A large round window compliments an open reading area at the top of the stairs and allows afternoon natural light to wash down the main staircase. The bathroom renovations included 2 sinks, a new tub, toilet and large transom window allowing the morning sun to fill the space with natural light. The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

This project involved converting a partially finished basement into an ultimate media room with an English pub. The family is big on entertaining and enjoys watching movies and college football. It was important to combine the media area with the pub to create options for guests within the same space. Although the home has a full sized basement the staircase was centrally located, which made it difficult for special configuration. As a result, we were able to work with the existing plan be designing a media area large enough for a sectional sofa and additional seating with the English pub at the far end of the room. The home owner had a projection screen on a bare wall with the electrical components stacked on boxes. The new plan involved installing new cabinets to accommodate components and surround the screen to give it a built-in finish. Open shelving also allows the homeowner to feature some of their collectible sports memorabilia. As if the 130 inch projection screen wasn’t large enough, the surround sound system makes you feel like you are part of the action. It is as close to the I MAX viewing experience as you are going to get in a home. Sound-deadening insulation was installed in the ceiling and walls to prevent noise from penetrating the second floor. The design of the pub was inspired by the home owner’s favorite local pub, Brazenhead. The bar countertop with lift-top entrance was custom built by our carpenters to simulate aged wood. The finish looks rough, but it is smooth enough to wipe down easily. The top encloses the bar and provides seating for guests. A TV at the bar allows guest to follow along with the game on the big screen or tune into another game. The game table provides even another option for entertainment in the media room. Stacked stone with thick mortar joints was installed on the face of the bar and to an opposite wall containing the entrance to a wine room. Hand scrapped hardwood floors were installed in the pub portion of the media room to provide yet another touch to “Brazenhead” their own pub. The wet bar is under a soffit area that continues into the media area due to existing duct work. We wanted to creatively find a way to separate the two spaces. Adding trim on the ceiling and front of soffit at the bar defined the area and made a great transition from the drywall soffit to the wet bar. A tin ceiling was installed which added to the ambience of the pub wet bar and further aided in defining the soffit as an intentional part of the design. Custom built wainscoting borders the perimeter of the media room. The end result allows the client to comfortably entertain in a space designed just for them.

The option to downsize was not an option for the empty nesters who have lived in this home for over twenty-five years. Situated in TMR, the sprawling home has been the venue for many social events, dinner parties and family celebrations. With grown children living abroad, and grand children on the way, it was important that the new kitchen be highly functional and conducive to hosting informal, yet large family gatherings. The kitchen had been relocated to the garage in the late eighties during a large renovation and was looking tired. Eight foot concrete ceilings meant the new materials and design had to create the illusion of height and light. White lacquered doors and integrated fridge panels extend to the ceiling and cast a bright reflection into the room. The teak dining table and chairs were the only elements to preserve from the old kitchen, and influenced the direction of materials to be incorporated into the new design. The island and selected lower cabinetry are made of butternut and oiled in a matte finish that relates to the teak dining set. Oversized tiles on the heated floors resemble soft concrete. The mandate for the second floor included the overhaul of the master ensuite, to create his and hers closets, and a library. Walls were relocated and the floor plan reconfigured to create a luxurious ensuite of dramatic proportions. A walk-in shower, partitioned toilet area, and 18’ vanity are among many details that add visual interest and comfort. Minimal white oak panels wrap around from the bedroom into the ensuite, and integrate two full-height pocket doors in the same material.

The homeowners purchased a 1956 brick home with the goal of an addition and renovation to modernize make it work better for their family. The existing maze-like first floor had three bedrooms, a kitchen, living room and bathroom. The homeowners opted for a full reconfiguration of the first floor as the family living area and to add square footage with a full second story addition for the bedrooms. The one story house was out of scale and character for the neighborhood that featured mostly two-story homes. The clients and designer also felt that a second story would offer a simpler, more straightforward circulation pattern for family connectivity. Our designer’s main challenge in adding a second story was to make it look like it was always part of the house. Creating a flow and selecting materials added to the challenge. Our designer's solution was a Craftsman-style house where the roof creates a second story and covers the full footprint of the first floor, making it look original to the house. Adding two gable dormers in the front and a shed dormer gives the interior space enough ceiling height. Windows. We replaced all the windows with a 6 over 1 grid pattern for the windows that evokes the Craftsman style. Doors. The new dark front door and sidelight allow for natural light and have a simple glass pattern that also contributes to the Craftsman style. Front Porch. A new porch spans the width of the house. The continuation of the house’s roof provides the cover for the front porch. We used low-maintenance Trex decking and railing. Exterior. To create shingle-looking exterior we used composite Cedar Impressions shakes, which are low maintenance. We also used composite trim and brackets.

