Houston Interior Designer Lisha Maxey took this Museum District condo from the dated, mirrored walls of the 1980s to Mid Century Modern with a gallery look featuring the client’s art collection. The place was covered with glued-down, floor-to-ceiling mirrors,” says Lisha Maxey, senior designer for Homescapes of Houston and principal at LGH Design Services in Houston. “When we took them off the walls, the walls came apart. We ended up taking them down to the studs." The makeover took six months to complete, primarily because of strict condo association rules that only gave the Houston interior designers very limited access to the elevator – through which all materials and team members had to go. “Monday through Friday, we could only be noisy from 10 a.m. to 2 p.m., and if we had to do something extra loud, like sawing or drilling, we had to schedule it with the management and they had to communicate that to the condo owners. So it was just a lot of coordination. But a lot of Inner City Loopers live in these kinds of buildings, so we’re used to handling that kind of thing.” The client, a child psychiatrist in her 60s, recently moved to Houston from northeast Texas to be with friends. After being widowed three years ago, she decided it was time to let go of the traditionally styled estate that wasn’t really her style anyway. An avid diver who has traveled around the world to pursue her passion, she has amassed a large collection of art from her travels. Downsizing to 1,600 feet and wanting to go more contemporary, she wanted the display – and the look – more streamlined. “She wanted clean lines and muted colors, with the main focus being her artwork,” says Maxey. “So we made the space a palette for that.” Enter the white, gallery-grade paint she chose for the walls: “It’s halfway between satin and flat,” explains Maxey. “It’s not glossy and it’s not chalky – just very smooth and clean." Adding to the gallery theme is the satin nickel track lighting with lamps aimed to highlight pieces of art. “This lighting has no wires,” notes Maxey. “It’s powered by a positive and negative conduit.” The new flooring throughout is a blended-grey porcelain tile that looks like wood planks. “It’s gorgeous, natural-looking and combines all the beauty of wood with the durability of tile,” says Maxey. “We used it throughout the condo to unify the space.” After Maxey started looking at the client’s bright, vibrant, colorful artwork, she felt the palette couldn’t stay as muted anymore. Hence the Mid Century Modern orange leather sofas from West Elm and bright green chairs from Joybird, plus the throw pillows in different textures, patterns and shades of gold, orange and green. The concave lines of the Danish-inspired chairs, she notes, help them look beautiful from all the way around – a key to designing spaces for loft living. “The table in the living room is very interesting,” notes Maxey. “It was handmade for the client in 1974 and has a signature on it from the artist. She was adamant about including the piece, which has all these hand-painted black-and-white art tiles on the top. I took one look at it and said ‘It’s not really going to go.’” However, after cutting 6 inches off the bottom and making it look a little distressed, the table ended up being the perfect complement to the sofas. The dining room table – from Design Within Reach – is a solid piece of mahogany, the chair upholstery a mix of grey velvet and leather and the legs a shiny brass. “The side chairs are leather and the end ones are velvet,” says Maxey. “It’s a nice textural mix that lends depth and texture.”The galley kitchen, meanwhile, has been lightened and brightened, with new, white contemporary cabinetry, quartz countertops mimicking the look of Carrara marble, stainless steel appliances and a velvet green bench seat for a punch of color.The two bathrooms have been updated with contemporary white vanities and vessel sinks and the master bath now features a walk-in shower tiled in Dolomite white marble (the floor is Bianco Carrara marble mosaic, done in a herringbone pattern).In the master bedroom, Homescapes of Houston knocked down a wall between two smaller closets with swing doors to make one large walk-in closet with pocket doors. The closet in the guest bedroom also came out 13 more inches.The client’s artwork throughout personalizes the space and tells the story of a life. There’s a huge bowl of shells from the client’s diving adventures, framed art from her child psychiatry patients and a 16th century wood carving from a monastery that’s been in her family forever. “Her collection is quite impressive,” says Maxey. “There’s even a framed piece of autographed songs written by John Lennon.” (You can see this black-framed piece of art on the wall in the photo above of two green chairs). “We’re extremely happy with how the project turned out, and so is the client,” says Maxey. “No expense was spared for her. It was a labor of love and we were excited to do it.”

Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

A number of factors determined this consistent work in the rehabilitation of a house in the nineteenth century in Ciutat Vella, Barcelona: it was a flat with many assets. He had not played in 130 years and was full of valuable details and vivid stories. It was fortunate to find a respectful customers with project decisions and strict regulations forced to think and rethink the project until a solution that far from putting name only distribute the resulting pieces, managed to give the versatile use living place. The technical characteristics of stoneware we chose a contemporary setting allow us ... the pavement material wallcovering tour and wherever we are interested in becomes. The space is stretched. The two dimensions are reinterpreted. What is soil and what pavement? It is achieved increasing prominence of the existing water from the juxtaposition with new materials, placed in a new look. In the bathrooms, we choose the model "white Mugat". A sober and monochromatic coating, but with relief geometric textures manages to evoke other times escape the coldness of "new".

Despite the challenge of a limited lot size, property setbacks, and strict lot coverage requirements, LandStudio360 designed a space for this new Baker Ranch home that complied with the HOA Design Guidelines yet pushed the design to the limits which satisfied the homeowners' desires. The custom shaped contemporary pool and spa fit set the tone of the yard as the primary view feature from inside the home. The expansive sideyard provided opportunity to expand the living space to the outdoors with the addition of a covered great room warm enough to spend winter evenings snuggled up by the fire or hosting large family gatherings. Our client who we created this zen-like theater for was on a strict budget, but still wanted a space to enjoy a theater experience in a small group setting. We turned an unfinished space into a gorgeous, complete theater, included art and accessories, and did not have to sacrifice quality! This is one of our latest designs: a leather media console! It would also serve perfectly as a rustic credenza, sideboard or buffet and would look amazing in any eclectic interior or rustic cabin setting. This rustic media console is handmade with rawhide by us here in our shop located in Texas. It can be made in any size or configuration, but the one in this listing is for one that is 18” deep and 27” high (see listing options for common widths. One shown is 72” wide). Please email for pricing on any custom sizes. As you can see, it has four doors that are leather (authentic leather), but we can make it with any number of doors. Or, we can make it with mesh doors (like you see on many of our other media consoles) so remote control infrared signals can pass through. The top, sides, and doors are also real leather but can be made with reclaimed wood. Or, for a more industrial look, we can add decorative rivets as you see on many of our other items. There is one inner shelf that spans the entire width of the unit. There are no inner partitions, so wide AV components can easily fit inside. There is a back with a 2” gap at the bottom for cables to exit. We can make the legs any height you’d like. So, if you want a more “chunky” looking unit, we can make it with shorter legs. Or, prefer a visually “lighter” looking unit? We can make it with taller legs. We can also all solid steel wheels to give it a bar cart height. This West Shore property sits on the shore of Lake Tahoe, where strict TRPA requirements and a fast-paced schedule shaped the design process. The landscape supports a full remodel of the home and guest house, integrating TRPA-required BMPs, onsite stormwater management, and a planting palette suited to the alpine environment. Large-caliper, hand-selected specimen trees were placed with exacting care to frame views, anchor outdoor rooms, and soften the home’s contemporary architecture. An updated pool, lakeside spa, and curated art pieces create a series of modern spaces for family gathering and quiet moments by the water.
