As a manager of a building or property, you quickly learn the art of mediation. One minute you may be working with a vendor to keep the building’s operating system running efficient and smooth; the next moment you may be calming a tenant down after finding the change in the system disrupted his office’s workflow. Give and take; it’s the only way to make sure every day runs perfectly.
Overall, you have two goals to strive for in everything you do.
1. Keep the building running properly, upgrading systems as appropriate, and striving to do all you can on a pre-established budget.
2. Keep the building occupants happy, with as little disruption as possible.
While some changes are minor, barely registering on a building occupant’s mind, with HVAC challenges, that’s rarely the case. If a HVAC contractor is replacing an air handler, for instance, and disconnects one and moves to the next unit, it may cause major disruptions to sensitive areas of a building. And if the occupant wasn’t prepared for the disruption, you can have a mighty unhappy customer on your hand.
Anytime you are working on HVAC projects throughout your building, there are strategies you can put into place to keep things running smooth.
Communicate with occupants
Communication is key to any good relationship, and as a property manager, this rule is a great place to start. If you will be working with the HVAC equipment, block out the timeframe for work to be done, and understand the potential consequences of the process. Then communicate this process with every point of contact you have throughout the building. The more detail you can provide, the less surprises you’ll have throughout the process. You can also work with your building’s occupants before the process begins, finding out if there are better timeframes than others.
Establish a realistic schedule
As a property manager, its easy to provide your expectations for the HVAC project at hand, and request that the proposal be written in such a way that work is completed on your timeframe. Unfortunately, many contractors want your business and will agree to anything upfront in order to win the bid, knowing full well the work will take longer than specified. Instead of projecting your timeframes into the proposal process, ask for HVAC project bids to establish realistic schedules of how long the process will take, and what areas of your property will be most effected throughout the schedule. This will help you avoid crises between you and the contractor, and you and your tenants.
Plan for the whole system
If one small piece of your HVAC system is weak, its easy to fix that one small piece. But how will that impact your overall system? Will it cause weak spots in different parts of the building – maybe a corner office will have reduced air flow, and therefore be colder in the winter and warmer in the summer? When retrofitting new pieces with older existing systems, its easy to reduce the efficiency of your entire system. Before agreeing to certain repairs, make sure you understand how it will impact your entire system overall. An easy way of handling this problem is by working with the same HVAC contractor again and again, He will understand your system’s potential, and know when to make repairs, and when to replace.
Have points of contact available for immediate assistance
In many cases, problems arise because connections can’t be made. Can the HVAC contractor get a hold or you or another person that can make decisions at a moments notice if a problem arises? Do you have access to decision makers throughout the building that may be impacted by this change? Many projects have been put on hold simply because a person in authority can’t be found to give the go-ahead to move forward. If you have access to these people during the time of the project, you’ll be able to complete the project in record time.
Test
Finally, if you can test things in stages, or test when the potential for problems is the smallest, you reduce the chances of bigger emergency issues falling into your lap. Although the height won't be a major issue if the sofa is backed up against a wall, it is still worth considering the size of the art you want to hang above it. If you want neck support whilst watching TV, a low-back sofa might not be for you. My neck tends to become less and less flexible as I get older. It's a sad fact, but true nonetheless. If you find yourself in the same situation, you should consider high-back Hampton style sofas.
Sofa Cushions: How Low are They?
Many people don't think about this dimension when purchasing a sofa online, especially if they're doing so for the first time. If you're road-testing the sofa in-store, you'll know if it's too low for you right away, but an online purchase is something else.
Low-profile sofas have a seat height of 40 cm or less. The sofa's 60cm seat height will make it much more difficult to get up and out of it. The importance of this factor increases as we age or if we have mobility problems. The seat you're sitting in should allow you to stand up comfortably, without feeling like you need assistance.
Additionally, the height of your coffee table should not be higher than the seat cushions on the sofa, because the table should never be higher than the seat cushions on the sofa. They should never be higher than each other. Make sure you take notes!
What Else is There in the Room?
A good idea when choosing a sofa is to consider what other elements will be in the room. For a well-designed, elegantly-resolved living room, you'll need a sofa, rug, coffee table, side table/s, lamp, TV unit, and wall art. The room will not feel right if you buy a massive sectional sofa that takes up the entire room and leaves no space for a coffee table or side tables.
You should measure out your sofa, keeping in mind that the other pieces La maison hampton furniture and decor will also need to fit into the space. All pieces of furniture need to have enough space to breathe. It's best not to have all the furniture crammed into the point where sitting down means hitting your legs or feet against pieces.

