From our first meeting with the client, the process focused on a design that was inspired by the Asian Garden Theory. The home is sited to overlook a tranquil saltwater lagoon to the south, which uses barrowed landscaping as a powerful element of design to draw you through the house. Visitors enter through a path of stones floating upon a reflecting pool that extends to the home’s foundations. The centralized entertaining area is flanked by family spaces to the east and private spaces to the west. Large spaces for social gathering are linked with intimate niches of reflection and retreat to create a home that is both spacious yet intimate. Transparent window walls provide expansive views of the garden spaces to create a sense of connectivity between the home and nature. This Asian contemporary home also contains the latest in green technology and design. Photovoltaic panels, LED lighting, VRF Air Conditioning, and a high-performance building envelope reduce the energy consumption. Strategically located loggias and garden elements provide additional protection from the direct heat of the South Florida sun, bringing natural diffused light to the interior and helping to reduce reliance on electric lighting and air conditioning. Low VOC substances and responsibly, locally, and sustainably sourced materials were also selected for both interior and exterior finishes. One of the challenging aspects of this home’s design was to make it appear as if it were floating on one continuous body of water. The reflecting pools and ponds located at the perimeter of the house were designed to be integrated into the foundation of the house. Outdoor Splendor This new outdoor living area complements the beautifully landscaped yard while creating an entimate atmosphere for relaxation, socializing, or a comfortable getaway to watch a movie or exciting sporting event. The clients utilized the Houzz site and found our design build team while looking for ideas for an outdoor living area. Leuders limestone, perma-columns, stained pine ceiling, and salt finished and scored pattern concrete were utilized to create a well detailed addition to this home. The existing roof produced a particular challenge but every consideration was taken to ensure the addition blended with the existing house to appear as though it was original. Structural connections were utilized due to the recent concerns of high winds in the Texas climate. Our team at Smith & Vansant transformed a diminutive 1920's J. F. Larson faculty townhouse building into Triangle House, a live & learn residence for an undergraduate community. The first floor of two townhouses was gutted, and re-designed as the central student gathering room. How to work with what we had? How to make a dormitory feel like a home? The ceiling is low. With bearing walls gone, Jason Gaddis worked with the structure that had to be added to hold up the second floor, adding pilasters, traditional trim on the new beams, and a chair rail to tie the room together. Light fixtures had to be shallow. The College wanted to use wood-grained "luxury vinyl plank", having found that it held up well in social spaces that get used for dances, meals, music and lectures. I took samples on site with large paint samples, to get a the right floor color. The real treasure of the 8 townhouses was that each had a living room fireplace. We kept them all, though none now can have fires. Pi Smith and I worked on the paint palette. We used a deep color to make this room feel cozy, and to highlight the trim and symmetry of the room. For the photo shoot, we wanted a rug. Kwachen/Inner Asia was founded by a Dartmouth alum, and had a store near campus. They loaned the pillows and this wonderful rug, perfect for a home called Triangle House. A welcoming entry and sliding doors suggest indoor/ outdoor living through all of the private and public main spaces including the Entry, Kitchen, living, and master bedroom. Another major design element for the interior of this home called the “galley” hallway, features high clerestory windows and creative entrances to two of the spaces. Custom Double Sliding Barn Doors to the office and an oversized entrance with sidelights and a transom window, frame the main entry and draws guests right through to the rear courtyard. The owner’s one-of-a-kind creative craft room and laundry room allow for open projects to rest without cramping a social event in the public spaces. Lastly, the HUGE but unassuming 2,200 sq ft garage provides two tiers and space for a full sized RV, off road vehicles and two daily drivers. This home is an amazing example of balance between on-site toy storage, several entertaining space options and private/quiet time and spaces alike.

