Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage. The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. This smart kitchen renovation in Silver Spring, Maryland, involved removing three walls and a centrally located powder room and a closet. The powder room was relocated into the original closet area, and the patio door moved nearby. The main window was enlarged to create an anchor and focal point for the new kitchen as well as to enhance the view onto the lovely backyard. An angled island keeps the room feeling spacious and open, and a corner pantry was designed so as not to lose precious storage space.

In our world of kitchen design, it’s lovely to see all the varieties of styles come to life. From traditional to modern, and everything in between, we love to design a broad spectrum. Here, we present a two-tone modern kitchen that has used materials in a fresh and eye-catching way. With a mix of finishes, it blends perfectly together to create a space that flows and is the pulsating heart of the home. With the main cooking island and gorgeous prep wall, the cook has plenty of space to work. The second island is perfect for seating – the three materials interacting seamlessly, we have the main white material covering the cabinets, a short grey table for the kids, and a taller walnut top for adults to sit and stand while sipping some wine! I mean, who wouldn’t want to spend time in this kitchen?! Cabinetry With a tuxedo trend look, we used Cabico Elmwood New Haven door style, walnut vertical grain in a natural matte finish. The white cabinets over the sink are the Ventura MDF door in a White Diamond Gloss finish. Countertops The white counters on the perimeter and on both islands are from Caesarstone in a Frosty Carrina finish, and the added bar on the second countertop is a custom walnut top (made by the homeowner!) with a shorter seated table made from Caesarstone’s Raw Concrete. Backsplash The stone is from Marble Systems from the Mod Glam Collection, Blocks – Glacier honed, in Snow White polished finish, and added Brass. Fixtures A Blanco Precis Silgranit Cascade Super Single Bowl Kitchen Sink in White works perfect with the counters. A Waterstone transitional pulldown faucet in New Bronze is complemented by matching water dispenser, soap dispenser, and air switch. The cabinet hardware is from Emtek – their Trinity pulls in brass. Appliances The cooktop, oven, steam oven and dishwasher are all from Miele. The dishwashers are paneled with cabinetry material (left/right of the sink) and integrate seamlessly Refrigerator and Freezer columns are from SubZero and we kept the stainless look to break up the walnut some. The microwave is a counter sitting Panasonic with a custom wood trim (made by Cabico) and the vent hood is from Zephyr.

Nestled within Lucarno – a village neighborhood inspired by the charm and classic style of Europe’s Mediterranean region – the four-bedroom, single-family villa has won numerous awards for its design. Fully furnished by Romanza Interior Design, the Capriano’s 4,402-square-foot open floor plan features a great room with linear fireplace, adjoining wine bar and library with pocket sliding glass doors that open to an outdoor living and kitchen area. A trio of arches frame views of a custom pool and spa, a lake and Mediterra’s Parterre Gardens. The master suite features a bathroom with glass partitions that offer views of a private garden from the freestanding tub. An open staircase with decorative railing ends at a wet bar positioned to serve a second-floor lounge and guest suite with balcony, while a sun deck offers a bird’s eye view of the lake and gardens.

Cape Cod; Dennis, MA The central feature is the kitchen island with its dark, contrasting countertop and traditional turned legs, providing a classic farmhouse aesthetic. Paired with the island are three natural-wood bar stools with woven cane seats, which add warmth and texture to the room. The stools are perfectly positioned for casual dining or conversation. The kitchen's cabinetry is a clean, classic off white shaker style that extends to the refrigerator and a built-in wine cooler, creating a seamless and integrated look. The ceiling design varies, with one section featuring traditional beadboard paneling, a common coastal design element, adding depth and visual interest. Two polished metal pendant lights hang over the island, providing focused task lighting and a touch of modern sophistication. Natural light pours into the space from a large window above the sink, which is flanked by simple white countertops and a backsplash. A vase of fresh green flowers on the island and a wine bottle hint at the room's use for entertaining and everyday living. The warm, wood floors complete the space, tying the natural elements together and grounding the bright, off white design.

Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. As you step inside, an open floor plan incorporates the grand living room, dining room and kitchen all together as one open space. A wood-burning fireplace, large kitchen island, powder room and the guest suite with its private bath, are just some of the features that make the main floor both comfortable and practical for family living. The master suite includes a beautiful glass enclosed shower, a free-standing tub, and expansive walk-in closet. As you transition up the spacious u-shaped staircase, the second floor reveals a sitting area and two additional bedrooms along with two full baths. This modern lake house is located in the foothills of the Blue Ridge Mountains. The residence overlooks a mountain lake with expansive mountain views beyond. The design ties the home to its surroundings and enhances the ability to experience both home and nature together. The entry level serves as the primary living space and is situated into three groupings; the Great Room, the Guest Suite and the Master Suite. A glass connector links the Master Suite, providing privacy and the opportunity for terrace and garden areas. Won a 2013 AIANC Design Award. Featured in the Austrian magazine, More Than Design. The overall impact of this kitchen space is the defining element in the overall scheme for the project. We were able to flip around a stone fireplace to become a dominant focal point in the interior space. We created a central axis from front to rear by the addition of the massive window wall leading to the outdoor entertaining area. Clearly the woodwork and the attention to every detail are evident in the final product. This unique kitchen is the focal point of 2 complimentary buildings which have been connected to form a beautiful master suite on one side and a lively family room and dining room on the other. This central open kitchen is the focal point for this sensitive and creative renovation. Custom walnut cabinets and built-ins and Danby marble countertops blend perfectly with the carefully re-pointed stone walls of the original walls of the existing buildings.

Harbor View is a modern-day interpretation of the shingled vacation houses of its seaside community. The gambrel roof, horizontal, ground-hugging emphasis, and feeling of simplicity, are all part of the character of the place. While fitting in with local traditions, Harbor View is meant for modern living. The kitchen is a central gathering spot, open to the main combined living/dining room and to the waterside porch. One easily moves between indoors and outdoors. The house is designed for an active family, a couple with three grown children and a growing number of grandchildren. It is zoned so that the whole family can be there together but retain privacy. Living, dining, kitchen, library, and porch occupy the center of the main floor. One-story wings on each side house two bedrooms and bathrooms apiece, and two more bedrooms and bathrooms and a study occupy the second floor of the central block. The house is mostly one room deep, allowing cross breezes and light from both sides. The porch, a third of which is screened, is a main dining and living space, with a stone fireplace offering a cozy place to gather on summer evenings. A barn with a loft provides storage for a car or boat off-season and serves as a big space for projects or parties in summer.

Working from the existing home’s deficits, we designed a bright and classic home well-suited to today’s living. Instead of a dark tunnel-like entry, we have a skylight custom curving stair that no one can believe is not original. Instead of a maze of rooms to reach the gorgeous park-like backyard, we have a clear central axis, allowing a sightline right through from the top of the stairs. Instead of three bedrooms scattered all over the house, we have zoned them to the second floor, each well-proportioned with a true master suite. Painted wood paneling, face-frame cabinets, box-beam beilings and Calacatta counters express the classic grandeur of the home.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.
