LEED Certification Level: Platinum. Builder: R & S Engineering & Construction. The Cavanaugh Residence is a contemporary split level with a split personality. Totally designed from the ground up to minimize impact and maximize energy and water efficiency, its beautiful facade belies its hard-working, high-producing systems, earning it a LEED Platinum score of 116.5, and a HERS rating of minus 22. The 2774 square foot home produces over 100 per cent of its power with a 10.8 kw pv system, and captures 100 per cent of its freshwater needs from the curved metal roofs through an engineered collection and purification system, stored in an integrated concrete cistern. Constructed of locally made SIP panels on an infill waterfront lot, the home is oriented to maximize the production of the pv panels. Six inch SIP panels work together with a highly reflective, highly emmisive cool standing seam roof, icynene insulation in ceiling and floors, and carefully placed high efficiency windows and doors to create a tightly sealed environment. The 17-seer Trane heat pump variable speed compressors and TAM 7 air handlers, along with a whole house dehumidifier and fresh air intake provide a comfortable, clean indoor environment while using little energy. In the shoulder seasons, natural ventilation cools the home with fresh breezes drawn from lower windows in each room flowing through the curved ceilings to clerestory windows at the top of the house. Natural daylighting, with windows placed in corners and high clerestories, bounce the abundant natural light so that the owners use the interior LED lighting primarily at night. Windows were sited to frame views of the neighboring park and water, and capture the light, but represent a very low percentage of glazing to wall to conserve energy. Primarily native, xeriscaped turfless landscaping sips reclaimed water from its drip and bubbler irrigiation system, and requires little trimming or chemicals. Established trees, protected during construction, shade the home, FSC certified decks, and yard, providing a cool place to enjoy the outdoors at any time of the day, even in Florida's summer heat. Rainwater is diverted from the bay through the engineered collection and filtration system to an integrated concrete cistern hidden beneath the decks. Abundant Florida rainwater supplies 100 per cent of the home's needs, including drinking, bathing, and cleaning. Naturally soft, the highly filtered and UV purified water requires no chemical treatment or water softener. Coupled with minimal hardscape and permeable drive and walkways, almost all ground water remains on the lot, and out of storm sewers and bay runoffs. Designed as a forever home for this active retired couple, an open floor plan provides diagonal interior views along with great circulation space. Wide hallways and doors, curbless showers, an elevator, and extra blocking in the walls for grab rails insures the couple of being able to use their home even if physical disabilities arise. The home's footprint is minimized by building over the conditioned crawlspace and over-sized garage, and the finished floor height, at least two feet above flood code requirements, significantly reduces insurance costs while maximizing storage space for camping and water sports equipment. Materials, fixtures and appliances were carefully selected for energy and water efficiency, local production where possible, recycled content/recyclability, durability, and cost-effectiveness. The owners were very involved in vetting and materials selections, and assisted in just-in-time purchasing to minimize waste. Scrap materials were sorted daily for re-use elsewhere in the project (blocking, concrete forms, drywall scraps as acoustical insulation in interior walls, etc.), resulting in a tiny waste pile at the end of a dumpster-free project. Concrete waste was hauled to a local recycler to become road base, and extra useable materials were returned to the vendor or donated to Habitat Restore. Cost-effective choices, and careful planning, saved significant dollars in construction cost as well as landfill space. One of the biggest challenges was finding qualified subcontractors who would work within the guidelines. With the help of our LEED consultant and meetings and explanations, most subcontractors not only bought into the ideas readily, but offered up new ideas. Highly skilled and professional, the team of subs, LEED consultant, and contractor proved that LEED construction is excellent construction. The team, the owners, and I also found that LEED construction makes great economic sense. Most materials (other than increased insulation and photovoltaic panels) cost no more, and sometimes less, than those employed in construction of a lesser standard. The owners have been living in the home for a year now, and are thrilled with the results. No power bill. No water bill. Extremely low insurance bill. Minimal ground maintenance. No fabric softener. Reduced use of soap, detergents, and shampoos and cleaning supplies. Less time cleaning with spot-free rainwater. Careful planning and materials selection brought the project in under budget, and the home operates at an extremely low cost, both to the homeowners, and the environment. Who wouldn't be thrilled?

