Not too long ago, I was called up to the harbour town and seaside resort of Ilfracombe, situated on the North Devon coast. Ilfracombe is a historic area within Devon, with the Celts having first settled on its hilly plains during the Iron Age. My client asked me to take a look at a Quarry tiled floor which was in need of a serious amount of cleaning. This largely due to the fact that there were dozens of layers of old sealer on the floor which had been left untouched from many years previously, as well as a significant build-up of general dirt and muck. In order to give this floor a thorough cleaning, I needed to use a strong combination of products, namely NanoTech HBU Remover mixed with Tile Doctor Remove & Go. Nanotech HBU is a heavy build-up remover which uses nano-sized particles to penetrate below tough stains, and lift them out of the stone, whilst Remove & Go is a multi-purpose stripper that provided additional help in removing the many layers of sealer left on the floor. I applied the solution to the floor and left it to dwell for 40 minutes, before using a Polybrush to work it into the Quarry tiles. Since the floor really was in dire need of a deep clean after years of neglect, I also used a black buffing pad attached to a buffing machine, as well as a steam machine to make sure I removed as much of the old sealer and dirt as possible. This was slow and painstaking work, but it was worth it to get the Quarry tiles back to looking their best again. Once this was complete, I rinsed the floor several times before leaving it for a few days to dry before sealing. On my return visit, the floor was dry enough to commence sealing. It was important that the floor was dry and any excess moisture had evaporated because it has the potential to compromise the sealer as it cures leading to unexpected results. My sealer of choice was Tile Doctor Seal & Go, a sealer which is suitable for use on internal unsealed, porous surfaces including textured Quarry, Slate, Victorian tile and several others. I carefully applied several coats allowing each coat to dry before applying the next to provide a subtle low-sheen finish that will help protect the surface from stains in the future. The results were excellent, especially considering that the floor had evidently not been treated to a proper clean for many years.

I was contacted by a professional couple who were despairing over the state of their Victorian tiled hallway floor which was dull and uninviting. The property was in Newport which is on the south east side of Wales around twelve miles east of the bustling city of Cardiff. I went over to visit the property which was a beautiful Victorian period terrace house nestled amongst other properties of a similar age properties. The couple wanted their Victorian hallway floor to be brought back to life, so I demonstrated the cleaning process I intended to use on a small part of the floor. Immediately it had the desired effect and the floor looked much cleaner. I could see that there were no structural issues with the floor and the test clean proved it was just ingrained dirt that was the problem. The clients were happy with the result of the demonstration and subsequent quote, so we arranged a suitable date to come back and complete the work. When I arrived, I started by protecting the skirting boards with tape and then set about giving the Victorian tiles a deep clean. I applied a combination of Tile Doctor Pro-Clean and Remove and Go leaving it to dwell for a short time to allow the products to soak into the pores of the tiles and start breaking down the ingrained dirt. After about ten minutes I scrubbed the floor with black scrubbing pad attached to a rotary floor buffer which released the years of grime and dirt. The floor was then rinsed with water and the soil removed using a wet vacuum. I repeated the process to ensure the floor was as clean as possible. A further inspection of the Victorian tiles revealed a few stubborn marks which were dealt with using handheld diamond burnishing blocks. These are also handy for getting into the corners of the floor which were difficult to reach with the rotary machine. The floor was then left overnight to dry out. The following day I returned, and I checked the floor was dry using a moisture meter to ensure it was dry. Once I was happy, I started to seal the floor with Tile Doctor Seal & Go which is a water-based sealer that works well on Victorian tiles. Several coats were applied building up layers to produce a stunning satin finish. Once I had finished the floor was looking so much cleaner and brighter and the addition of the sealer will protect the floor from dirt and keep it looking good for some time to come. My clients were over the moon with the floor! For aftercare I recommend Tile Doctor Neutral Tile Cleaner, which unlike the stronger products you find in supermarkets is ideal for cleaning sealed floors and will ensure the sealer stays in good condition. This Victorian tiled hallway floor at a property in Twickenham was in great physical condition considering its age but just hadn’t been cleaned or sealed in quite a few years. Over the years the protective sealer has worn away and dirt tracked in from outside had sunk deep into the pores of the tile. The floor looked dull, and my customer was finding it hard to clean and maintain effectively. To remove the ground in dirt from within the pores of the tile I needed to apply a strong cleaning product that would breakdown the dirt and deal with any remaining sealer left on the floor. Usually, I find the sealer down the center of the hallway is worn away with use, but you still find traces towards the wall. To do the renovation effectively I would need to remove all the sealer during cleaning otherwise you risk an uneven appearance. The best sealer stripper and cleaner for the job is a product called Tile Doctor Remove and Go so I mopped a strong dilution onto the floor and then left it to soak in for around fifteen minutes. To get the best from this product it’s advised to give it a long dwell time thereby allowing it to break down old sealer and dissolve the dirt and contaminants. The floor was then scrubbed with a rotary floor machine to work the product into the pores