Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture.

The design team struggled with the challenge of an alcove that determined placement of the bed. In order to add interest to this area, they hung a deep yellow handmade grass cloth, and because the width of the alcove did not allow for night stands, added wall-mounted lamps on each side of the bed. Wicker baskets sit on the floor to hold blankets and pillows as well as other items that might be found on a nightstand like books.

This custom home is derived from Chinese symbolism. The color red symbolizes luck, happiness and joy in the Chinese culture. The number 8 is the most prosperous number in Chinese culture. A custom 8 branch tree is showcased on an island in the pool and a red wall serves as the background for this piece of art. DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. Home and Living Examiner said: Modern renovation by J Design Group is stunning J Design Group, an expert in luxury design, completed a new project in Tamarac, Florida, which involved the total interior remodeling of this home. We were so intrigued by the photos and design ideas, we decided to talk to J Design Group CEO, Jennifer Corredor. The concept behind the redesign was inspired by the client’s relocation. Andrea Campbell: How did you get a feel for the client's aesthetic? Jennifer Corredor: After a one-on-one with the Client, I could get a real sense of her aesthetics for this home and the type of furnishings she gravitated towards. The redesign included a total interior remodeling of the client's home. All of this was done with the client's personal style in mind. Certain walls were removed to maximize the openness of the area and bathrooms were also demolished and reconstructed for a new layout. This included removing the old tiles and replacing with white 40” x 40” glass tiles for the main open living area which optimized the space immediately. Bedroom floors were dressed with exotic African Teak to introduce warmth to the space. We also removed and replaced the outdated kitchen with a modern look and streamlined, state-of-the-art kitchen appliances. To introduce some color for the backsplash and match the client's taste, we introduced a splash of plum-colored glass behind the stove and kept the remaining backsplash with frosted glass. We then removed all the doors throughout the home and replaced with custom-made doors which were a combination of cherry with insert of frosted glass and stainless steel handles. All interior lights were replaced with LED bulbs and stainless steel trims, including unique pendant and wall sconces that were also added. All bathrooms were totally gutted and remodeled with unique wall finishes, including an entire marble slab utilized in the master bath shower stall. Once renovation of the home was completed, we proceeded to install beautiful high-end modern furniture for interior and exterior, from lines such as B&B Italia to complete a masterful design. One-of-a-kind and limited edition accessories and vases complimented the look with original art, most of which was custom-made for the home. To complete the home, state of the art A/V system was introduced. The idea is always to enhance and amplify spaces in a way that is unique to the client and exceeds his/her expectations.
