The client, a sculpture artist, and his wife came to J.P.A. only wanting a studio next to their home. During the design process it grew to having a living space above the studio, which grew to having a small house attached to the studio forming a compound. At this point it became clear to the client; the project was outgrowing the neighborhood. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture.

Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget.
The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project.
The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower.
Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks.
Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work.
Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed.
The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel.

As the design contract came to its completion, the client preferred Valerius for the execution of the project.
Valerius commenced working on the project, demonstrating its architectural and construction prowess by executing and delivering, ahead of schedule, a spectacular swimming pool for an upmarket luxury project in South Mumbai, during the pandemic.
Valerius acknowledges and appreciates the efforts taken by the client for taking all the necessary precautionary measures and creating a secured work environment for the site team to prevent the risk of COVID-19.

Built in the 1970s by a hardworking family patriarch, this Portland-area ranch home had been the backdrop for generations of memories. When the homeowners inherited the property from their grandparents, they saw an opportunity to honor its history while creating a modern sanctuary for their growing family. Through a thoughtful whole-home renovation, this once dark and compartmentalized ranch was transformed into a bright, open, and welcoming home designed for the next generation.
With a toddler at home and another child on the way, the family's goal was to create spaces that felt connected, functional, and built to last. The heart of the renovation centered on opening the home's main living areas, replacing disconnected rooms with a spacious open-concept kitchen and living room designed for gathering and everyday life. Enlarged windows flood the interior with natural light, while carefully selected finishes bring warmth, durability, and timeless appeal.
The kitchen became the focal point of the transformation. Stock cabinetry was elevated through custom details including floating wood shelves and stained wood-wrapped columns that add warmth and character. At the center, a striking quartz island serves as both a gathering place and a clever structural solution, seamlessly incorporating support elements required for the newly opened floor plan.
Creating this open-concept layout required significant structural modifications, including the removal of six walls, three of them load-bearing. Engineered beams were recessed into the ceiling to maintain clean sightlines, while new footings were carefully installed within the crawlspace to support the redistributed loads. Additional improvements included relocating the furnace to eliminate a major circulation obstacle and installing a new garage access door that required modifications to the existing foundation.
Throughout the project, thoughtful planning helped maximize both budget and performance. Luxury vinyl plank flooring provides the look of hardwood while standing up to children and large pets, while stain-resistant carpeting offers comfort in the bedrooms. Existing window locations were retained and enlarged to increase natural light without the expense of major structural changes. Even the structural columns required for the new beams were integrated into the island design, transforming a necessity into an architectural feature.

Our eclectic female client wanted her home to be a fun, funky and well-done haven. She'd done a remarkable job selecting her furnishings, décor and stonework. Her final details to attend to was her walls, ceiling & wood trim/cabinetry & door surfaces. She wanted a super cool ambience. We said Yes, we can do that! All of the walls were first textured using plasters and then aged to a finely tuned rugged to add a casual yet artistic attitude throughout her entire space. Accent walls, rooms & ceilings were attended to using various tones & techniques using mixes of Venetian Plasters with aging details. We delivered a house full of specialty finishes and details just in time for her delivery of triplets! We were sure to work with extra care and double-time to finish well ahead of schedule given her condition!

Renovation is stressful. Wouldn’t it be nice to let someone else oversee product selections, manage day-to-day issues, and bring your project to a successful completion? The owners of a two-family in Arlington recently did just that, flying off to Florida just as we began renovating their first floor unit.
Of course, before they left we thoroughly discussed all aspects of the work order, which included renovating the kitchen and bathroom, painting the bedroom, and adding a laundry closet. We reviewed color and material selections, and set up a schedule for regular briefings.
A handful of issues did come up. But because we had planned ahead, we were able to resolve them with very little stress for our clients. For instance, the client had chosen a bright yellow paint color for the kitchen walls, but once the new cabinets, countertop, and flooring had been installed, it was clear that yellow would clash. We suggested a more complementary Benjamin Moore Lancaster Whitewash shade instead.
In the bathroom, the clients had selected a deep inset mirrored medicine cabinet. But when the wall behind the vanity was opened, it revealed a pipe running up the wall, too close for the inset model. In this small space, a bump-out medicine cabinet would be awkward, so instead we placed a mirror over the sink and two smaller inset cabinets on either side – a solution that pleased the homeowners, who now have his-and-hers storage spaces.
Finally, the homeowners had resigned themselves to the fact that the laundry closet would be too small for storing detergent and other needs. However once the units were in place, we realized that a small custom shelf could be built and had it installed to the delight of the homeowners.