Two Two-Seaters, or a Sectional Sofa?
People often have to wrestle with the question of whether they should buy two sofas or one sectional when figuring out how to choose a sofa. Sectionals are usually preferable to two separate two-seater sofas. However, the corner piece is rarely occupied anyway. Often, the corner piece of a sectional is so tiny that it is impossible for a person to sit there comfortably. Therefore, think about whether you actually need this over getting two x two-seater sofas and arranging them into an L-shape.
If you don't have a large living room, you might prefer 2 x two-seater sofas instead. Sectional sofas are best for larger rooms. With the visual break of all that fabric dominating the corner, it will do the room a world of good. Furthermore, you can use the space between your sofas to put a side table so you can place drinks, or a table lamp, there.
You may want to consider getting 1 x two-seater sofa and an armchair instead, if you have a really small living room. Even though you want to seat as many people as possible, you should let the room determine how many people the sofa can accommodate.
A Guide to Picking the Right Material
The material of the sofa is obviously very important when it comes to picking out the right one. The best advice I can offer is to consider who will use the sofa and how that will impact maintenance.
Leather sofas are easier to clean than fabric ones when kids or pets are present. Leather has the disadvantage of retaining heat in the winter and being cold in the summer. Cushions work well with leather sofas, but velvet ones work better with leather sofas. Leather will show up claw marks more easily on some pets (like my cats).
It is true that fabric sofas are softer and cozier, but they can also be more difficult to clean. Having a slipcover sofa is a godsend if you have pets or toddlers, but they're not too easy to maintain.
You should consider how much patience you have to keep the sofa clean and who uses it. That will make it easier to decide what material to use. I work with a sofa supplier who has bomb-proof fabric that is so easy to clean that you can literally serve dinner right onto the cushions without making an utter mess.

Is Your Interior Design Depressing You?

From time to time, someone will corner me and confess to me that they are depressed; they whisper that they believe their decorating is making them sick. They tell me that their interiors are not to their liking because of choices made by their spouse, their designer, or because of their own misguided attempts at decorating.
Is it possible for their environment to make them feel sick? Yes (as I think about it), it is possible for design to alter moods.
In the mid-1950s, Norbett Mintz, a researcher at Brandeis University, and his mentor, the renowned psychologist Abraham Maslow, decided to conduct research about the effects of "beauty" on behavior. Mintz had already conducted experiments about the effects of color on human behavior and concluded that color selection has a palpable effect on personal behavior.
A room's design can have an impact on your mood. Mismatched colors or an
overstuffed room can affect your ability to relax and feel comfortable.
In their experiment about beauty, they designed three rooms. The first was "the ugly room", replete with clashing colors and patterns, disorganization and too much furniture for the size of the space. The second was "the average room", arranged with a monochromatic scheme, basic furniture pieces and subtly colored nondescript art. The third was "the beautiful room", decorated with quality case-goods, and fashionable fabrics and colors. Overwhelmingly, the test group rejected "the ugly room". "The average room" and "the beautiful room" were tied as the preferred room. When asked to describe the rooms, the test group was best able to describe "the beautiful room".
As a designer, this is not news to me. There are rooms, especially those that I like, that I can describe with remarkable detail. Although our notion of what is beautiful varies from person to person, it can be said that beautiful design is more memorable. We can deduce that each person prefers the beautiful.
From the time we are born, there are foods that are preferred -- some love sweets; others prefer more savory flavors. Over time, our taste buds evolve, and what was once a favorite food can become insipid or nauseating. The same is true for interior design. Over time, everyone develops preferences about what makes us feel comfortable and at home.
When I hear that someone's home is depressing, I am concerned. I suggest immediate action to change what is most bothersome. If it is wall color: a painting party is overdue. If it is furniture: I ask them to consider new upholstery; a new furniture arrangement; or substituting new pieces for those that offend. And for those too timid or dismayed to tackle their problems head-on and alone, I suggest hiring a professional interior designer.

Bucks County Rug Store Helps Bethlehem, PA Homeowners Select Rugs to Complete Newly Furnished Living Room and Dining Room
Our customers purchased new living room and dining room furniture from Hendrixson's Fine Furnishings in Shimersville, PA.
With most of both rooms finished, they asked Brandon Oriental Rugs to help them find two fine quality oriental rugs that would coordinate with each other, and serve as the last puzzle pieces to complete their decorating.
Both rugs are finely detailed, hand-knotted, antique reproduction Persian Tabriz design oriental rugs made in India. The living room rug has a golden-maize color background with an antique gold border that subtly complements the fabrics and floor color in the room. The small scale motifs add color and interest while not defeating the supporting role the rug plays in the room to the customer's collection of fine original artworks.
The dining room rug is an unusual "Hasht-guli" design with berry-red background and golden-maize border that complements the living room rug, the rich mahogany wood-tones of the dining room suite, and the fabrics used in the custom window treatments designed and installed by Hendrixson's.
The wonderful result wrought by our customers expressing their good taste in an unswerving commitment to quality is proof that a modestly sized home can look and feel as elegant and luxurious as any palace.

