Melissa and Steve purchased our National Award Winning Green Certified Remodeled Home. Conceived as a summer retreat for guests of a nearby residence, each cottage is houses distinct yet supporting functions. The smaller structure contains a screened porch on the lower level and a children’s bunkhouse on the upper level. Sharply pitched gabled forms are devoid of ornament and local white cedar will weather over time to a silver gray without the need for paint or stain. The main level of each building is punctuated by large sliding doors which open and effectively link the interior spaces to the decks and forest immediately adjacent. This is a great example of a Victorian Tiled floor refurbishment which I recently completed at a property in Stoke-on-Trent. If you look closely at the photographs below you will see the white tiles are looking grubby and paint splash staining from decorating. The owner was unhappy with how the floor now looked and wanted it refurbished. Black and White Victorian tiles laid in a chequered diamond pattern is a classic style and a very popular choice for hallways at the turn of the 20th century. Over the years many have been replaced or covered up with carpet and those that survived are now a sought-after period feature that adds value to your property. I initially cleaned the floor by applying a strong dilution of Tile Doctor Pro-Clean which was sprayed onto the floor and then left to soak in for ten minutes. Pro-Clean is our goto tile and grout cleaning product that is designed to break down dirt and remove old sealers. After ten minutes the solution was scrubbed in with a rotary machine fitted with a coarse 200-grit pad. The soil generated was rinsed off the tiles and extracted with a wet vacuum and the floor inspected. I would see more work was needed to get the floor clean and free of staining, so I spot treated the problem areas with Tile Doctor Remove and Go which is a coatings remover. I worked in small sections leaving the product to dwell as before for 10 minutes, I then used a wallpaper steamer with handheld diamond blocks to get the ingrained dirt out of the floor. After a final rinse and extraction, the floor looked clean so, so much better than when I started. I then left the floor to dry off overnight and came back the second day to seal the tiles first checking the moisture levels with a damp meter. Applying sealer to a damp floor will result in the floor looking patchy when it dries so I always check first. The readings were good, so I started to apply the first of five coats of sealer which for this floor I chose Tile Doctor Seal and Go Extra. Old Victorian floors do not have a damp-proof membrane installed under the floor so its important to select a sealer that will allow moisture to rise through the tiles and evaporate on the surface, Seal and Go Extra allows for this. Choosing a non-breathable sealer can result in moisture being trapped under the floor where it can reach out to the walls leading to rising damp. Once the floor dried it looked fantastic. In fact, my customer was so happy with the transformation she was taking pictures and sending them to her daughters as I worked; she couldn’t believe how well it was turning out. The new kitchen included JSI Essex Castle Grey solid wood cabinets with soft close doors and drawers with Brushed Nickel hardware. We installed a back splash in Silverton Glass in the color Smoke and raven color grout. We also finished the outside edges in Antracite Schluter edging. The countertops in the Kitchen, Bar and Island are Misterio Polished-Pental Quartz. The dining room countertop is Eternal Serena Quartz Silestone. The Kitchen Sink is a Kraus Kore Workstation with a 33" Apron Front 16 Gauge Stainless Sink Single Bowl with a Moen Align pre-rinse spring pulldown kitchen faucet stainless steel. Bar Faucet- Moen Align 1.5 GPM Single Hole Pull Down Bar Faucet with Reflex and Duralast Technology. Bar Sink - Kraus Kore Workstation 17" Undermount 16 Gauge Stainless Steel Single Bowl. Island Sink- Kraus Kore Workstation 23" Undermount 16 Gauge Stainless Steel Single Bowl with a Moen Align Pull-Down Spray faucet. We also added Insinkerator Digital Instant Hot Water Tank and Filtration System. Installed two InSinkErator ESSENTIAL XTR N/A Evolution 3/4 HP Single Phase Garbage Disposals with SoundSeal and MultiGrind Technology. For the Kitchen lighting we installed BELDI 1933-H Peak Ceiling Pendant Fixtures with consisted of four lights over island, one over sink. and in the dining Room we installed 4 ea. Classic Brushed Dark Gray Modern Lantern Drum Mini Coastal Pendant Light LED Compatible. For the flooring in the Kitchen, Dining room, Entrance way and Bathroom we installed Floor Source Savoia; Woodland Series; Black; 6"x39" Glazed porcelain wood look tile with Charcoal gray grout. Included in this project we renovated a Bathroom and laundry station off the kitchen. The Bathroom has JSI Essex Castle Grey solid wood construction with soft close doors and drawers. The countertop is Enchanted Rock Quartz. For the lighting we installed 2 Kovacs Alecia's Tears Single Light 32" Wide Integrated LED Bathroom Vanity Light with Frosted Glass. Vanity sink is Badeloft Undermount ramp sink with a Doux Chrome Two-Handle High Arc Faucet by Moen. We finished the bathroom with 3 frameless Gatco mirrors.

Melissa and Steve purchased our National Award Winning Green Certified Remodeled Home. They had moved to Colorado previously to expand Business opportunities, but found that they missed being near their extended family members and Melissa’s native city and state. They wanted a home in a quiet neighborhood that suited their needs and had been updated to current design trends and amenities. With 2 young children a single-story home appealed to them. Steve primarily worked from home, using the formal Living Room as his home office which was central to the Kitchen and main living areas. As their children grew, it became increasingly difficult to With 4 children, their daily activities were split between the 1st and second floors, making it difficult to coordinate activities amongst them. Also, with a large extended family close-by, get-togethers were cramped and uncomfortable. With the added 1st floor living space, they are now able to all comfortably gather together and spend more quality time with their family and friends.