When a Historic District home was renovated in Fort Myers, a dream kitchen was created: open plan enough for gathering, with clearly delineated areas for cooking, reading and entertaining.
Challenge
Bill and Alison’s existing kitchen was small and dysfunctional. Each room seemed independent, and there was no flow through the house. The house felt small, with one entry and exit point.
As a planning consultant, Bill was no stranger to construction. He was a general contractor himself and had built several custom homes in years past. As a gardening enthusiast and professional educator, Alison also had an eye for design. They started with design, layout and planning on their own, but soon realized they needed help. After interviewing several contractors who seemed overwhelmed and unenthused by their project, they reached out to Progressive Design Build.
Solution
Mike was not only enthused about the project, but he established trust with Bill and Alison. Within a few short weeks he was hired to begin the planning phase, conducting thorough research on the project, meeting key subcontractors and establishing a realistic budget.
When the project began, internal walls were removed to open up the kitchen/dining areas and an island was built, giving the space an open and modern functionality. The eating area was enlarged, and a visual connection to the outside was established using Marvin insulated glass windows with Low E coatings—which rejects solar heat gain without reducing visible light passing through the glass.
In order to allow for the open concept layout that Bill and Alison desired, we built new structural beams to transfer the live load. The sliding patio doors opened onto a small terrace with a wrought iron handrail creating access to the private courtyard and garden area.
Finishing details included custom cherry cabinets and wood trimming, 16” x 32” natural stone flooring, granite countertops and historically correct plaster finishes.

The soothing coastal vibes of this bathroom remodel are sure to take you to a place of calm. What a transformation this project underwent! Not only did we transform this bathroom into a spa-like sanctuary, but we also did it ahead of schedule. That's a rare occurrence in the construction and design industry.
We removed the tub and extended out the wall for the shower, which the homeowners chose to expand. This created a walk-in space, made to look even bigger by its frameless glass and large format, linen-look porcelain tile on the walls. For the shower floor, we selected a blue multicolored penny tile, and for the accent band, an opulent glass mosaic tile in dreamy ocean tones. The accent tile also graces the back of a new wall niche. This shower is now beautiful and functional.
To address the issues of storage, we removed a wall, freeing up space near the toilet, which was much-needed. Now there is a custom-built linen pantry crafted from alder wood stretching to the ceiling, adding to the visual height of the room and making the bathroom just work better.
A new vanity, also made of alder wood, and the linen closet were both stained a rich, warm tone to show off that gorgeous grain. For the walls, we chose a cool blue hue that is soothing and fresh.
The accent tile from the shower was carried behind the vanity's two LED mirrors for a bold visual impact. I love the reflection of the light on the tile! The LED mirrors are pretty high-tech, with a defogger and a dimmer to adjust the light levels.
Topping the vanity is a creamy quartz countertop, two under-mount sinks, and plumbing and cabinetry hardware in brushed nickel finishes. The cabinet knobs have a stunning iridescent shell that's hard to miss.
For the floors, we went with a large-format porcelain tile in dark grey that complements the coloring of the space as well as the look and feel.
As a final touch, floating shelves in the same rich wood-tone create additional space for décor items and storage. I styled the shelves with items to inspire and soothe this dreamy bathroom.

Additional improvements included relocating the furnace to eliminate a major circulation obstacle and installing a new garage access door that required modifications to the existing foundation.
Throughout the project, thoughtful planning helped maximize both budget and performance. Luxury vinyl plank flooring provides the look of hardwood while standing up to children and large pets, while stain-resistant carpeting offers comfort in the bedrooms. Existing window locations were retained and enlarged to increase natural light without the expense of major structural changes. The client, a sculpture artist, and his wife came to J.P.A. only wanting a studio next to their home. During the design process it grew to having a living space above the studio, which grew to having a small house attached to the studio forming a compound. At this point it became clear to the client; the project was outgrowing the neighborhood. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture.
