It is a truth universally acknowledged that a homeowner in possession of a leaking roof must be in want of repairs. And though it makes for a fun Jane Austen allusion, an unreliable roof is a serious problem. Water can cause a great deal of damage in a short time, so this homeowner wisely called us in to help. The roof of this custom-designed home was leaking in myriad locations, so our team removed the existing roof decks to access and repair the exterior trouble spots. The new deck was constructed atop a Bison pedestal system; in fact, we custom-designed the deck in panels that can be lifted for seasonal roof sweeping and simpler maintenance. The various roof decks were rebuilt with both reclaimed decking and new ipe decking. Our team also removed several faulty parapet walls and replaced them with a mixture of stainless steel cables and ipe railings. Finally, we took steps to prevent future drainage problems by applying a sealcoat to the exterior stucco and creating a copper drip-edge too. The Bunker House is a two-story house with a bomb shelter in the basement. A bunker house is a two-story residential building with a basement bomb shelter. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters. Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure. Thus, contaminated air will not penetrate inside even through small cracks in protective structures. CONCEPTUAL SOLUTION The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed. Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels. Overall, given its specificity, the house is designed for a family of 4-5 people. Size / 733 sq.m. Year / 2022

With rooms that are sixteen feet wide with occasional bay window-like extensions, the building is long and narrow to capture views in all directions and to be able to live mostly on the ground. There are deep overhanging porches wherever there are larger areas of glass. The major rooms of the house, living room and dining room, are taller barn-like volumes. The building is elevated 28" on a rough gray/black slate stone base laid up in long random horizontal lengths with walls above clad in horizontal cedar siding. The cedar shingle roof, cedar posts and roof overhangs are all finished in a light gray weathering stain, which resembles the lighter gray tones of weathered cedar and fir. The underside of the sloped porch roofs, invisible from beyond the building, are tinted with a minimal wipe of clear white stain to match the interior ceilings. Lead coated copper, which weathers in a short time to a chalky dull gray similar to the stain color, is used to clad vulnerable trim, to transition at inside and outside corners as well as roof edges and gutters, smaller windows under minimal overhangs and extensions above the roof, such as chimneys and flues. Window frames that are protected by deep porch roofs are hardwood wiped with a transparent black stain. Interior floors and porches are a smooth cut of the same gray/black slate in 16" squares. The landscape is intended to extend the ground to enhance the connection of the rooms to the exterior and the views beyond. The exception to this the great square north green which is to be a sort of hard lawn suitable for grandchildren to plan on and which is intentionally synthetic as a way of distinguishing it from the more “natural” landscape.

This client was looking for an economical, simple wooden deck for their summer entertaining. We went with budget-friendly pressure treated wood. Pressure treated lumber deters termites and decay. This deck-style could also be built with cedar, or high-performance trex composite boards. Wooden decks can be completed fairly quickly, within a short time span depending on the size.

This centrally located intersection to a main thoroughfare a block away was a concern because of the corner lot visibility issue for cars making a turn driving in either direction. The Quince tree bloomed annually for just a short time and was originally planted by the prior home owners decades ago. Keeping it maintained to a height of 4’ maximum, dictated for safety reasons, was still obstructing and limiting the visibility of oncoming traffic at this busy intersection. The existing roses planted in the same space as the Quince were a perfect backdrop to the new perennials and annuals planted to paint this corner with flowers. The project also included expanding the beautification to both corner areas in coordination with several other planting areas already seasonally updated on the property. With the Redwood Tree as a focal point and Roses, Daphnes, Iris, Azaleas, Fuchsias, Hydrangeas and Camilias highlighting the planting beds the addition of color, including around the driveway and side entrance, transformed the entire space. This client only wanted to refresh the existing space. No plumbing was moved . The client instead opted to add lighting update the shower enclosure with a new custom diamond coated frameless heavy glass and all new hardware and fixtures. The vanity received an update by adding new drawer and door pulls, along with new stone countertop undermount sinks and new faucets. New mirrors and lighting finish the space off nicely. In the water closet the back wall was painted a sage green to tie in with the vanity and butcher block shelves were added for extra storage and decoration. This refresh was completed on a very tight budget and took a short time to complete.

This La Jolla condo, located steps away from Wind n Sea beach was our client's third home we completed for them in San Diego. As vacation rental property owners, this Texas couple plans on making this their retirement escape in the years to come. In the meantime, the design had to be suitable for short time renters. Keeping our clients' needs in mind, the interior design was geared to appeal to the out of towners. With a focus on durability, clean, simple and modern coastal design, we're all pretty certain this little gem is going to stand out amongst its competition. The formula is pretty simple, but our job is to make it happen! :) Most of the furnishings were custom-made to fit the space perfectly, taking advantage of every inch and maximizing the space. Doubling up 2 full size beds in each of the guest rooms made this vacation rental property perfect for families and large groups. One of our biggest challenges? Finding pieces we loved that had no metal accents! ((The salt air takes its toll on those pieces faster than you'd ever guess when you're this close to the ocean!) This Caledonia couple had been in their home for a short time, but were really struggling with what to do with their long and odd shaped great room.
