Natural light and coastal breezes on the ocean hillside of Laguna Beach, Ca., enhance the joy of living in this stunning soft contemporary home of rock and glass. It was designed to accentuate the panoramic views from every possible portion of the house, yet create an enclave of serenity and privacy.
The openness of the floor plan floods this 6500 sq. ft. house with natural light, allowing direct solar gain to gently warm morning living spaces. State-of-the-art technology has been employed to provide photovoltaic electrical power and heat domestic hot water. An indoor swimming pool allows year round pleasure and exercise. Laguna Beach DRB approvals were required.

Kirk Bianchi created the design for this residential resort next to a desert preserve. The overhang of the homes patio suggested a pool with a sweeping curve shape. Kirk positioned a raised vanishing edge pool to work with the ascending terrain and to also capture the reflections of the scenery behind. The fire pit and bbq areas are situated to capture the best views of the superstition mountains, framed by the architectural pergola that creates a window to the vista beyond. A raised glass tile spa, capturing the colors of the desert context, serves as a jewel and centerpiece for the outdoor living space.

Well situated in Mont Royal, this split-level home had many positives apart from its dated interior, and layout of many small and inefficient rooms. This was all at odds with the owners’ lifestyle and aesthetic.
The client had architectural plans designed for a third floor addition that were to include a master bedroom and ensuite bathroom. The desired look for the entire house influenced all aspects of construction. Apart from the removal most walls on the main floor, everything was stripped back to the most simple and pure of finishing materials.
The existing floors were refinished in a smoked grey matte palette and offset the rich warm walnut accents in the kitchen and soft white walls.
With an abundance of white walls throughout, feature walls were essential in both the master bedroom and ensuite. The deep charcoal wall in the bedroom provides dramatic contrast to the teak headboard and hammered silver light fixture. The ensuite’s feature wall is made of pewter ceramic tiles that add texture and elegance to this simple space.
Materials and furnishings throughout were selected for their simplicity and form.

This kitchen is a prime example of beautifully designed functionality. From the spacious maple butcher block island & eating bar to the roll-up pass through window for outdoor entertaining, the space can handle whatever situation the owners throw at it. The Espresso stain on these Medallion cabinets of Cherry wood really anchors the whimsy of the yellow bar stools and the ginger-tone checkerboard Marmoleum floor. Cabinets designed and installed by Allen's Fine Woodworking Cabinetry and Design, Hood River, OR.

The old powder room was situated right off an unheated side entry and was a cold space in the winter. It even had a window that looked out directly at the side door from the toilet.
The footprint of the room is much the same as before, but now it’s a warm and private bath that’s not afraid to show some personality!

Our clients already had a cottage on Torch Lake that they loved to visit. It was a 1960s ranch that worked just fine for their needs. However, the lower level walkout became entirely unusable due to water issues. After purchasing the lot next door, they hired us to design a new cottage. Our first task was to situate the home in the center of the two parcels to maximize the view of the lake while also accommodating a yard area. Our second task was to take particular care to divert any future water issues. We took necessary precautions with design specifications to water proof properly, establish foundation and landscape drain tiles / stones, set the proper elevation of the home per ground water height and direct the water flow around the home from natural grade / drive. Our final task was to make appealing, comfortable, living spaces with future planning at the forefront. An example of this planning is placing a master suite on both the main level and the upper level. The ultimate goal of this home is for it to one day be at least a 3/4 of the year home and designed to be a multi-generational heirloom.
