Over the years as we educate clients around appliances we still work through a rigorous process of programming. Gone is the idea of exposed and oversized appliances. For a busy professional couple less is more, we opted for the a full Miele appliance package for both their #kitchen and #laundry. Loving the new convection steam combi oven where you can steam a duck and brown all in one courtesy of @miele_com. I've seen them cook a 4 course meal for 20 people out of this compact oven. Integrated warming drawer and refrigeration. Much thanks to @caisleydevelopments @somafurniture for helping find solutions around the challenges of seeing how we can install differently. Raising the refrigerator so the freezer drawer can be perfectly aligned with the adjacent warming drawer & countertop line. Raising the hood fan pull out so we could see much better detail and have no exposed trim. And of course flush mount detailing around the gas cooktop so we have minimal raised differences within the working countertop. Soon as gas becomes obsolete we will begin to see induction cooking be standardized until then we try to find ways to incorporate the more traditional means of cooking with gas. When working with compact spaces and especially in #Vancoucer #condoliving, integrating appliances whenever possible is key. And of course @boccidesign for electrical outlets. This siding was carefully selected to complement the coastal ambiance of Stone Harbor while offering resilience against the harsh seaside weather. In addition to the Cedar Impressions, the project also included the installation of Monogram D4 Granite Gray Horizontal siding. This product line is celebrated for its exceptional quality and ability to mimic the look of traditional wood siding, but with the added benefits of modern vinyl technology. Our clients approached us to renovate their loved family home. The Main Floor needed a fresh update, and better functionality and storage to fit the needs of their growing family. The existing Kitchen felt closed off from the rest of the Main Floor, and the layout did not allow for enough countertop or storage space. Each of their Bathrooms also needed an update and better storage. Due to a previously bad experience with another contractor previously, it was important for our clients to work with a contractor who they could build trust with, and feel respected by and comfortable with. Using space from an extra stairway in the side entry of the house, we were able to create a spacious mudroom, perfect for taking a seat to put on or take off coats and boots, and unique, hidden storage for seasonal and outdoor items. We were able to create a more open concept Main Floor, by removing the walls between the Kitchen and Family Room. This allowed for a larger, more functional Kitchen. The new Kitchen is bright and welcoming with white quartz countertops that run seamlessly into a matching backsplash. Beautiful white cabinetry is complemented by brushed bronze pulls and faucets, and durable, contemporary flooring. We transformed the Kitchen and Family Room areas with a vaulted ceiling, and a repaired and modernized Kitchen skylight. We also integrated a patio door entrance, which combined with both sloped and flat sections of the vaulted ceiling, proved to be quite a challenge! This project involved skilled welding, roofing, and structural work, and it was important to maintain the structural integrity of the ceiling. As any mistakes could result in serious issues, communication between everyone involved was key! Regular team meetings, updates on progress, and addressing concerns promptly kept everyone on the same page and avoided misunderstandings. In the end, the raised ceiling, skylight, and patio door were well worth the work, as together they enhanced the airiness and visual spaciousness of the space. On the Second Floor, we created a larger Master Ensuite by borrowing room from existing closet space. This allowed for a spacious walk-in shower, and separate bathtub. A prefabricated stylish vanity not only adds a pop of colour, but also provides plenty of useful storage. New marble tiling on the floor extends to the wall behind the bathtub, creating a luxurious accent wall. The Shared Bathroom was updated to include a new walk-in shower, and a separate bathtub, surrounded by modern geometric wall tiles. The removal of popcorn ceilings, an updated the Front Door, and a refinished Main Staircase with metal railings completed tying the home together, creating a fresh, updated space that this family can enjoy for years to come.

This master bath has a wonderful double vanity with marble top finished in an ogee edge, two square under mounted porcelain sinks all on a furniture-style cabinet with recessed panel doors and drawers. Above the vanity are 2 large square shaped mirrors with mirror framing and beaded edging. The warm tones of the beading plays beautifully with the warm veining of this dramatic marble top. Challenges with your backyard space? Yeah, that's no problem for us. In this space, the deck could not be attached to the house because of the way this turn-of-the-century home was built. The house is 100 years old and the basement door is right in the middle of the back of the house, preventing an attached deck. Another big challenge on this space was that the lot sloped up the hill and away from the house. So what did we do? We excavated and put in retaining walls and build it into the side of the hill, while maintaining integrity of the backyard space and driveway. The homeowners wanted their outdoor space on the same level as the play area with swingset so that they could watch the kids while they relax. Nailed it! This arrangement created a clear courtyard near the main residence while directing the 800-square-foot guest house toward the open meadow and the distant Catskill Mountains. “The unique character of the site and its history inspired the architectural direction,” says Cawse. “The intent was to create a secondary structure in the compound in clear contrast to the modern farmhouse style of the house and garage.” A Barn-Inspired Exterior Adds Visual Flair The exterior envelope evokes a traditional barn with a simple gable shape, weathered wood siding, cedar shingles, and a foundation veneer made of local fieldstone. Challenges with your backyard space? Yeah, that's no problem for us. In this space, the deck could not be attached to the house because of the way this turn-of-the-century home was built. The house is 100 years old and the basement door is right in the middle of the back of the house, preventing an attached deck. Another big challenge on this space was that the lot sloped up the hill and away from the house. So what did we do? We excavated and put in retaining walls and build it into the side of the hill, while maintaining integrity of the backyard space and driveway. The homeowners wanted their outdoor space on the same level as the play area with swingset so that they could watch the kids while they relax. Nailed it!