Painted in a rustic white finish, the orange pine walls of the cabin were painted by the homeowners own hand using a sock and rubbing paint with a light hand so that the knots would show clearly to achieve the look of a lime-washed wall. The antique French Iron bed was located on line and brought in from California. The peeling paint shows the layers of age with French blue, white and rust tones peeking through. This European kitchen has several different areas and functions. Each area has its own specific details but are tied together with distinctive farmhouse feel, created by combining medium wood and white cabinetry, different styles of cabinetry, mixed metals, warm, earth toned tile floors, blue granite countertops and a subtle blue and white backsplash. The hand-hammered copper counter on the peninsula ties in with the hammered copper farmhouse sink. The blue azul granite countertops have a deep layer of texture and beautifully play off the blue and white Italian tile backsplash and accent wall. The high gloss black hood was custom-made and has chrome banding. The French Lacanche stove has soft gold controls. This kitchen also has radiant heat under its earth toned limestone floors. A special feature of this kitchen is the wood burning stove. Part of the original 1904 house, we repainted it and set it on a platform. We made the platform a cohesive part of the space defining wall by using a herringbone pattern trim, fluted porcelain tile and crown moulding with roping. The office area’s built in desk and cabinets provide a convenient work and storage space. Topping the room off is a coffered ceiling. In this classic English Tudor home located in Penn Valley, PA, we renovated the kitchen, mudroom, deck, patio, and the exterior walkways and driveway. The European kitchen features high end finishes and appliances, and heated floors for year-round comfort! The outdoor areas are spacious and inviting. The open trellis over the hot tub provides just the right amount of shelter. These clients were referred to us by their architect, and we had a great time working with them to mix classic European styles in with contemporary, current spaces. Sunday, September 14, 2014 Is Your Interior Design Depressing You? By Joseph Pubillones (DailyHerald.com http://www.dailyherald.com/article/20140913/entlife/140919600) From time to time, someone will corner me and confess to me that they are depressed; they whisper that they believe their decorating is making them sick. They tell me that their interiors are not to their liking because of choices made by their spouse, their designer, or because of their own misguided attempts at decorating. Is it possible for their environment to make them feel sick? Yes (as I think about it), it is possible for design to alter moods. In the mid-1950s, Norbett Mintz, a researcher at Brandeis University, and his mentor, the renowned psychologist Abraham Maslow, decided to conduct research about the effects of "beauty" on behavior. Mintz had already conducted experiments about the effects of color on human behavior and concluded that color selection has a palpable effect on personal behavior. A room's design can have an impact on your mood. Mismatched colors or an overstuffed room can affect your ability to relax and feel comfortable. In their experiment about beauty, they designed three rooms. The first was "the ugly room", replete with clashing colors and patterns, disorganization and too much furniture for the size of the space. The second was "the average room", arranged with a monochromatic scheme, basic furniture pieces and subtly colored nondescript art. The third was "the beautiful room", decorated with quality case-goods, and fashionable fabrics and colors. Overwhelmingly, the test group rejected "the ugly room". "The average room" and "the beautiful room" were tied as the preferred room. When asked to describe the rooms, the test group was best able to describe "the beautiful room". As a designer, this is not news to me. There are rooms, especially those that I like, that I can describe with remarkable detail. Although our notion of what is beautiful varies from person to person, it can be said that beautiful design is more memorable. We can deduce that each person prefers the beautiful. From the time we are born, there are foods that are preferred -- some love sweets; others prefer more savory flavors. Over time, our taste buds evolve, and what was once a favorite food can become insipid or nauseating. The same is true for interior design. Over time, everyone develops preferences about what makes us feel comfortable and at home. When I hear that someone's home is depressing, I am concerned. I suggest immediate action to change what is most bothersome. If it is wall color: a painting party is overdue. If it is furniture: I ask them to consider new upholstery; a new furniture arrangement; or substituting new pieces for those that offend. And for those too timid or dismayed to tackle their problems head-on and alone, I suggest hiring a professional interior designer. This project involved converting a partially finished basement into an ultimate media room with an English pub. The family is big on entertaining and enjoys watching movies and college football. It was important to combine the media area with the pub to create options for guests within the same space. Although the home has a full sized basement the staircase was centrally located, which made it difficult for special configuration. As a result, we were able to work with the existing plan be designing a media area large enough for a sectional sofa and additional seating with the English pub at the far end of the room. The home owner had a projection screen on a bare wall with the electrical components stacked on boxes. The new plan involved installing new cabinets to accommodate components and surround the screen to give it a built-in finish. Open shelving also allows the homeowner to feature some of their collectible sports memorabilia. As if the 130 inch projection screen wasn’t large enough, the surround sound system makes you feel like you are part of the action. It is as close to the I MAX viewing experience as you are going to get in a home. Sound-deadening insulation was installed in the ceiling and walls to prevent noise from penetrating the second floor. The design of the pub was inspired by the home owner’s favorite local pub, Brazenhead. The bar countertop with lift-top entrance was custom built by our carpenters to simulate aged wood. The finish looks rough, but it is smooth enough to wipe down easily. The top encloses the bar and provides seating for guests. A TV at the bar allows guest to follow along with the game on the big screen or tune into another game. The game table provides even another option for entertainment in the media room. Stacked stone with thick mortar joints was installed on the face of the bar and to an opposite wall containing the entrance to a wine room. Hand scrapped hardwood floors were installed in the pub portion of the media room to provide yet another touch to “Brazenhead” their own pub. The wet bar is under a soffit area that continues into the media area due to existing duct work. We wanted to creatively find a way to separate the two spaces. Adding trim on the ceiling and front of soffit at the bar defined the area and made a great transition from the drywall soffit to the wet bar. A tin ceiling was installed which added to the ambience of the pub wet bar and further aided in defining the soffit as an intentional part of the design. Custom built wainscoting borders the perimeter of the media room. The end result allows the client to comfortably entertain in a space designed just for them.

The solid wood Mansfield platform bed is beautifully handcrafted in Vermont with meticulous attention to detail. The bed is available in solid walnut or solid cherry with a virtually invisible protective finish that shows the wood's rich natural colors and wood grains. The wood is from North American and is responsibly harvested. The Mansfield is one of the most space efficient beds and has a beautifully simple lines.

A small Minneapolis rambler was given a complete facelift and a second story addition. The home features a small front porch and two tone gray exterior paint colors. White trim and white pillars set off the look.
