When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. Our plan was to create an addition on the north and east side of the house to increase the kitchen footprint, add a family room, mudroom, powder room and first floor laundry. We also added a new second floor addition with three bedrooms and two full bathrooms over the existing living room and kitchen addition below. We built a large two car garage attached by the new mudroom. In order to maximize the footprint and add a modern element to the design, the garage was designed parallel to the property line. We created a large front porch where they could gather and hangout with their neighbors, which was important to them.

This six-bedroom home — all with en-suite bathrooms — is a brand new home on one of Lincoln Park's most desirable streets. The neo-Georgian, brick and limestone façade features well-crafted detailing both inside and out. The lower recreation level is expansive, with 9-foot ceilings throughout. The first floor houses elegant living and dining areas, as well as a large kitchen with attached great room, and the second floor holds an expansive master suite with a spa bath and vast walk-in closets. A grand, elliptical staircase ascends throughout the home, concluding in a sunlit penthouse providing access to an expansive roof deck and sweeping views of the city.. Nathan Kirkman

In our world of kitchen design, it’s lovely to see all the varieties of styles come to life. From traditional to modern, and everything in between, we love to design a broad spectrum. Here, we present a two-tone modern kitchen that has used materials in a fresh and eye-catching way. With a mix of finishes, it blends perfectly together to create a space that flows and is the pulsating heart of the home. With the main cooking island and gorgeous prep wall, the cook has plenty of space to work. The second island is perfect for seating – the three materials interacting seamlessly, we have the main white material covering the cabinets, a short grey table for the kids, and a taller walnut top for adults to sit and stand while sipping some wine! I mean, who wouldn’t want to spend time in this kitchen?! Cabinetry With a tuxedo trend look, we used Cabico Elmwood New Haven door style, walnut vertical grain in a natural matte finish. The white cabinets over the sink are the Ventura MDF door in a White Diamond Gloss finish. Countertops The white counters on the perimeter and on both islands are from Caesarstone in a Frosty Carrina finish, and the added bar on the second countertop is a custom walnut top (made by the homeowner!) with a shorter seated table made from Caesarstone’s Raw Concrete. Backsplash The stone is from Marble Systems from the Mod Glam Collection, Blocks – Glacier honed, in Snow White polished finish, and added Brass. Fixtures A Blanco Precis Silgranit Cascade Super Single Bowl Kitchen Sink in White works perfect with the counters. A Waterstone transitional pulldown faucet in New Bronze is complemented by matching water dispenser, soap dispenser, and air switch. The cabinet hardware is from Emtek – their Trinity pulls in brass. Appliances The cooktop, oven, steam oven and dishwasher are all from Miele. The dishwashers are paneled with cabinetry material (left/right of the sink) and integrate seamlessly Refrigerator and Freezer columns are from SubZero and we kept the stainless look to break up the walnut some. The microwave is a counter sitting Panasonic with a custom wood trim (made by Cabico) and the vent hood is from Zephyr.

DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. Referencing the wife and 3 daughters for which the house was named, four distinct but cohesive design criteria were considered for the 2016 renovation of the circa 1890, three story masonry rowhouse: 1. To keep the significant original elements – such as the grand stair and Lincrusta wainscoting. 2. To repurpose original elements such as the former kitchen pocket doors fitted to their new location on the second floor with custom track. 3. To improve original elements - such as the new "sky deck" with its bright green steel frame, a new kitchen and modern baths. 4. The Jackson II Expanded adds 353sf of living space to the Jackson II floor plan. This spacious four bedroom home has a downstairs study/guest suite with walk-in closet, which can be configured with a full bath and a bay window option. A mudroom with storage closet opens from the garage, creating a separate entry to the guest suite. A large pantry is added to the kitchen area in the Expanded version of the plan. Space is also added to the family room and dining room in this plan, and the dining room has a trey ceiling. The relocated utility room offers the convenience of second floor laundry and a folding counter. Bedrooms two and three share a private hallway access to the hall bath, which is designed for shared use. The primary bedroom suite features a large bedroom, a reconfigured bath with dual vanity, and a room-sized closet. A garden tub and separate shower are included, and additional luxury bath options are also offered on this plan. Like the original Jackson II plan, the two story foyer has a railed overlook above, and encompasses a feature window over the landing. The family room and breakfast area overlook the rear yard, and the centrally located kitchen is open to all main living areas of the home, for good traffic flow and entertaining. Nine foot ceilings throughout the first floor are included. Exterior plan details include a metal-roofed front porch, shake siding accents, and true radius head windows.

This smart kitchen renovation in Silver Spring, Maryland, involved removing three walls and a centrally located powder room and a closet. The powder room was relocated into the original closet area, and the patio door moved nearby. The main window was enlarged to create an anchor and focal point for the new kitchen as well as to enhance the view onto the lovely backyard. An angled island keeps the room feeling spacious and open, and a corner pantry was designed so as not to lose precious storage space.

Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above.
