This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

Coved ceiling - walls are curved into a flat ceiling.

Our clients called us wanting to not only update their master bathroom but to specifically make it more functional. She had just had knee surgery, so taking a shower wasn’t easy. They wanted to remove the tub and enlarge the shower, as much as possible, and add a bench. She really wanted a seated makeup vanity area, too. They wanted to replace all vanity cabinets making them one height, and possibly add tower storage. With the current layout, they felt that there were too many doors, so we discussed possibly using a barn door to the bedroom. We removed the large oval bathtub and expanded the shower, with an added bench. She got her seated makeup vanity and it’s placed between the shower and the window, right where she wanted it by the natural light. A tilting oval mirror sits above the makeup vanity flanked with Pottery Barn “Hayden” brushed nickel vanity lights. A lit swing arm makeup mirror was installed, making for a perfect makeup vanity! New taller Shiloh “Eclipse” bathroom cabinets painted in Polar with Slate highlights were installed (all at one height), with Kohler “Caxton” square double sinks. Two large beautiful mirrors are hung above each sink, again, flanked with Pottery Barn “Hayden” brushed nickel vanity lights on either side. Beautiful Quartzmasters Polished Calacutta Borghini countertops were installed on both vanities, as well as the shower bench top and shower wall cap. Carrara Valentino basketweave mosaic marble tiles was installed on the shower floor and the back of the niches, while Heirloom Clay 3x9 tile was installed on the shower walls. A Delta Shower System was installed with both a hand held shower and a rainshower. The linen closet that used to have a standard door opening into the middle of the bathroom is now storage cabinets, with the classic Restoration Hardware “Campaign” pulls on the drawers and doors. A beautiful Birch forest gray 6”x 36” floor tile, laid in a random offset pattern was installed for an updated look on the floor. New glass paneled doors were installed to the closet and the water closet, matching the barn door. A gorgeous Shades of Light 20” “Pyramid Crystals” chandelier was hung in the center of the bathroom to top it all off! The bedroom was painted a soothing Magnetic Gray and a classic updated Capital Lighting “Harlow” Chandelier was hung for an updated look. We were able to meet all of our clients needs by removing the tub, enlarging the shower, installing the seated makeup vanity, by the natural light, right were she wanted it and by installing a beautiful barn door between the bathroom from the bedroom! This lakeside retreat has been in the family for generations & is lovingly referred to as "the magnet" because it pulls friends and family together. When rebuilding on their family's land, our priority was to create the same feeling for generations to come. This new build project included all interior & exterior architectural design features including lighting, flooring, tile, countertop, cabinet, appliance, hardware & plumbing fixture selections. My client opted in for an all inclusive design experience including space planning, furniture & decor specifications to create a move in ready retreat for their family to enjoy for years & years to come. It was an honor designing this family's dream house & will leave you wanting a little slice of waterfront paradise of your own!

Located in a wooded setting which backs up to a golf course, The Woods is a vacation condo community in Canadian Lakes, Michigan. The owners asked us to create a comfortable modern design that would appeal to golfers and also families visiting relatives in the area. This complete renovation brought the design from 80's basic to rustic transitional. Colors and design elements echo the natural area surrounding the property. SKP Design was involved in multiple aspects of this project. Our services included: space planning for kitchen and both bathrooms selecting finishes for walls, floors, trim, cabinets and countertops reviewing construction details and electrical plans specification of plumbing fixtures, appliances and accent lighting furniture layout, specification and purchasing fireplace design and stone selection reviewing branding and signage ideas In the great room, wrought iron accents are featured in a new staircase handrail system. Other metal accents are found in the new chandelier, barstools and the legs of the live edge coffee table. An open area under the staircase was enclosed with recessed shelving which gives a focal point to the dinette area. Recessed built-in cabinets near the fireplace store TV technology and accessories. The original tiled hearth was replaced by poured concrete with stone accents. A queen sleeper sofa from Edgecomb provides additional sleeping. Fabrics and upholstery throughout the condo were selected for durability and cleanability. Basic white laminate kitchen cabinets were replaced with beautiful dark stained wood. Floor tile is a wood-look porcelain from Daltile called Saddle Brook. Countertops in the kitchen and bathrooms are solid surface Corian Quartz (formerly called DuPont Zodiaq). Broadloom carpet is from Durkan. The first floor bedroom is Mona Vista pattern from Modesto Collection; all other carpet is Inviting Spaces pattern from Timeless Compositions. Walls are painted with Sherwin Williams 7647 Crushed Ice. The main floor bedroom has a custom headboard mounted on a feature wall with plaid wallcovering. A freestanding vanity with undermount sink was added to the alcove area, creating space for a larger walk-in tiled shower with custom bench. On both levels, backlit mirrors highlight the sink areas. The upstairs bath has a blue tile feature wall and vessel sink. A fiberglass bathtub surround was removed and replaced by a custom tiled shower. Vinyl wallcovering from D.L. Couch provides a focal point behind the king headboard in the loft bedroom. A twin sleeper chair adds an extra bed.

