serves as Dale's home office, another as his wife's art studio, and the third is their master suite. Connected by a wall, there's a separate 700-square-foot, one-bedroom apartment with its own laundry, kitchen, and living room. This separate apartment is home to their unique needs adult son. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. This Artcraft kitchen cabinetry is a stunning combination of cool, white paint and warm, beautiful Cumaru veneers. Great attention was given to keep all components aligned with each other giving a clean contemporary feel. The SubZero refrigerator features Cumaru paneling that is completely flush with the cabinetry as is the paneling on the Bosch dishwasher. The Wolf ovens are “recessed” into the face of the oven cabinet, keeping the ovens flush with the cabinet faces. All of the base cabinetry is finished in the Cumaru veneers, including the back side of the island which gives the client a lot of extra storage in the Dining room. When a Historic District home was renovated in Fort Myers, a dream kitchen was created: open plan enough for gathering, with clearly delineated areas for cooking, reading and entertaining. Challenge Bill and Alison’s existing kitchen was small and dysfunctional. Each room seemed independent, and there was no flow through the house. The house felt small, with one entry and exit point. As a planning consultant, Bill was no stranger to construction. He was a general contractor himself and had built several custom homes in years past. As a gardening enthusiast and professional educator, Alison also had an eye for design. They started with design, layout and planning on their own, but soon realized they needed help. After interviewing several contractors who seemed overwhelmed and unenthused by their project, they reached out to Progressive Design Build. Solution Mike was not only enthused about the project, but he established trust with Bill and Alison. Within a few short weeks he was hired to begin the planning phase, conducting thorough research on the project, meeting key subcontractors and establishing a realistic budget. When the project began, internal walls were removed to open up the kitchen/dining areas and an island was built, giving the space an open and modern functionality. The eating area was enlarged, and a visual connection to the outside was established using Marvin insulated glass windows with Low E coatings—which rejects solar heat gain without reducing visible light passing through the glass. In order to allow for the open concept layout that Bill and Alison desired, we built new structural beams to transfer the live load. The sliding patio doors opened onto a small terrace with a wrought iron handrail creating access to the private courtyard and garden area. Finishing details included custom cherry cabinets and wood trimming, 16” x 32” natural stone flooring, granite countertops and historically correct plaster finishes. Result The project was completed within budget and two weeks ahead of schedule. “That planning phase was the best money we spent on the project,” exclaimed Bill. “It was incredibly gratifying being able to watch the subcontractors and suppliers come and go with shared leadership and attention to details.”

Built in the 1970s by a hardworking family patriarch, this Portland-area ranch home had been the backdrop for generations of memories. When the homeowners inherited the property from their grandparents, they saw an opportunity to honor its history while creating a modern sanctuary for their growing family. Through a thoughtful whole-home renovation, this once dark and compartmentalized ranch was transformed into a bright, open, and welcoming home designed for the next generation. With a toddler at home and another child on the way, the family's goal was to create spaces that felt connected, functional, and built to last. The heart of the renovation centered on opening the home's main living areas, replacing disconnected rooms with a spacious open-concept kitchen and living room designed for gathering and everyday life. Enlarged windows flood the interior with natural light, while carefully selected finishes bring warmth, durability, and timeless appeal. The kitchen became the focal point of the transformation. Stock cabinetry was elevated through custom details including floating wood shelves and stained wood-wrapped columns that add warmth and character. At the center, a striking quartz island serves as both a gathering place and a clever structural solution, seamlessly incorporating support elements required for the newly opened floor plan. Creating this open-concept layout required significant structural modifications, including the removal of six walls, three of them load-bearing. Engineered beams were recessed into the ceiling to maintain clean sightlines, while new footings were carefully installed within the crawlspace to support the redistributed loads. Additional improvements included relocating the furnace to eliminate a major circulation obstacle and installing a new garage access door that required modifications to the existing foundation. Throughout the project, thoughtful planning helped maximize both budget and performance. The soothing coastal vibes of this bathroom remodel are sure to take