Context Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient. They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible. Response The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy. Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation. The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view. A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures. This challenge became an opportunity to create a residence that better suited the family’s needs — with three bedrooms on the second floor and a ground floor in-law suite. Drawing references from the previous Eichler-inspired house, the new iteration features glass walls and expressed structure that recalls a midcentury design that is entirely modern. The great room opens onto the garden, where a raised terrace provides outdoor living space. Wraparound planters and tiered stairs ease the transition between levels, allowing the home to blend seamlessly into the neighborhood.

We love it when a home becomes a family compound with wonderful history. That is exactly what this home on Mullet Lake is. The original cottage was built by our client’s father and enjoyed by the family for years. It finally came to the point that there was simply not enough room and it lacked some of the efficiencies and luxuries enjoyed in permanent residences. The cottage is utilized by several families and space was needed to allow for summer and holiday enjoyment. The focus was on creating additional space on the second level, increasing views of the lake, moving interior spaces and the need to increase the ceiling heights on the main level. All these changes led for the need to start over or at least keep what we could and add to it. The home had an excellent foundation, in more ways than one, so we started from there. It was important to our client to create a northern Michigan cottage using low maintenance exterior finishes. The interior look and feel moved to more timber beam with pine paneling to keep the warmth and appeal of our area. The home features 2 master suites, one on the main level and one on the 2nd level with a balcony. There are 4 additional bedrooms with one also serving as an office. The bunkroom provides plenty of sleeping space for the grandchildren. The great room has vaulted ceilings, plenty of seating and a stone fireplace with vast windows toward the lake. The kitchen and dining are open to each other and enjoy the view. The beach entry provides access to storage, the 3/4 bath, and laundry. The sunroom off the dining area is a great extension of the home with 180 degrees of view. This allows a wonderful morning escape to enjoy your coffee. The covered timber entry porch provides a direct view of the lake upon entering the home. The garage also features a timber bracketed shed roof system which adds wonderful detail to garage doors. The home’s footprint was extended in a few areas to allow for the interior spaces to work with the needs of the family. Plenty of living spaces for all to enjoy as well as bedrooms to rest their heads after a busy day on the lake. This will be enjoyed by generations to come.

This was a full renovation of main and basement levels, with an added upper level. Built with multi-generational living in mind, the downstairs includes everything for a second living space - bedroom, bathroom, laundry, and living room and is ADA compliant with it's own entry point. This is the lakeside of a home that combines modern lake house design with a number of sustainable best practices to create a stunning and amazingly comfortable low carbon home. To maximize the view out to the lake, a very large segemented window wall was designed that integrated the structure directly into the window mulls to minimize visual obstructions. Skylights on remotes are set above the great room to encourage natural ventilation. Except for the bedrooms and bathrooms, the rooms are all open to one another, again for natural ventilation. The energy concept for the home was to be all electric to reduce fracked natural gas usage. Natural gas is only used as a starter for the high efficiency, sealed combustion, outside combustion air fireplace and for a back up generator. The 9.8 kW PV 35 Panel array provides 32% of the homes energy usage, with the remaining electricity coming from 100% renewable energy credits from the grid.
