The number one design criteria was to maximize the view of the Roaring Fork River in their back yard. I opened all of the the walls that faced the river with as tall as possible fixed windows combined statically with casements. Solar shade are exterior mounted and for the peaked windows they come out of the low cabinets on each side of the fireplace. This was a real issue because the sun is quite intense in the mornings and any traditional type of window treatment would obstruct the view.

Porcelain pavers supported on solid rubber pads to quickly and conveniently cover a boring concrete patio slab without needing thin set and grout. Built in spacer tabs ensure correct alignment and tile spacing to ensure rapid watershed to the concrete below. Bright and roomy, the floor plan includes 3 bedrooms, 2.5 baths, a large vaulted great room, a second story loft with 2 bedrooms and 1 bath, a first floor master suite, and a flexible “away room”. Every square inch of this home was optimized in the design stage for flexible spaces with convenient traffic flow, and excellent storage - all within a modest footprint.