you to a place of calm. What a transformation this project underwent! Not only did we transform this bathroom into a spa-like sanctuary, but we also did it ahead of schedule. That's a rare occurrence in the construction and design industry. We removed the tub and extended out the wall for the shower, which the homeowners chose to expand. This created a walk-in space, made to look even bigger by its frameless glass and large format, linen-look porcelain tile on the walls. For the shower floor, we selected a blue multicolored penny tile, and for the accent band, an opulent glass mosaic tile in dreamy ocean tones. The accent tile also graces the back of a new wall niche. This shower is now beautiful and functional. To address the issues of storage, we removed a wall, freeing up space near the toilet, which was much-needed. Now there is a custom-built linen pantry crafted from alder wood stretching to the ceiling, adding to the visual height of the room and making the bathroom just work better. A new vanity, also made of alder wood, and the linen closet were both stained a rich, warm tone to show off that gorgeous grain. For the walls, we chose a cool blue hue that is soothing and fresh. The accent tile from the shower was carried behind the vanity's two LED mirrors for a bold visual impact. I love the reflection of the light on the tile! The LED mirrors are pretty high-tech, with a defogger and a dimmer to adjust the light levels. Topping the vanity is a creamy quartz countertop, two under-mount sinks, and plumbing and cabinetry hardware in brushed nickel finishes. The cabinet knobs have a stunning iridescent shell that's hard to miss. For the floors, we went with a large-format porcelain tile in dark grey that complements the coloring of the space as well as the look and feel. As a final touch, floating shelves in the same rich wood-tone create additional space for décor items and storage. I styled the shelves with items to inspire and soothe this dreamy bathroom.

This client from Highgate in North London, N6 contacted us about their large honed Limestone tiled floor that was installed throughout the ground floor. It had been laid seven years prior and was now grubby and in need of a deep clean and seal including the grout which had turned black with dirt. I visited the property to survey and assess what was required and provided the owner with a quotation for the renovation. The hallway pictured was in the worst condition, it was a busy house with young children and dogs and over the years the sealer had worn down leaving it vulnerable to ingrained dirt. Without a sealer to protect the stone it had become heavily soiled and lost its original polished appearance. Happy with the quote we scheduled a date for the work to go ahead. The quote included deep cleaning and burnishing the stone to bring back the polish, grout cleaning and re-sealing the Limestone to protect it. We arrived on the first day and prepared the area by taping up the skirting and woodwork to protect them from potential splashing. Next step was to burnish the floor using a set of Tile Doctor Diamond Burnishing Pads, specifically the 400, 800 and 1500 grit pads fitted to a rotary machine, these were used in sequence running each pad over the tiles several times with water to lubricate the process. The water turns into a fine slurry as pores in the stone are opened and the dirt is released, the slurry is rinsed off with more water and extracted using an industrial wet vacuum after each pad. The finer 800 and 1500-grit pads slowly close the pores and refine the appearance of the stone building up the polish in the process. A strong dilution of Tile Doctor Pro-Clean was then applied to the grout lines, leaving it for a short while to soak in and then hand scrubbing with a grout brush. The dirty cleaning solution and were then removed from the floor with the wet vacuum. This process was repeated across the different sections of the Limestone floor until I was satisfied with its appearance. Before leaving for the day, I rinsed the floor again using a buffing machine fitted with a brush fitted to give it a final clean. The floor was dried as much as possible using the wet vacuum and then allowed it to dry off fully overnight. The following day the final 3000-grit pad in the four-pad set was applied to the floor to bring up the polish even further. The pad is applied dry with only a little water sprayed onto the tile. We call this process a “Spray Burnish” and as well as leaving the floor nice and dry ready for sealing it adds a nice subtle shine to the stone. The floor was then sealed with two coats of Tile Doctor Colour Grow sealer. This is a colour intensifying impregnating sealer that works by occupying the pores in the stone so dirt cannot become ingrained there. It will provide durable protection and make the floor much easier to keep clean. It worked well on the pale Limestone and beautifully enhanced the colour and features in stone. Once complete the floor looked brand new again. I left a complimentary bottle of Tile Doctor Stone Soap with the client and gave them some information about how best to maintain the floor. This product is pH neutral and cleans whilst maintaining the patina on the stone helping to keep the floor in great condition.