Completed in 2015, this project incorporates a Scandinavian vibe to enhance the modern architecture and farmhouse details. The vision was to create a balanced and consistent design to reflect clean lines and subtle rustic details, which creates a calm sanctuary. The whole home is not based on a design aesthetic, but rather how someone wants to feel in a space, specifically the feeling of being cozy, calm, and clean. This home is an interpretation of modern design without focusing on one specific genre; it boasts a midcentury master bedroom, stark and minimal bathrooms, an office that doubles as a music den, and modern open concept on the first floor. It’s the winner of the 2017 design award from the Austin Chapter of the American Institute of Architects and has been on the Tribeza Home Tour; in addition to being published in numerous magazines such as on the cover of Austin Home as well as Dwell Magazine, the cover of Seasonal Living Magazine, Tribeza, Rue Daily, HGTV, Hunker Home, and other international publications. Master bathroom design & build in Houston Texas. This master bathroom was custom designed specifically for our client. She wanted a luxurious bathroom with lots of detail, down to the last finish. Our original design had satin brass sink and shower fixtures. The client loved the satin brass plumbing fixtures, but was a bit apprehensive going with the satin brass plumbing fixtures. Feeling it would lock her down for a long commitment. So we worked a design out that allowed us to mix metal finishes. This way our client could have the satin brass look without the commitment of the plumbing fixtures. We started mixing metals by presenting a chandelier made by Curry & Company, the "Zenda Orb Chandelier" that has a mix of silver and gold. From there we added the satin brass, large round bar pulls, by "Lewis Dolin" and the satin brass door knobs from Emtek. We also suspended a gold mirror in the window of the makeup station. We used a waterjet marble from Tilebar, called "Abernethy Marble." The cobalt blue interior doors leading into the Master Bath set the gold fixtures just right.

While the majority of APD designs are created to meet the specific and unique needs of the client, this whole home remodel was completed in partnership with Black Sheep Construction as a high end house flip. From space planning to cabinet design, finishes to fixtures, appliances to plumbing, cabinet finish to hardware, paint to stone, siding to roofing; Amy created a design plan within the contractor’s remodel budget focusing on the details that would be important to the future home owner. What was a single story house that had fallen out of repair became a stunning Pacific Northwest modern lodge nestled in the woods!

