Franklin took advantage of the existing hay track in the peak of the ceiling, using it to conceal wiring needed to run the fan and lights. In order to preserve the quality of the ceiling, the architect covered the original slats with 6" insulated panels (SIP's).
While his children were younger, Franklin recognized the need to child-proof the space. "I installed Plexiglas on all the railings so the kids couldn’t climb over them when they were very small," he explains. While some of the sheeting was removed over time, Franklin laughs, " The Plexiglas on the railings by the pool table will always stay since we are so bad at pool! Too many balls fly off the table and could injure someone in the gathering room below."

We added this pantry cabinet in a small nook off the kitchen. The lower cabinet doors have a wire mesh insert. Dutch doors lead to the backyard.

Kiel's woodworking talents are in full effect in the kitchen. Rather than incorporate pre-fabricated cabinets into the newly rebuilt space, he decided to build them himself, affording the home the custom work that it so deserves. "It didn't make sense to put in the same fiberboard cabinetry that was there before", he confesses. Part of the plan called for open shelving up top to show off Chelsea's colorful plate collection. "One of the perks of being married to a wood worker", Chelsea jokes, "is having an entire kitchen worth of cabinets for the cost of wood and paint!"
The couple outfitted the antique sink with a modern spray fixture from IKEA. The enameled cast iron sink was not only a steal at $25, but it is certainly made to last. "Often we buy older pieces which have been around for 50+ years because we know that if they have survived this long they will likely survive another 50", she says.

This project combines high end earthy elements with elegant, modern furnishings. We wanted to re invent the beach house concept and create an home which is not your typical coastal retreat. By combining stronger colors and textures, we gave the spaces a bolder and more permanent feel. Yet, as you travel through each room, you can't help but feel invited and at home.

Perimeter cabinets refinished to an off white finish. Island refinished to a walnut woodgrain finish. Add ons include new raised side panels, crown & light rail molding, corbels & glass door. New countertops include Absolute Black Honed granite on perimeter and Super White Quartzite on Island. The backsplash is Carrara subway tile. Refrigerator surround was rebuilt with new trim on the sides and top to attach the cabinets above to give it a custom look. New crown molding to tie this area in with the surrounding perimeter cabinets.

This project was a complete renovation. It was the first project a newlywed couple did together. In one of the first meetings we all agreed we loved the Osborne and Little striped polka dot fabric (pillow on the chairs and sofa). The room grew from there. A main objective was to enhance the view of Central Park all the way to the Palisades. We kept the walls light and the upholstery monochromatic, except for a dash of off white in the Hugues Chevalier (Ying Armchair). The area rug is large and almost square we had it made by Royce wool carpets. Joanne and Bill Riley custom designed it. The background was kept the blue of the upholstery further grounding the space yet keeping it quiet enough with only red and gold accents (there are actually 9 colors in the rug, but they are the same hues as the 3 main colors) The wood of the dining area adds a solid feel. (Table and chairs by Stanley furniture) Along the long wall is a 20' built-in with a Costa Smerelda granite counter top, as. storage space is at a premium in NYC. There is enough room for a small bar area on the left, dining area storage in the middle and to the far right. Also, in the middle is a 50" TV that comes up out of the granite and audio equipment. Above the built-in are wall to wall mirrors with glass shelves hanging from them. This keeps an open and spacious feel. The accessories keep it welcoming. The wall sconces (also on the mirrors) are by Currey and Co. The large crown molding and the high gloss ceiling add to the subtle drama. The small custom wood cabinet is made of Claro Walnut with ebonized Ash legs and handles by Hubel Handcrafted. It sits between the window and the door keeping you centered in the space. All in all an easy space to enjoy!

Transitional Kitchen renovation combining existing kitchen & dining room into one larger space. Greige perimeter cabinets and soft green island cabinets with brushed gold accents and marble tile finish off the space. Soft mid-tone woods keep warmth infused throughout.

Off-white Decora maple cabinets, an Ethan Allen chandelier and Seapearl quartzite grey and green countertops transformed an outdated kitchen into a peaceful sanctuary. A high gloss ceramic handmade tile, Light Ocean from Quemere International, reflects light from the kitchen's large window. Stamped concrete island cabinets provide an enchanting color contrast to the Chantille cabinets. Amish wood stools offer understated seating. Top Knobs trunk pulls in polished nickel contribute to this kitchen’s high class.
The existing kitchen floor plan in this 20-year-old Fairfax Station did not require enlarging. The homeowners upgraded to a double oven and converted from electric to gas.
In the breakfast room, a Hinkley chandelier above a Lee Industries table accommodates eight, with an open view of an updated fireplace. After removing the wall between living and breakfast rooms, in-house lead carpenter Bruce designed and built the classic columns on either side of the arch between the rooms. The rooms are painted in Benjamin Moore Titanium, and the wet bar boasts an Arabesque Carrara marble backsplash.

This off-grid mountain barn home located in the heart of the Rockies sits at 7,500 feet and has expansive, beautiful views of the foothills below. The model is a Barn Pros 36 ft. x 36 ft. Denali barn apartment with a partially enclosed shed roof on one side for outdoor seating and entertainment area. The deck off the back of the building is smaller than the standard 12 ft. x 12 ft. deck included in the Denali package. Roll-up garage doors like the one shown at the front of the home are an add-on option for nearly any Barn Pros kit.
Inside, the finish is decidedly rustic modern where sheetrock walls contrast handsomely with the exposed posts and beams throughout the space. The owners incorporated garage parking, laundry, kitchenette with wood-burning stove oven, bathroom, workout area and a pool table all on the first floor. The upper level houses the main living space where contemporary décor and finished are combined with natural wood flooring and those same exposed posts and beams. Lots of natural light fills the space from the 18 ft. vaulted ceilings, dormer windows and French doors off the living room. The owners added a partial loft for additional sleeping and a functional storage area.