The client (a mother of four, running a busy household) wanted a real oasis for bathing and showering – an escape from reality. She and her husband are the type of people who actually use their tub so that was carefully selected from Victoria + Albert Baths. The existing structure of the original master bathroom included the high vaulted ceiling. Randy decided to add the reclaimed wood beams to give the room shape and bring in more of that farmhouse element. She selected a trough sink from Decolav as a contemporary twist on a horse trough. Even the porcelain floor, selected from Rye Ridge Tile, looks like wood that you would see in a barn. The countertop is Caesartstone’s Calacatta Nuvo honed. The overall palette is a contrasting mix of soothing neutrals and much darker browns and black. All fixtures are in a matte black finish, including the trim on the shower enclosure, providing a nod to the industrial side; the brushed brass lighting touches on the elegant side. Form and function became one when this custom steel wine cellar room was completed. This temperature-controlled wine cellar room, made by artisan welders, includes a custom steel interior door with insulated glass, and adjacent custom steel wall panels with insulated glass. Our customer’s wine cellar room crafted from steel and insulated glass is sealed at all edges and kept at the recommended temperature of 55 degrees. In order to efficiently store collectible wine pieces and your daily go-to selections, we encourage a temperature-controlled environment. Our goal was to provide a modern twist to an otherwise classic feature in a high-end home. This stand-alone wine cellar room crafted from steel was designed to be a focal point in our customer’s basement living area. The progression of wine cellar designs are showing that detached wine racking techniques are the new wave of innovation and style. The idea of creating a bold display for our customer’s wine collection was intriguing to us as designers, because we strive to be on the cutting edge of all things design and beauty. To accentuate the modern twist of the independent wine cabinet, we suggested a sleek and modern steel interior door and steel wall units. Our ultra-thin steel stiles and rails are the perfect fit to allow optimal viewing into our customer’s collection. With insulated glass and fully sealed edges, no heat can enter and no cool air can escape. The custom interior steel door unit blends seamlessly with the accompanying steel wall structures. This seamless design creates a beautifully controlled environment for wine with a sleek steel appearance. Using steel doors and steel walls was a mindful approach because the star of the show is the carefully selected bottles of wine. The idea was to juxtapose the wood shelves inside of the cabinet and create another element that stands out, while still allowing for optimal viewing…and obsessing.

Outdoor furniture from Restoration Hardware really made this Houston outdoor living space design project shine. “It really went well,” says Wayne Franks, owner of Outdoor Homescapes of Houston. “It's not a huge space, but moving the existing two columns about four feet and bringing the roof out only three feet made all the difference in the world.” “This particular client wanted a larger space to entertain,” says senior designer Lisha Maxey, who served as an outdoor furniture consultant while managing construction for the project. The original space, Lisha explains, had two oddly placed columns blocking a clear view of the beautiful pool area from inside the home. “We removed those columns and gave her three more feet of roof, which extended her living area while also giving her the view she wanted.” Since the client - a woman in her mid-50s with grown children who visit frequently - only wanted a small outdoor kitchen island with a 30-inch RCS grill Outdoor Homescapes closed up a French door that led from the master bedroom (which she never used) and created a new stucco wall for the kitchen. “I would definitely call the style of this space ‘transitional,” says Lisha. The client is a very eclectic world traveler and a collector of art, yet wanted her outdoor living space to feel like a warm, homey living room once we placed the furniture and décor. In the end, her finishes centered around rustic stone, detailed columns and furniture leaning towards the contemporary.” Much of the warmth in the space, she says, comes from the colors of the dry-stacked Sunset Canyon ledgestone. “It looks just like it sounds – like the sun setting in a deep canyon!” “The columns are unique – decorative and fluted,” adds Wayne. The client, who’d received five free hours of outdoor furniture consultation as part of an ongoing promotion, also wanted Lisha to help her select, buy and help place furnishings. “I believe that now - more than ever - consumers are looking for turn-key operations in any type of service industry - a ‘one-stop-shop,’ so to speak,” says Lisha. “It gives us a more personal touch with the client, as well as an edge in the industry in terms of selling our designs, as the client is reassured that we’ll work with them in every aspect to give them the outdoor living space of their dreams.” The client ended up choosing the Biscayne collection – including a chair that rocks and swivels - from Restoration Hardware. They also went with a lower, unique teak coffee table from the Belvedere collection. “We mixed wicker with teak for an equally soft and hard look and added pops of color to bring out the beautiful art collection inside,” says Lisha. “The neutral gray wicker, by the way, was the perfect match for the distressed teak coffee table and credenza. The grays of the Key West granite countertop also echoed this color palette.” For the fabric, Lisha helped keep it neutral with a Mocha linen and popped the color with royal blue throw pillows matching the area rug: “To make the space truly her own, we added some unique copper pots from her collection and a few items she's collected abroad.”

