Two Clopay Model 33 flush Luan mahogany doors with Long Panel windows provide warmth and a sleek upgrade for this in-town Austin home. The doors were finished using the Sikkens Cetol 1/23+ stain system to increase the doors' elegance and to assure that they look like new for years. (BTW, the "pea shooter" at the left door is a flag holder:-)

This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction. The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping. New window seat adds seating and storage to the space. We added thick new moldings for architectural interest; dark hardwood floors provide additional warmth. The vintage chandelier draws color from the nearby ocean and adds a spark of color and interest. Solid wood Parsons dining table and the Wishbone chairs provide an interesting mix of geometric shapes, styles and textures. The sisal rug grounds the area and adds another natural element. The window seat was added to create much-needed additional seating and extra storage space.

Inspiration for a timeless living room remodel in DC Metro with beige walls

The goal of this project was to build a house that would be energy efficient using materials that were both economical and environmentally conscious. Due to the extremely cold winter weather conditions in the Catskills, insulating the house was a primary concern. The main structure of the house is a timber frame from an nineteenth century barn that has been restored and raised on this new site. The entirety of this frame has then been wrapped in SIPs (structural insulated panels), both walls and the roof. The house is slab on grade, insulated from below. The concrete slab was poured with a radiant heating system inside and the top of the slab was polished and left exposed as the flooring surface. Fiberglass windows with an extremely high R-value were chosen for their green properties. Care was also taken during construction to make all of the joints between the SIPs panels and around window and door openings as airtight as possible. The fact that the house is so airtight along with the high overall insulatory value achieved from the insulated slab, SIPs panels, and windows make the house very energy efficient. The house utilizes an air exchanger, a device that brings fresh air in from outside without loosing heat and circulates the air within the house to move warmer air down from the second floor. Other green materials in the home include reclaimed barn wood used for the floor and ceiling of the second floor, reclaimed wood stairs and bathroom vanity, and an on-demand hot water/boiler system. The exterior of the house is clad in black corrugated aluminum with an aluminum standing seam roof. Because of the extremely cold winter temperatures windows are used discerningly, the three largest windows are on the first floor providing the main living areas with a majestic view of the Catskill mountains.

Clear stain on the window sash provides a simple, warm and cost neutral detail, highlighting the transition between the woods outdoors and the wood indoors.
