Two accordion folding glass doors connect the main living space with the rear yard and the neighborhood street. This effectively creates a large breezeway that can be opened up for three seasons annually. The second story addition expands the house's existing program to include a new master suite and a loft.

Balestri ArchitectsThis project successfully reclaims a beautiful Tribeca loft space from the dysfunctional layout and dated decor of previous renovations.
The project’s main goal was to establish a stronger division between the public and private areas of the apartment by switching the locations of the kitchen and bedroom. By moving the master bedroom adjacent to the existing bathroom and adding a new powder room off the kitchen, the new layout allows for a much stronger delineation between private and public functions.
The new bedroom area features new closets, a separate nursery room, and custom walnut headboard shelves. A new operable translucent-panel wall gives privacy to the bedroom, while maintaining a loft-like feel. The adjoining bathroom was renovated to restore the original high ceilings and provide for a new tub, shower stall and walnut vanity.
The new kitchen includes custom walnut cabinets, a single-piece Pietra Cardosa countertop island, a walk-in pantry with separate laundry room closet, and new designer fixtures and appliances.

S.O.M.E. Architects, P.C.The transformation of 2,100 s.f. of former servant's areas in an existing single-family residence circa 1860. The program consisted of the creation of a loft-like workspace, wet bar, playroom, as well as a guest suite. Existing portions of the original construction were "preserved and celebrated". New areas were designed around an aesthetic that was more relevant to the "here & now". The entire volume of the servant's area was exposed. New access to the existing roof top "Widow's Walk" was created using a new metal staircase, whose form and color scheme is loosely based upon the theories of Piet Mondrian.

building Lab, inc.this master suite renovation represents the completion of a whole house remodel initiated several years ago. the space had been intended as a master suite but left incomplete for budgetary reasons. the pending arrival of the family’s second child prompted the move to complete. Schwartz and Architecture’s master plan had organized a strong spatial arrangement, packed with program. building Lab, along with the client, developed all of the materials and detailing. we also, of course, built it.
bL picked up on prominent themes from the earlier project, developed and re-worked them with materials specific to the context. from a geometric standpoint, cleanness, simplicity and continuity drove decisions. headers were eliminated from doors allowing continuous ceiling planes interrupted only by slots for sliding doors. flush detailing of tile and sheetrock and sliding glass doors that converge to form an inside corner are but a couple examples of many challenging details dedicated to precise alignments and reveals. from a material standpoint the wood provides tactile softness, frosted glass and lighting maximize depth, while tile and Caesarstone maintain solidity and groundedness. details such as the Caesarstone wrap of the vanity and medicine cabinets offer surprise and engagement through unlikely material application.
projects of such density and richness in materials and detail are somewhat rare. we are grateful to our clients for the opportunity and challenge.

TRE ArchitectureSited blocks from the ocean, the Freeman Residence draws from Spanish architectural tradition while embracing a contemporary formal language. Layered volumes step down through the site, anchored by a series of terraced planters that dissolve the boundary between interior and exterior. The design responds directly to the client's outdoor lifestyle, positioning the terraced landscape as an extension of and equal partner to the interior program.

Sitting on the banks of the Intermediate River, this house is designed to be a Green Star Silver retreat. Integrating and expanding on the expression of the original modern house and inspired by Joseph Eichler, this house incorporates simple lines, and clean details. With the goal of going to net-zero in a few years, the house is well air-sealed and insulated to reduce energy consumption as a first step in achieving the goal. Using the Green Star program helped to guide the design and construction team to achieve a home that addresses sustainability in all aspects.