The existing structure of the original master bathroom included the high vaulted ceiling. Randy decided to add the reclaimed wood beams to give the room shape and bring in more of that farmhouse element. She selected a trough sink from Decolav as a contemporary twist on a horse trough. Even the porcelain floor, selected from Rye Ridge Tile, looks like wood that you would see in a barn. The countertop is Caesartstone’s Calacatta Nuvo honed. The overall palette is a contrasting mix of soothing neutrals and much darker browns and black. All fixtures are in a matte black finish, including the trim on the shower enclosure, providing a nod to the industrial side; the brushed brass lighting touches on the elegant side. The two walls with the chevron tile are really the feature of the room. The Vanity is Bilotta Collection Cabinetry in a 1” thick door in Rift Cut White Oak with Smokey Oak Stain.

Outdoor furniture from Restoration Hardware really made this Houston outdoor living space design project shine. “It really went well,” says Wayne Franks, owner of Outdoor Homescapes of Houston. “It's not a huge space, but moving the existing two columns about four feet and bringing the roof out only three feet made all the difference in the world.” “This particular client wanted a larger space to entertain,” says senior designer Lisha Maxey, who served as an outdoor furniture consultant while managing construction for the project. The original space, Lisha explains, had two oddly placed columns blocking a clear view of the beautiful pool area from inside the home. “We removed those columns and gave her three more feet of roof, which extended her living area while also giving her the view she wanted.” Since the client - a woman in her mid-50s with grown children who visit frequently - only wanted a small outdoor kitchen island with a 30-inch RCS grill Outdoor Homescapes closed up a French door that led from the master bedroom (which she never used) and created a new stucco wall for the kitchen. “I would definitely call the style of this space ‘transitional,” says Lisha. The client is a very eclectic world traveler and a collector of art, yet wanted her outdoor living space to feel like a warm, homey living room once we placed the furniture and décor. In the end, her finishes centered around rustic stone, detailed columns and furniture leaning towards the contemporary.” Much of the warmth in the space, she says, comes from the colors of the dry-stacked Sunset Canyon ledgestone. “It looks just like it sounds – like the sun setting in a deep canyon!” “The columns are unique – decorative and fluted,” adds Wayne. The client, who’d received five free hours of outdoor furniture consultation as part of an ongoing promotion, also wanted Lisha to help her select, buy and help place furnishings. “I believe that now - more than ever - consumers are looking for turn-key operations in any type of service industry - a ‘one-stop-shop,’ so to speak,” says Lisha. “It gives us a more personal touch with the client, as well as an edge in the industry in terms of selling our designs, as the client is reassured that we’ll work with them in every aspect to give them the outdoor living space of their dreams.” The client ended up choosing the Biscayne collection – including a chair that rocks and swivels - from Restoration Hardware. They also went with a lower, unique teak coffee table from the Belvedere collection. “We mixed wicker with teak for an equally soft and hard look and added pops of color to bring out the beautiful art collection inside,” says Lisha. “The neutral gray wicker, by the way, was the perfect match for the distressed teak coffee table and credenza. The grays of the Key West granite countertop also echoed this color palette.” For the fabric, Lisha helped keep it neutral with a Mocha linen and popped the color with royal blue throw pillows matching the area rug: “To make the space truly her own, we added some unique copper pots from her collection and a few items she's collected abroad.” Ready to let outdoor furniture transform your living space?