This 7,500 square feet home, situated on a waterfront site in Sag Harbor, New York, was designed as a shared vacation home for four brothers and their families. A collaborative effort between the clients and Cecil Baker + Partners yielded a contemporary home that pays homage to the Eastern Long Island vernacular. The home is composed of three distinct volumes that step back from one another to optimize both the water view and privacy. The two outer wings take on familiar cedar-clad, pitched roof geometry while the central three-story glass box links them together and anchors the home. The two car garage, with a private living space above, projects from the main house via a breezeway, defining a private garden. The interior of the home integrates warm, tactile materials and clean modern lines. The use of full-height windows, floor-to-ceiling glass curtain wall, and an operable overhead glass door creates an indoor-outdoor living experience and floods the home with natural light. The subtle choreography of the interior space lends flexibility to the Client for both social and private uses of the home. The first floor contains an open plan for the kitchen, living room, dining area and sunroom, and the second floor includes two full master suites facing the bay, a guest room with spectacular water views, and a children's room that overlooks the garden. The family dogs are a central part of their lives and the owner asked that we design bespoke kennels built-into the live-edge, Doug Fir slab casework in the dining room, so that the dogs could be with the family during meals, without giant plastic crates dominating the room. The home is filled with custom details like built-in art niches in the Great Room, a unique front entry porch, and cozy window seats in the kid’s bedrooms. Below a unique Aspen leaf chandelier, follow the stone walled stairwell down to the walk-out basement. The lower level includes a guest room, exercise room, a rec room/media room with wet-bar, and opens to a hot tub and a mountain lion-safe outdoor dog run. The house is divided into three parts: the detached garage, the main social spaces + guest & kids bedrooms, and the Primary bedroom suite. From the Great Room, the owners cross a dramatic glass bridge to reach the primary suite, giving a sense of privacy to this special retreat. The primary bedroom has a window seat, magical views, vaulted ceilings, its own private covered patio, and a barn door to the bathroom. The primary bathroom has a striking slot window between the floating vanities, again connecting the owners to nature at every turn. The sculptural soaking tub sits on an elevated plinth in a recessed nook – ideal for watching the deer, elk, moose, coyotes, raptors, turkeys, foxes, bears and mountain lions walk by. We started by removing partial walls to create a more open floor plan and transformed a once huge fireplace into a modern bar set up. We reconfigured a stunning, ventless fireplace and oriented it floor to ceiling tile in the family room. Our second priority was to create an outdoor space for safe socializing during the pandemic, as we executed this project during the thick of it. We designed the entire outdoor area with the utmost intention and consulted on the gorgeous outdoor paint selections. Stay tuned for photos of this outdoors space on the site soon! The interiors of this loft bridge the gap between downtown Chicago and the rapidly-developing Fulton Market neighborhood. A study in contrasts, each space was designed to feel modern yet comfortable, sleek yet cozy, and raw yet refined. Throughout the property, materials, finishes, art and furniture create unity, hierarchy, and distinction between the various public and private spaces. Present on every level, raw concrete columns expose the building’s frame and connect every space of the structure. Likewise, the exposed poured-in-place concrete core remains visible on every floor. Raw, heavy metals and dark finishes further expand the material expression; while wood is used on the ceiling to signal social spaces. Street art from the site was repurposed throughout the property as wayfinding. The art brings the history of the neighborhood inside the building and creates a distinct identity for each level. Furnishings reflect the contemporary design of the building and the industrial history of the neighborhood. The pieces are raw and layered, merging black pipe, upholstery, leather, and steel into a single contemporary design. Outfitted with simple, sculptural forms, softened with woven textures and rounded corners, the design takes advantage of the sweeping downtown views afforded by the building’s rounded facade.

This very large corner site was shrouded in tired and thirsty conventional lawn. Really a bland, uninteresting monoculture—impossible to maintain especially in light of our dwindling resources and our growing understanding about sustainable practices. We chose to approach this project not with the idea that existing lawn is bad, but with respect for what lawn has historically represented: a socially connective tissue. Instead of conventional grass requiring endlessly large amounts of water, chemicals and mowing, this lawn conversion shifts to a naturalistic native meadow mix splashed with wildflowers and drought tolerant native shrubs. It was the clients’ desire to be wrapped by a garden attracting native pollinators and beneficial insects. A wildlife photographer, they wanted the opportunity to open windows and doors and feel immediately connected to a coastal native environment. The handsome new stone walls, stairs and massive boulders became the structural framework containing the loose, coastal sage scrub plant community, holding the landscape together during the dormant months. As we continue to grow our acceptance of and appreciation for climate appropriate California gardens, and embrace the paradigm shift, let us graciously bid adieu to our home’s unsustainable velvet robe.

