This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood.
INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site.
EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot.
THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place.
HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde.
YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting.
ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements.
RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage.
OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.

This is the first certified Passive House in the Chicago area, built by Biltmore Insulated Concrete (thermal shell) and Evolutionary Home Builders (GC). TBDA acted as architect and Passive House consultant, performing the rigorous calculations in conjunction with the spatial, structural, mechanical, and esthetic design considerations. Cadmium Interiors selected interior finishes and furniture.
Passive Houses have inherently good indoor air quality due to the continuous ventilation and condensation-proof thermal shell, but we took this to the next level by becoming a pilot project for the Healthy Homes Initiative. All construction materials, finishes, paints, adhesives, caulks, etc., were selected to be non-toxic (i.e., no-added-formaldehyde cabinet construction), using Greenguard as a standard where possible.

The second floor 1920’s bath was ready for a remodel. With a cracked floor and inadequate subfloor, the bathroom rug was no longer a good “fix”. Keeping the age of the home in mind, white subway tile and a hexagon floor tile were installed. Beautiful fixtures were selected including a new American Standard sink console. Delta Leland series faucet, shower trim, and bath accessories were installed around the room. A beautiful Kohler recessed medicine cabinet was selected for its classic style and for additional storage. While the layout didn’t change, the space was completely transformed for a very classy and simple bath.

2013 NARI CAPITAL COTY, MERIT AWARD WINNER, GREEN REMODELING INTERIOR
This couple wanted to update their kitchen and first floor, using environmentally-friendly products in the process. Making it green, safe and contemporary were the goals of this renovation.
The new kitchen layout with the center island has made getting around this central kitchen more possible. Taller, custom cabinetry has improved the overall storage and accessibility. The open concept design makes the space the hub of the home.
Green, safe and contemporary features make this project the jewel of the neighborhood. These features include:
• Use of custom-made Douglas Fir slab cabinetry (engineered wood veneer from younger growth trees) with low shin finish (low VOC water based finish) and kilned dried select hardwood frames construction without use of any formaldehyde glues.
• Use of no VOC paint on entire interior and exterior.
• Manufacturing and installing 12” x 12 ft x ¾” solid birch hardwood floor for entire first floor. This was finished with Low-VOC water based finish.
• Reuse of some of the existing lumber and plywood in the same project was essential.
• Installing LED recess lighting and task lighting with Lurton Home system lighting management and controllable low voltage dimmers.
• Installing high efficiency with the highest rating of Energy Star appliances.
• Installing high grade closed cell insulation in walls and open space, caulking and sealing all open gaps.
• Install large double pane-low E, argon filled gas windows.
• Use of air tight insulated duct chases on all new ducts.
The homeowners, who are active members of wildlife preservations, are pleased with green and environmentally safe kitchen and entire first floor project.

The homeowners couldn’t be happier and are thoroughly enjoying their custom master bath.

La Quinta Inn & Suites by Wyndham – Custom Hotel Furniture Project | Roswell, Georgia
Sara Hospitality USA supplied and installed custom hospitality furniture and casegoods for the La Quinta Inn & Suites by Wyndham located in Roswell, Georgia. This project highlights our expertise in delivering high-quality hotel furniture solutions designed specifically for the operational needs of modern hospitality environments.
For this property, our team manufactured a range of brand-compliant hotel casegoods and guestroom furniture, including custom headboards, nightstands, work desks, TV panels, wardrobes, and storage units. Each furniture piece was designed to maximize space efficiency while maintaining a clean and contemporary look aligned with the La Quinta brand standards.
The bathrooms were equipped with durable vanity cabinets and functional surfaces, built to withstand high-traffic hotel usage while maintaining long-term durability and easy maintenance. The furniture materials and finishes were selected carefully to provide both performance and aesthetic appeal.
In addition to guestroom casegoods, Sara Hospitality USA also contributed to public area furniture and hospitality millwork elements, supporting the overall guest experience within the property. Choosing natural wood cabinets for the island with contrasting stark white cabinets for the perimeter of the kitchen is stunning! First, client came to showroom looking to make their kitchen more function. Being a log cabin and prior remodels made this a bit tricky from the previous owners. Next, we began working around support beams with the client. However, a solution from owner was derived to make the space more functional by bringing the wall out further. This allotted more space for the wall cabinets and made the space more appealing.
Cabinet selection and designing was next in process. Island selection is natural hickory cabinets with a liquid toffee glaze. Which added richness to the island bringing warmth into the kitchen. Tying in the woods from the ceiling and various walls. Additionally, the painted alder cabinets with a glaze along the perimeter brighten up the cozy kitchen. Finally, adding beautiful desert beach granite countertops tops off the project. This kitchen will be enjoyable for years to come.

The home owner of this two-story south Minneapolis house, built in 1937, decided it was time to make some changes. One of the main wishes of the homeowners was to transform their boxed in multiple room layout into an open floor plan that would accommodate the needs of their growing family. To do this, structurally a lot of changes had to be made. The wall between the kitchen and dining room was torn out and an island took its place, creating a touch down zone to help define the space. The original tiny front entry was eliminated so that you immediately walked into open floor plan. The ½ bath became completely gutted and then relocated as a ¾ bath to where the original breakfast nook was, thus allowing for more kitchen cabinet space and then opening up the space of the heavily used back entry.
The aesthetic goal of the project was to create a minimal, clean look. White Oak hardwood to match existing oak floors were installed throughout the kitchen, back entry, and dining room. In the Kitchen, the countertop selected was a White Silestone’s Quartz and the upper cabinets continued the color white for a flawless look. To balance and warm up the space, a cherry was selected for the base cabinets and then incorporated in the floating shelves to tie the design together.
The upgraded ¾ bathroom’s aesthetics were similar to the kitchen to keep the cohesiveness of the project. Floors were done in Adura Flex tile. The shower was completed with large tile formatted in a horizontal straight set to give it a simple lines. The shower incorporates a Kohler Choreograph Shower barre.
Overall, the homeowners were able to achieve their minimal open floor plan and in turn, they plan to work with Castle again for their future project of tackling their upstairs.

This uniquely designed home in Seattle, Washington recently underwent a dramatic transformation that provides both a fresh new aesthetic and improved functionality. Renovations on this home went above and beyond the typical “face-lift” of the home remodel project and created a modern, one-of-a-kind space perfectly designed to accommodate the growing family of the homeowners.
Along with creating a new aesthetic for the home, constructing a dwelling that was both energy efficient and ensured a high level of comfort were major goals of the project. To this end, the homeowners selected A5h Windows and Doors with triple-pane glazing which offers argon-filled, low-E coated glass and warm edge spacers within an all-aluminum frame. The hidden sash option was selected to provide a clean and modern aesthetic on the exterior facade. Concealed hinges allow for a continuous air seal, while premium stainless-steel handles offer a refined contemporary touch.
