The architecture of this mid-century ranch in Portland’s West Hills oozes modernism’s core values. We wanted to focus on areas of the home that didn’t maximize the architectural beauty. The Client—a family of three, with Lucy the Great Dane, wanted to improve what was existing and update the kitchen and Jack and Jill Bathrooms, add some cool storage solutions and generally revamp the house. We totally reimagined the entry to provide a “wow” moment for all to enjoy whilst entering the property. A giant pivot door was used to replace the dated solid wood door and side light. We designed and built new open cabinetry in the kitchen allowing for more light in what was a dark spot. The kitchen got a makeover by reconfiguring the key elements and new concrete flooring, new stove, hood, bar, counter top, and a new lighting plan. Our work on the Humphrey House was featured in Dwell Magazine.

This space is perfect for entertaining! When the owners originally moved in, this deck was not here. There were several steps down from the kitchen door, and the stone slabs were a toe-stubbing minefield. We added the deck and designed it perfectly for entertaining. Since we had several large pine trees removed from the property, we increased sun exposure creating a need for more shade. We had this awning custom made by PJ Canvas in Santa Rosa, CA. The awning tucks neatly under the roof of the house during the rainy months.

The challenge is to retrofit existing farm buildings, and the surrounding landscape, to better reflect both the different lifestyle and needs of the present owners. At the back of the farmhouse slopes have been modified to accommodate terraces, gardens and pathways linking through them. View sheds have been emphasized to showcase the property and the landscape filled with four seasons of interest. The geometry of the hard-scaping (walls, stairs, and walkways) is softened by the addition of lush plant material selected for both textural and colour qualities (evergreen, flowering and foliage). This view includes Smooth Viburnum (Viburnum nudum ‘Winterthur’), Purple Smokebush (Cotinus coggygria ‘Royal Purple’), Mellow Yellow Spiraea (Spiraea thunbergii ‘Ogon’), and Russian Sage (Perovskia atriplicifolia).

Inspiration for a large contemporary backyard concrete paver and rectangular lap pool house remodel in New York

Taking in the panoramic views of this Modern Mediterranean Resort while dipping into its luxurious pool feels like a getaway tucked into the hills of Westlake Village. Although, this home wasn’t always so inviting. It originally had the view to impress guests but no space to entertain them. One day, the owners ran into a sign that it was time to remodel their home. Quite literally, they were walking around their neighborhood and saw a JRP Design & Remodel sign in someone’s front yard. They became our clients, and our architects drew up a new floorplan for their home. It included a massive addition to the front and a total reconfiguration to the backyard. These changes would allow us to create an entry, expand the small living room, and design an outdoor living space in the backyard. There was only one thing standing in the way of all of this – a mountain formed out of solid rock. Our team spent extensive time chipping away at it to reconstruct the home’s layout. Like always, the hard work was all worth it in the end for our clients to have their dream home! Luscious landscaping now surrounds the new addition to the front of the home. Its roof is topped with red clay Spanish tiles, giving it a Mediterranean feel. Walking through the iron door, you’re welcomed by a new entry where you can see all the way through the home to the backyard resort and all its glory, thanks to the living room’s LaCantina bi-fold door. A transparent fence lining the back of the property allows you to enjoy the hillside view without any obstruction. Within the backyard, a 38-foot long, deep blue modernized pool gravitates you to relaxation. The Baja shelf inside it is a tempting spot to lounge in the water and keep cool, while the chairs nearby provide another option for leaning back and soaking up the sun. On a hot day or chilly night, guests can gather under the sheltered outdoor living space equipped with ceiling fans and heaters. This space includes a kitchen with Stoneland marble countertops and a 42-inch Hestan barbeque. Next to it, a long dining table awaits a feast. Additional seating is available by the TV and fireplace. This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. The goal of this project was to provide a lush and vast garden for the new owners of this recently remodeled brick Georgian. Located in Wheaton this acre plus property is surrounded by beautiful Oaks. Preserving the Oaks became a particular challenge with the ample front walk and generous entertaining spaces the client desired. Under most of the Oaks the turf was in very poor condition, and most of the property was covered with undesirable overgrown underbrush such as Garlic Mustard weed and Buckthorn. With a recently completed addition, the garages were pushed farther from the front door leaving a large distance between the drive and entry to the home. This prompted the addition of a secondary door off the kitchen. A meandering walk curves past the secondary entry and leads guests through the front garden to the main entry. Off the secondary door a “kitchen patio” complete with a custom gate and Green Mountain Boxwood hedge give the clients a quaint space to enjoy a morning cup of joe. Stepping stone pathways lead around the home and weave through multiple pocket gardens within the vast backyard. The paths extend deep into the property leading to individual and unique gardens with a variety of plantings that are tied together with rustic stonewalls and sinuous turf areas. Closer to the home a large paver patio opens up to the backyard gardens. New stoops were constructed and existing stoops were covered in bluestone and mortared stonewalls were added, complimenting the classic Georgian architecture. The completed project accomplished all the goals of creating a lush and vast garden that fit the remodeled home and lifestyle of its new owners. Through careful planning, all mature Oaks were preserved, undesirables removed and numerous new plantings along with detailed stonework helped to define the new landscape.

We designed and built a spacious covered outdoor living space as the backyard focal point. The kitchen and bar area feature a Hestan grill, kegerator and refrigerator along with ample counter space. This structure is heated by Infratech heaters for maximum all-season use. An array of six skylights allows light into the space and the adjacent windows. While the covered space is the focal point of the backyard, the entire property was redesigned to include a bluestone patio and pathway, dry creek bed, new planting, extensive low voltage outdoor lighting and a new entry monument. The design fits seamlessly among the existing mature trees and the backdrop of a beautiful wetland area beyond. The structure feels as if it has always been a part of the home. Situated in Kenwood, Maryland just outside of Washington, D.C., this whole-house renovation reinterprets a 1950s split-level into a rustic French country house. Published 3 times, The French country house plans for this renovation inform and guide the remodel. Short double-hung existing windows of various sizes on a 1950s brick front wall (see below) were replaced by straightforward openings along the front facade. By replacing them with a series of similar openings, the end result is a principled, simple elegance inspired by French country style homes. The rustic application of field stone arches and rough stucco are both inviting and enchanting, echoing French country interior design. Elements of French country home decor complement the home. The traditional French country home design has been widely published, including features in Renovation Style and Maryland Life magazines, among others. One singular continuous walkway runs the entire length of the main front under each of the French doors, and a courtyard created by stucco walls and stone piers create an inner sanctum in the front yard. In the back of the property, added French gates lead to a newly constructed pavilion.