The Conceptual Design Development- RENESA ARCHITECTURE DESIGN INTERIORS have recently completed an interiors project for a penthouse(The PentHaus) in Gurgaon. The basic design requirement as per the client was to divide the floor plates in the penthouse on the basis of public and private relationship.(With the public interaction and services on the lower level with the private interface on the upper level). The design philosophy as dictated and understood was on the lines of contrast in colors with the play of art and decorative pieces highlighting the depth in the detailing of the accessorization of the whole scale model. The client's interest in art and design pieces worked in favor for RENESA DESIGN STUDIO as it was a value-addition to the whole interior decor design process. Credits need to be given to the client for the right selection of art pieces in terms of the color pallet blending into the design philosophy set by RENESA STUDIO. A mix of contemporary modern with classical essence here and there provides a smooth transition of amalgamation of different design philosophies in a given space model. The play of solid volumes with double height spaces gives the apartment a very expansive and grand look at the entrance. Thus a line of communication is created between the public and private zones via the massive chandelier mass structure in the middle of the entrance foyer. RENESA ARCHITECTURE STUDIO carefully studied and analyzed the given area and the clients requirement for the look and feel for the space (internal decor) and planned the space accordingly. The positioning and placement of art pieces, furniture and furnishings once decided by RENESA was left to the client to decide and they did proper justification to the space with some amazing decor choice to value add to the existing space design by the architects. It is also great to have clients with good design taste as it is always a value addition to the architect's vision. Each and every space has been demarcated with its own essence of design so that they stand out and give a new experience to the visitor while passing through. Also, the toilets have been carefully crafted according to the ambience of the space. Different specialized Italian stones for each different toilets gives a new experience for the viewers. Perhaps the contrasting color pallets of the activity zones change so massively that the eye catching experiential pathway is induced at the lower level of the apartment. The kitchen area has been expansively designed to give a very airy feeling to the household activities. Huge windows with amazing views provide a perfect setup for a good-to-cook ambiance at any time of the day. The deck area for the Penthouse has been carefully crafted in terms of keeping the pallet on the green side with a tinge of hardscaping with the lit backdrop of the penthouse adding character to this external space. Hence, all in all the character of a bling-y yet subtle design space is created at this apartment with more importance given to the transparency of the space transitions with the careful play of the color shade card in the backdrop.

Designed to be a legacy and space where great family memories could be created, OBMI completed the master planning, landscape, interior design, and architecture of the holistic residential Longtail House project. A modern home wrapped in the classic Bermudian style, it’s comprised of 4 bedrooms with in-suite bathrooms including a master suite and a guest apartment. A Great Room combines all family social activity in one space, with an incorporated living room, dining room, and kitchen. Close by is the Library-Music Room, Media Room, Home Office, back of house kitchen support and laundry. Below the Great Room are the Game Room and the wine cellar, which can be observed from above through a glass floor. There is a large garage for vehicles and various sporting items. At the front of the house, overlooking the ocean is the infinity pool, spa, and gardens with endemic shoreline plants. The previous house on the property site was carefully disassembled and recycled as exemplified by the existing cedar wood floors, which were repurposed as entrance ceilings. Even garden plants were recycled where possible. The biggest challenge was during excavation. With a lot of hard rock present, it took several weeks to cut through. Once the foundation level was achieved, all work went smoothly. The house has a strong emphasis on respecting and nurturing the environment, with igloo nests situated at the edge of the cliffs for Longtail seabirds to repose. The layout was set so as to maximize the best sun orientation for the solar panels and for natural cooling from the offshore breezes to occur.
