Built in 1915, this classic craftsman style home is located in the Capitol Mansions Historic District. When the time came to remodel, the homeowners wanted to continue to celebrate its history by keeping with the craftsman style but elevating the kitchen’s function to include the latest in quality cabinetry and modern appliances. The new spacious kitchen (and adjacent walk-in pantry) provides the perfect environment for a couple who loves to cook and entertain. White perimeter cabinets and dark soapstone counters make a timeless and classic color palette. Designed to have a more furniture-like feel, the large island has seating on one end and is finished in an historically inspired warm grey paint color. The vertical stone “legs” on either side of the gas range-top highlight the cooking area and add custom detail within the long run of cabinets. Wide barn doors designed to match the cabinet inset door style slide open to reveal a spacious appliance garage, and close when the kitchen goes into entertainer mode. Finishing touches such as the brushed nickel pendants add period style over the island. A bookcase anchors the corner between the kitchen and breakfast area providing convenient access for frequently referenced cookbooks from either location. Just around the corner from the kitchen, a large walk-in butler’s pantry in cheerful yellow provides even more counter space and storage ability. One of the few truly American architectural styles, the Craftsman/Prairie style was developed around the turn of the century by a group of Midwestern architects who drew their inspiration from the surrounding landscape. Bathroom - 1960s bathroom idea in Los Angeles

Our clients wanted to add on to their 1950's ranch house, but weren't sure whether to go up or out. We convinced them to go out, adding a Primary Suite addition with bathroom, walk-in closet, and spacious Bedroom with vaulted ceiling. To connect the addition with the main house, we provided plenty of light and a built-in bookshelf with detailed pendant at the end of the hall. The clients' style was decidedly peaceful, so we created a wet-room with green glass tile, a door to a small private garden, and a large fir slider door from the bedroom to a spacious deck. We also used Yakisugi siding on the exterior, adding depth and warmth to the addition. Our clients love using the tub while looking out on their private paradise!

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub.
