New Urban Luxury Private Residence – Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: BRW Builders of Destin E. F. San Juan supplied all the interior and exterior wood millwork for this expertly designed residence adjacent to the snow-white dunes found in the serene New Urban townscape of Alys Beach, Florida. Challenges: The most significant design challenge of this project was to engineer a processing method to fabricate the complex millwork components in mass for the outdoor lounge. Khoury & Vogt Architects created a custom design for an inspiring and elegant outdoor living space. Fortunately, this house had a resourceful and creative team ensuring the vision of the design stayed intact. Solution: The intricate design required a creative approach which entailed high-level fabricating skills. “This project stands out in my mind because it required that I personally design and build numerous jigs,” says Edward San Juan. Taking on the challenge, San Juan designed and handcrafted each jig to the exact specification required for the exterior design. The team at E. F. San Juan continued with the creative approach, integrating and assembling the custom jigs to produce a work of art. The millwork beautifully complements the sleek white design on the deep indoor-outdoor decks, allowing the feel of the surrounding nature to flow inside. What a treat it was to work on this 190-year-old colonial home! Since the home is on the Historical Register, we worked with the owners on its preservation by adding historically accurate features and details. The stucco is accented with “Colonial Blue” paint on the trim and doors. The copper roofs on the portico and side entrance and the copper flashing around each chimney add a pop of shine. We also rebuilt the house’s deck, laid the slate patio, and installed the white picket fence. With family life and entertaining in mind, we built this 4,000 sq. ft., 4 bedroom, 3 full baths and 2 half baths house from the ground up! To fit in with the rest of the neighborhood, we constructed an English Tudor style home, but updated it with a modern, open floor plan on the first floor, bright bedrooms, and large windows throughout the home. What sets this home apart are the high-end architectural details that match the home’s Tudor exterior, such as the historically accurate windows encased in black frames. The stunning craftsman-style staircase is a post and rail system, with painted railings. The first floor was designed with entertaining in mind, as the kitchen, living, dining, and family rooms flow seamlessly. In the family room area, the white fireplace and wall create the perfect focal point for the television mounted above the mantle. In the fireplace we installed a gas insert. We also added wainscoting to camouflage the steel post columns, making them a seamless part of the room. We tore down the walls between four rooms to create this great room in Villanova, PA. And what a difference it makes! This bright space is perfect for everyday living and entertaining family and friends as the kitchen, eating and living areas flow seamlessly. With red oak flooring throughout, we used white and light gray materials and crown moulding to give this large space a cohesive yet open feel. We added wainscoting to the steel post columns. Other projects in this house included installing red oak flooring throughout the first floor, refinishing the main staircase, building new stairs into the basement, installing new basement flooring and opening the basement rooms to create another entertainment area. We renovated the exterior and installed the hardscaping of the traditional colonial home in Villanova, PA. The flagstone patio has a beautiful hand-crafted pergola made from reclaimed long leaf pine. The outdoor fireplace was constructed out of mica and granite and has two storage areas for wood. The stone retaining wall includes interior lighting. A short walk down an adjoining staircase brings you to a courtyard immediately outside of the basement. The courtyard features the same flagstone, stone retaining wall and interior lighting. Regarding the house itself, we rebuilt the chimney (and the accompanying fireplace inside), added Harding plank cement siding, and built the retaining wall along the driveway.
