Knowing the areas and resources of Lake Burton is our specialty Lake Burton is a 2,775 acre man-made lake with 62 miles of shoreline located in the northeastern corner of Georgia in Rabun County. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch. The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. This impressive detached building is located in the heart of the bustling Dundas West strip, and presents a unique opportunity for creative live + work space. Designed by Kohn Shnier Architects, the building was completed in 2008 and has been owner-occupied ever since. Modern steel and concrete construction enable clear spans throughout, and the virtual elimination of bulkheads. The main floor features a dynamic retail space, that connects to a lower level with high ceilings – perfect as a workshop, atelier or as an extension of the retail. Upstairs, a spacious loft-like apartment is spread over 2 floors. The mainfloor includes a decadent chef’s kitchen finished in Corian, with a large eat-at island. The combined living & dining rooms connect with a large south-facing terrace with exceptional natural light and neighbourhood views. Upstairs, the master bathroom features abundant built-in closets, together with a generous ensuite bathroom. A second open space is presently used as a studio, but is easily converted to a closed 2nd bedroom. Parking is provided at the rear of the building, and the rooftop functions as a green roof. The finest materials have been used in this very special building, from anodized aluminium windows paired with black manganese brick, to high quality appliances and dual furnaces to provide adequate heating and fire separation between the retail and residential units. Our client, a young executive in the cosmetics industry, wanted to take advantage of a very large, empty space between her house and pool to create a beautiful and functional outdoor living space to entertain family and clients, and to hold business meetings. Gayler Design Build, in collaboration with Jeff Culbertson/Culbertson Durst Interiors, designed and built this gorgeous Outdoor Great Room. She needed a place that could accommodate a small group of 8 for Sunday brunch, to a large corporate gathering of 35 colleagues. She wanted the outdoor great room to be contemporary (so that it coordinated with the interior of her home), comfortable and inviting.   Clear span roof design allowed for maximum space underneath and heaters and fans were added for climate control, along with 2 TVs and a stereo system for entertaining. The bar seats 6, and has a large Fire Magic BBQ and 2 burner cooktop, 2 under counter refrigerators, a warming drawer and assorted cabinets and drawers.

This space was completely empty, void of everything except the flooring tiles. All the containers and plantings, the patterned turf in the flooring, ornaments, and fixtures were part of the design. It spans three sides of the penthouse, extending the dining and living space out into the open. Outdoor rooms are created with the alignment of fixtures and placement of furniture. The custom designed water feature is both a wall to separate the dining and living spaces and a work of art on its own. A shade system offers relief from the scorching sun without permanently blocking the view from the dining room. A frosted glass wall on the edge of the kitchen brings privacy and still allows light to filter into the space. The south wall is lined with planters to add some privacy and at night are lit as a focal point.

Carefully positioned on a site blessed with spacious surrounding acreage, the home was carefully positioned on a tree-filled hilltop and tailored to fit the natural contours of the land. The house sits on the crest of the peak, which allows it to spotlight and enjoy the best vistas of the valley and pond below. Inside, the home’s welcoming style continues, featuring a Midwestern take on perennially popular Western style and rooms that were also situated to take full advantage of the site. From the central foyer that leads into a large living room with a fireplace, the home manages to have an open and functional floor plan while still feeling warm and intimate enough for smaller gatherings and family living. The extensive use of wood and timbering throughout brings that sense of the outdoors inside, with an open floor plan, including a kitchen that spans the length of the house and an overall level of craftsmanship and details uncommon in today’s architecture. •

A bubbling boulder water feature murmurs soothing sounds. Linear pavers lead the garden stroller from place to place alongside a rain garden filled with swaying grasses that spans the side yard and culminates at a gracefully arching pomegranate tree, The transformation was completed with a bold and biodiverse selection of low water, climate appropriate plants that make the space come alive. branches laden with impossibly red blossoms and fruit. The elements of a sustainable habitat garden have been designed into the ¬lush landscape. One hundred percent of rainwater runoff is diverted into the two large rain gardens which infiltrate stormwater runoff into the soil. After building up the soil with tons of organic amendments, we added permeable hardscape elements, a water feature, native and climate appropriate plants - including an exceedingly low-water Kurapia lawn - and drip irrigation with a smart timer. With these practices we’ve created a sumptuous wildlife habitat that has become a haven for migratory birds & butterflies.

Our client desired a functional, tasteful, and improved environment to compliment their home. The overall goal was to create a landscape that was subtle and not overdone. The client was highly focused on their deck environment that would span across the rear of the house with an area for a Jacuzzi as well. A portion of the deck has a screened in porch due to the naturally buggy environment since the home is situated in the woods and a low area. A mosquito repellent injection system was incorporated into the irrigation system to help with the bug issue. We improved circulation of the driveway, increased the overall curb appeal of the entrance of the home, and created a scaled and proportional outdoor living environment for the clients to enjoy. The client has religious guidelines that needed to be adhered to with the overall function and design of the landscape, which included an arbor over the deck to support a Sukkah and a Green Egg smoker to cook Kosher foods. Two columns were added at the driveway entrance with lights to help define their driveway entrance since it's the end of a long pipe-stem. New light fixtures were also added to the rear of the house. Our client desired multiple amenities with a limited budget, so everything had to be value engineered through the design and construction process. There is heavy deer pressure on the site, a mosquito issue, low site elevations, flat topography, poor soil, and overall poor drainage of the site. The original driveway was not sized appropriately and the front porch had structural issues, as well as leaked water onto the landing below.
