Our client recently purchased a newly-constructed home in order to downsize and have a low- maintenance home and yard. The existing side yard/back yard was undeveloped by the builder, leaving the homeowner with the huge challenge of creating a great outdoor entertaining space for family and friends, while creating privacy and overcoming the over 8-foot steep drop from the existing back porch down to the alley.
The grade was the largest challenge because the space was so narrow with such a large fall from existing porch to the property line. The second largest challenge is that this residence is located in a semi-private community where HOA approval of plans and materials is difficult, as all the residences here share a similar look and feel with a very clean and contemporary aesthetic.
We had to precisely shoot grades to know what kinds of retaining walls would need to be constructed along with how much backfill soil and dirt movement would need to be done. After that the design had to carefully consider the space with maximum functionality for outdoor entertainment with newly constructed walls to ensure it would last for many years to come. All of this was done with multiple meetings with the homeowners who are a retired engineer and active architect themselves. Once a design was settled upon, then submission to the HOA board of approval had to be completed and signed off on with all questions and concerns answered for the community by-laws.
The two biggest difficulties within the construction phase were that the neighbor next to the back yard had a large retaining wall not properly backfilled up to the property line. That neighbor wouldn’t allow us proper access and control to help alleviate the issues, so we had to skillfully work around this to ensure what we constructed would last, despite their property not being properly addressed. We also had to go through multiple shipments from the manufacturer due to large variances in the material’s appearance on the steps and another shipment that was broken during shipping. These two things delayed the project we were working to complete before the spring so the homeowner could have the maximum use of the space this year.
Topping off this challenging construction was a beautiful palette of native grasses, rosemary, groundcover, granite walkways, and synthetic grass to ensure year-round, practically effortless beauty.

Return Policy
Product must be inspected upon arrival and receipt of product, at the designated delivery location. Report of product damage must emailed within 24 hours of receipt of product. Solar Luminance will work with Purchaser and/or Purchasers Agents, to replace and/or fix any damaged and/or missing parts in a timely manner. For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario.
A DIFFERENT APPROACH
Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation.
CONTEMPORARY GOES ECLECTIC
Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects.

Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. Quality construction management is probably one of the biggest ways to separate professional contractors from those who aren’t.

This was such a large project, so our ability to procure and source all the finishes and fixtures was hugely important to our clients. The sheer number of floors, tiles, and plumbing fixtures alone that need to be ordered, in addition to everything else, plus figuring out lead times, shipments, deliveries, and inspections. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it.
The larger a project is, the more likely that havoc will rear its head. The antidote is not only really proper planning and construction management, as we achieved in this Manhattan loft penthouse renovation, but also a great working relationship with everyone else involved in the project: contractors, architect, and clients alike.

Soft Line LED System for Indirect Lighting uses Commercial-Grade Soft Strip to provide soft, ambient, indirect illumination for decorative and architectural applications. For compact shipment and storage, Soft Line coils like a retractable tape measure. When uncoiled, the Soft Line becomes a 1.25 inch wide cupped aluminum channel that can be mounted on any angle between opposing wall, ceiling or floor surfaces. Soft Line is sold in 5 foot increments starting at 10 feet up to 40 feet and is field-cuttable. The field-cuttable channel has a cupped aluminum form which contributes to the product's structural rigidity, acts as a heat sink, and sheilds the LED light source and related wiring from view. Finish in Satin Aluminum. SLD kit includes Soft Line channel, a pair of turnbuckles, a 6 foot power feed cable and a double row of SS2C LED Soft Strip 3079K Warm White or 2700K Very Warm White LEDs. 5 watts per foot delivering 428 lumens. This room is an open basement room with 2 bedrooms, an office, a mechanical room, and a full bath attached to it. It was a tricky space because it is also a hallway and children's play area. So given the confinement of not closing it off, I decided to create the sense of purpose through the furniture and the addition of the raised floor for the back row seating. While the space is not complete in this photo due to waiting on shipment of theatre equipment (retractable screen, projector, and in wall speakers) you can see that the addition of the raised floor creates an inviting and cozy space and allows big furniture to not be overwhelming because of the height difference. The basket under the buffet table is toy storage, and the table can be used as a serving station for parties or movie night. Out of the picture is a high-top game table that is painted with checker/chess board on it and a popcorn maker in the corner. I placed lush satin curtains on the back wall for the theatre atmosphere, but also to dampen the noise for the bedroom on the other side of the wall. A plethora of like-colored blankets in combination with four reclining seats makes this the perfect movie get-away.
