Our client who we created this zen-like theater for was on a strict budget, but still wanted a space to enjoy a theater experience in a small group setting. We turned an unfinished space into a gorgeous, complete theater, included art and accessories, and did not have to sacrifice quality! Wise decisions when we designed the project - including creating detailed columns with drywall and moldings, selecting stylish light fixtures and substituting built-in cabinets with a one of a kind chest - led to us coming in right at our client's budget. Needless to say, our client was thrilled!

Nestled into a tree-covered hilltop in Fairfax CA this simple timber-framed house exploits what many have considered to be a very restrictive and constrained site too small to develop. The perimeter of the house follows exactly the site and its set back lines thus dictating the overall size and volume. The house was designed for a young couple as a starter home in this desirable area where they would normally be priced out. The strict budget influenced the design of standard off-the-shelf components and an easy and quick construction sequence minimalizing the build time. The house straddle’s a small brook in a ravine at the apex of a hairpin bend on an unincorporated road. Supported on eight concrete peers elevating the house to road level, the layout of the house is based on a simple twelve-foot grid, with an adjoining six-foot tapering sliver along the north-facing long edge, giving the overall footprint the shape of a blunt wedge. Accessed over a triangular bridge dictated by site lines, the entrance is via a covered porte cochere with a balcony above. The entranceway can be closed for security by means of a large sliding door of matching slatted wood. The entrance proper is via a stock sliding glass patio door to the main living space. The choice of sliding window is repeated throughout the building. In its current flexible configuration, the living space is a double-height experience, beyond which on the left centrally located is a spiral staircase leading to the bedroom and bathroom above. Both these rooms have built-in storage. Both bedrooms boast a double-height slopping ceiling; clerestory windows that give the building its distinctive character, and a balcony. On the ground floor beyond the spiral staircase is built-in and concealed fully equipped kitchen and open plan dining area, beyond which, externally and underneath one of the bedroom balconies is an outdoor bbq kitchen.

The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

This is one of our latest designs: a leather media console! It would also serve perfectly as a rustic credenza, sideboard or buffet and would look amazing in any eclectic interior or rustic cabin setting. This rustic media console is handmade with rawhide by us here in our shop located in Texas. It can be made in any size or configuration, but the one in this listing is for one that is 18” deep and 27” high (see listing options for common widths. One shown is 72” wide). Or, we can make it with mesh doors (like you see on many of our other media consoles) so remote control infrared signals can pass through. The top, sides, and doors are also real leather but can be made with reclaimed wood. Or, for a more industrial look, we can add decorative rivets as you see on many of our other items. There is one inner shelf that spans the entire width of the unit. There are no inner partitions, so wide AV components can easily fit inside. There is a back with a 2” gap at the bottom for cables to exit. We can make the legs any height you’d like. So, if you want a more “chunky” looking unit, we can make it with shorter legs. This West Shore property sits on the shore of Lake Tahoe, where strict TRPA requirements and a fast-paced schedule shaped the design process. The landscape supports a full remodel of the home and guest house, integrating TRPA-required BMPs, onsite stormwater management, and a planting palette suited to the alpine environment. Large-caliper, hand-selected specimen trees were placed with exacting care to frame views, anchor outdoor rooms, and soften the home’s contemporary architecture. An updated pool, lakeside spa, and curated art pieces create a series of modern spaces for family gathering and quiet moments by the water.