Why You Should Hire a Professional Interior Designer

The interior of your home says a lot about you. Your home is your castle. Many of my clients have said they couldn’t imagine the results after their project was completed. They say it was the WOW factor. I say, that is why you hired a professional designer.
There are many situations that warrant the hiring a professional interior designer. This includes something as simple as choosing paint and window covering to full scale renovation work such as a new kitchen, bath or lower level. In addition to achieving that WOW factor, a professional interior designer will save their clients’ money in many ways, most importantly the avoidance of costly mistakes.
Not only will a professional designer understand the context of the project, they will have access to many resources and their trained eye can make a world of difference in the final result. And those final results also will improve the value of your home.
Professional interior designers are able to work closely with architects and contractors and are comfortable with drawing floor plans, as well as understanding the implications of how interiors will be used as it relates to structural and available floor space.
Beyond floor plans, program management, installation and understanding how structural design will be used in a practical setting, a professional interior designer will also be knowledgeable in color and fabric design, space planning, window coverings, furniture design, architecture and much more. So when you see the initials ASID and NCIDQ next to an interior designer’s name, know they have been through significant amount of formal certification.
When hiring a professional interior designer, it is important to have an understanding of the scope of the work to be done. Before my initial meeting with a new client, I ask them to spend some time making a list of their needs as well as any pictures they saved of items or rooms they like. Upon our first meeting, I take photos and measurements. Together,we then develop a detailed itemized list covering all areas of concern. The next step is to draw up and present a floor plan. Depending on the type of project this could include floor plans and furniture placement as well as construction and lighting if needed.
Once the plan is approved appropriate furnishings and finishes are selected. This can be fun - and exhausting as well. I often present my clients with many samples from which to choose. After the furniture choices, I develop a comprehensive budget itemizing all purchases.
I also may call on several of the contractors I work with such as electricians, plumbers, cabinet wholesalers and cabinet makers, painters, as well as drapery workrooms and installers. It has taken many years to compile trusted associates, which is an important part of being a good designer.
Lead times for good furniture and furnishings can take from 6-12 weeks depending on availability. This extra time gives sufficient time to finish the required preparatory work, and allows clients time to dispose of old furniture.

The interior of your home says a lot about you. Your home is your castle. Many of my clients have said they couldn’t imagine the results after their project was completed. They say it was the WOW factor. I say, that is why you hired a professional designer.
There are many situations that warrant the hiring a professional interior designer. This includes something as simple as choosing paint and window covering to full scale renovation work such as a new kitchen, bath or lower level. In addition to achieving that WOW factor, a professional interior designer will save their clients’ money in many ways, most importantly the avoidance of costly mistakes.
Not only will a professional designer understand the context of the project, they will have access to many resources and their trained eye can make a world of difference in the final result. And those final results also will improve the value of your home.
Professional interior designers are able to work closely with architects and contractors and are comfortable with drawing floor plans, as well as understanding the implications of how interiors will be used as it relates to structural and available floor space.
Beyond floor plans, program management, installation and understanding how structural design will be used in a practical setting, a professional interior designer will also be knowledgeable in color and fabric design, space planning, window coverings, furniture design, architecture and much more. So when you see the initials ASID and NCIDQ next to an interior designer’s name, know they have been through significant amount of formal certification.
When hiring a professional interior designer, it is important to have an understanding of the scope of the work to be done. Before my initial meeting with a new client, I ask them to spend some time making a list of their needs as well as any pictures they saved of items or rooms they like. Upon our first meeting, I take photos and measurements. Together,we then develop a detailed itemized list covering all areas of concern. The next step is to draw up and present a floor plan. Depending on the type of project this could include floor plans and furniture placement as well as construction and lighting if needed.
Once the plan is approved appropriate furnishings and finishes are selected. This can be fun - and exhausting as well. I often present my clients with many samples from which to choose. After the furniture choices, I develop a comprehensive budget itemizing all purchases.
I also may call on several of the contractors I work with such as electricians, plumbers, cabinet wholesalers and cabinet makers, painters, as well as drapery workrooms and installers. It has taken many years to compile trusted associates, which is an important part of being a good designer.
Lead times for good furniture and furnishings can take from 6-12 weeks depending on availability. This extra time gives sufficient time to finish the required preparatory work, and allows clients time to dispose of old furniture.