of the tile and release the trapped dirt. After the first pass the floor was rinsed with a little water and the soil extracted using a machine. After inspecting the floor some areas were re-treated using the same process to ensure all the sealer and dirt had been removed. After a final inspection I left the tiles to dry off overnight. The following day I returned and started by taking moisture readings from different parts of the floor. Its not a good idea to apply a sealer to a damp tile and damp areas should be dried out with a heat gun first. My client was keen to have a classic shiny appearance, so I chose Tile Doctor Seal and Go to add protection to the tiles. The sealer will prevent dirt becoming ingrained in the tile and protect the floor from staining caused by spillages whilst making it very easy for our customer to maintain in the future. As you can see from the pictures, it also gives a nice sheen finish to add lustre to the floor as requested by my customer. Before leaving we had a quick chat about maintaining the floor and a warning about the use of strong floor cleaning products which can be over strong and prematurely strip the sealer away over time. For this floor I recommend Tile Doctor Neutral cleaner which is an effective cleaner but as its name suggests is pH neutral and mild enough not to harm the sealer. I was recently engaged to refresh the Limestone tiled floor at a house in St. John’s Wood, which is a very affluent area and apparently has the 5th most expensive postcode in London so as you can imagine this was a very expensive floor. The client had requested an improvement condition of the Limestone tiles in the living room and a thorough clean, polishing and seal was required. Over time, the floor in this busy living room – which was also used as a play area for young children – had become dirty and certainly worse for wear with all the use it had been getting. So, I set about my work to get this floor back to looking its best. Cleaning and burnishing a Limestone floor My initial task before beginning the cleaning process was to remove any furniture (as well as toys) from the room so I would have a clear area to work in. I then applied a layer of Tile Doctor Pro-Clean cleaner, diluted with water, to the floor. Pro-Clean is also suitable for use on other natural stone floors such as Slate, Granite and Travertine. After leaving the solution to dwell for a period of a few minutes, I began to scrub the floor with a stiff hand brush. Whilst helping to remove a lot of the built up dirt on the surface of the tiles, the product also stripped off the old sealer and polish. Following this, I paid special attention to the dirty grout lines, cleaning them with Tile Doctor Oxy-Pro, a powerful, high-alkaline cleaner. After completing the cleaning, I rinsed the floor with clean water to remove any excess cleaning products. I then began to burnish the floor using Tile Doctor Diamond encrusted burnishing pads. This was done in four steps, as I used four different pads (coarse, medium, fine and very fine) rinsing the floor with water between each pad. I would recommend using this setup of four pads for restoring the appearance of polished stone floors; you starting with a coarse pad and the gradually work your way up to the very fine pad achieving a high polish finish in the process. I finished of the process with a quick rinse and a buffing pad to give the floor a final polish before I commenced the sealing. Sealing a Limestone floor My choice of sealer was Tile Doctor Colour Grow, which is specifically designed to not only provide durable surface protection, but also to intensify the colour of the tiles. The sealer penetrates deep into the pores of the stone, providing water resistance and long-term protection from ingrained dirt and stains. As you can see from the photos, the sealer really helped to accentuate the fantastic natural colours in the Limestone. My client was very pleased with the final result, and was amazed by how quickly I had been able to improve the state of her floor which, with a colourful and shiny finish, has really brightened up the living room.

I was recently at a property in the North Yorkshire town of Harrogate, undertaking what I initially thought would be the cleaning and polishing of a Cream Limestone tiled kitchen. However, as I began the cleaning process I quickly discovered that under the dirty grout lines someone had taken a lot of effort to paint with a small brush directly onto the grout using varnish! In a normal situation, I would have covered the whole floor with Tile Doctor Remove & Go to solve the problem, however compared to, say, adhesive or paint staining, varnish is very difficult to remove. So instead I opted for the long, yet necessary process of cleaning the grout manually with several thin wire brushes. Over the course of two days I managed to remove approximately 90% of the stubborn varnish – and could finally move onto cleaning and polishing the Limestone as originally planned. The polish had been lost from the Limestone kitchen tiles over time, so I set about restoring it using a type of polishing known as burnishing. This involves the application of diamond encrusted pads of varying grit to the floor to gradually buff the stone and achieve an aesthetic and durable shine. Burnishing is most commonly used on high-end stone such as Marble, Travertine and, of course, Limestone. At Tile Doctor, our burnishing system comprises four burnishing pads, ranging from a Coarse grit to a Very Fine grit. After applying the first three pads (Coarse, Medium and Fine), I gave the tiles a further clean with Tile a Doctor Pro Clean, which is our alkaline cleaner, to remove any residue from the burnishing process. I then rinsed the floor with clean water and soaked up the residue with a wet vacuum, before leaving it to dry. The floor was then polished to a satin finish using the fourth and final Extra Fine burnishing pad. I sealed it using a couple of coats of Tile Doctor Ultra-Seal, an impregnating sealer designed to provide maximum protection against dirt and stains. The combination of burnishing and sealing always makes a huge difference to Limestone tiles. Here, the finished result was almost like a new floor!
