We chose to refresh this basement's small entrance with a new Andersen Door. We brought functionality, natural light, and additional security by making a selection from Andersen's E-series line. The final addition of Emtek's Richmond Entryset in French Antique finishes this customized door.

This basketball court was installed in Syosset Long Island NY by Gappsi. Starting with the location to best fit the 30 x 60 court and the swimming pool area within the already landscaped yard. The construction of the base for the court consists of 6 inches of recycled concrete base and 2 inches of compacted asphalt. It was then sealed, with a 6 x 9 masonry border around the edges. A full size adjustable hoop was also installed. Mateflex tiles modular outdoor flooring tiles were installed over the asphalt, stretched, and then secured all around the perimeter to create an expandable and contracting court floor. A combination of blue and gray colors are selected for the tiles with white striping to outline the Basketball and the pickle ball court., a complete key, a 3-point line, and a capital "S" is printed in the center of the court that stands for the owner's last name. Volleyball/pickle ball lines are also marked on the tile and the adjustable net was installed in the middle of the court.
The court was installed in a section of the backyard that was not utilized by the homeowner for any other use. The basketball court fit perfectly and turned this area into a very active sports area for the whole family to enjoy. The Mateflex tiles are the best in the industry. They are manufactured in 12 x 12 inch tiles that are then divided into 16 individual 3 x 3 sections attached to each other with an expansion joint system allowing the court to flex and prevent the tiles from warping in hot and cold weather situation. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms.
In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space.
Once the overall design was resolved, the owners elected to complete the work in phases over several years. Phase 1 included renovating the powder room, guest bathroom, and primary bathroom, and refreshing the screen porch. See the reconceived modern bathrooms here on the KHS website. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Phase III involved installing the rest of the new windows and completing the comprehensive new exterior cladding and palette to tie the earlier phases together. To cap it off, KHS worked with the owners to select new clean-lined furnishings for the living area in colors inspired by their coastal view.

This house had sat on the market vacant for several months and sold soon after we staged it.

Within the major layout change on the second floor, two much-needed storage closets were conveniently carved back to back; one accessible from the bathroom (crafted in a space behind the vanity wall, pictured above) and the other in the hallway at the top of the winding stairs. Because all ceiling beams were exposed, an access needed to be created to hide all the bathroom water and drain lines. Walking down two steps to enter the new bathroom became the avenue to meet the challenge of where to house the plumbing. Building up the floor and sandwiching all pipes between the floors was the best solution. The original pine floor boards were carefully lifted up and wisely set aside in the exact order they had been laid. Next, sheets of plywood were installed and the framework set up. The drain lines were run and the second layer of plywood fastened to the new framework. Once secured, the original pine boards were positioned back in place as their original order. One gentle step now eases you into this classic period bathroom with modern amenities, without a hint of the all the work involved to get it there.

I was able to secure fabric that we used in the clients old home to make new drapery panels for the windows and doors. We chose a contrast band design for the panels so we could use both fabrics. The drapery panels are blackout lined. The decorative traverse rods are mounted below the crown to completely darken the room when needed. The 3 rods cover 30' of space with pinch pleated drapery.