This gorgeous European Poggenpohl Kitchen is the culinary center of this new modern home for a young urban family. The homeowners had an extensive list of objectives for their new kitchen. It needed to accommodate formal and non-formal entertaining of guests and family, intentional storage for a variety of items with specific requirements, and use durable and easy to maintain products while achieving a sleek contemporary look that would be a stage and backdrop for their glorious artwork collection. Solution: A large central island acts as a gathering place within the great room space. The tall cabinetry items such as the ovens and refrigeration are grouped on the wall to keep the rest of the kitchen very light and open. Luxury Poggenpohl cabinetry and Caesarstone countertops were selected for their supreme durability and easy maintenance. Warm European oak flooring is contrasted by the gray textured Poggenpohl cabinetry flattered by full width linear Poggenphol hardware. The tall aluminum toe kick on the island is lit from underneath to give it a light and airy luxurious feeling. To further accent the illuminated toe, the surface to the left of the range top is fully suspended 18” above the finished floor. A large amount of steel and engineering work was needed to achieve the floating of the large Poggenpohl cabinet at the end of the peninsula. This expansive traditional kitchen by senior designer, Randy O'Kane and Architect, Clark Neuringer, features Bilotta Collection cabinet in a custom color. Randy says, the best part about working with this client was that she loves design – and not just interior but she also loves holiday decorating and she has a beautiful sense of aesthetic (and does everything to the nines). For her kitchen she wanted a barn-like feel and it absolutely had to be functional because she both bakes and cooks for her family and neighbors every day. And as the mother of four teenage girls she has a lot of people coming in and out of her home all the time. She wanted her kitchen to be comfortable – not untouchable and not too “done”. When she first met with Bilotta senior designer Randy O’Kane, her #1 comment was: “I’m experiencing white kitchen fatigue”. So right from the start finding the perfect color was the prime focus. The challenge was infusing a center hall colonial with a sense of warmth, comfort and that barn aesthetic without being too rustic which is why they went with a straight greenish grey paint vs. something distressed. The flooring, by Artisan Wood floors, looks reclaimed with its wider long planks and fumed finish. The barn door separating the laundry room and the kitchen was made from hand selected barn wood, made custom according to the client’s detailed specifications, and hung with sliding hardware. The kitchen hardware was really a window sash pull from Rocky Mountain that was repurposed as handles in a living bronze finish mounted horizontally. Glazed brick tile, by Ann Sacks, really helped to embrace the overall concept. Since a lot of parties are hosted out of that space, the kitchen, and butler’s pantry off to the side, needed a good flow as well as areas to bake and stage the creations. Double ovens were a must as well as a 48” Wolf Range and a Rangecraft hood – four ovens are going all the time. Beverage drawers were added to allow others to flow through the kitchen without disturbing the cook. Lots of storage was added for a well-stocked kitchen. A unique detail is double door wall cabinets, some with wire mesh to allow to see their dishes for easy access. In the butler’s pantry, instead of mesh they opted for antique mirror glass fronts. Countertops are a natural quartzite for care free use and a solid wood table, by Brooks Custom, extends of the island, removable for flexibility, making the kitchen and dining area very functional. One of the client’s antique pieces (a hutch) was incorporated into the kitchen to give it a more authentic look as well as another surface to decorate and provide storage. The lighting over the island and breakfast table has exposed Edison bulbs which hearkens to that “barn” lighting. For the sinks, they used a fireclay Herbeau farmhouse on the perimeter and an undermount Rohl sink on the island. Faucets are by Waterworks. Standing back and taking it all in it’s a wonderful collaboration of carefully designed working space and a warm gathering space for family and guests. Inspiration for a timeless gray tile and glass tile mosaic tile floor corner shower remodel in San Francisco with an undermount sink, white cabinets, an undermount tub, gray walls and recessed-panel cabinets

The client wanted to create an elegant, upscale kosher kitchen with double cooking and cleaning areas. The custom cabinets are frameless, captured inset, and painted, with walnut drawer boxes. The refrigerator and matching buffets are also walnut. The main stove was custom painted as well as the hood and adjacent cabinets as a focal point. Brass faucets, hardware, mesh screens and hood trim add to the elegance. The ceiling treatment over the island and eating area combine wood details and wallpaper to complete the look. We continued this theme throughout the house.

A rare find in Bloomfield Township is new construction. This gem of a custom home not only featured a modern, open floorplan with great flow, it also had an 1,800 sq. ft. unfinished basement. When the homeowners of this beautiful house approached MainStreet Design Build, they understood the value of renovating the accessible, non-livable space—and recognized its unlimited potential. Their vision for their 1,800 sq. ft. finished basement included a lighter, brighter teen entertainment area—a space large enough for pool, ping pong, shuffle board and darts. It was also important to create an area for food and drink that did not look or feel like a bar. Although the basement was completely unfinished, it presented design challenges due to the angled location of the stairwell and existing plumbing. After 4 months of construction, MainStreet Design Build delivered—in spades! Details of this project include a beautiful modern fireplace wall with Peau de Beton concrete paneled tile surround and an oversized limestone mantel and hearth. Clearly a statement piece, this wall also features a Boulevard 60-inch Contemporary Vent-Free Linear Fireplace with reflective glass liner and crushed glass. Opposite the fireplace wall, is a beautiful custom room divider with bar stool seating that separates the living room space from the gaming area. Effectively blending this room in an open floorplan, MainStreet Design Build used Country Oak Wood Plank Vinyl flooring and painted the walls in a Benjamin Moore eggshell finish. The Kitchenette was designed using Dynasty semi-custom cabinetry, specifically a Renner door style with a Battleship Opaque finish; Top Knobs hardware in a brushed satin nickel finish; and beautiful Caesarstone Symphony Grey Quartz countertops. Tastefully coordinated with the rest of the décor is a modern Filament Chandelier in a bronze finish from Restoration Hardware, hung perfectly above the kitchenette table. A new ½ bath was tucked near the stairwell and designed using the same custom cabinetry and countertops as the kitchenette. It was finished in bold blue/gray paint and topped with Symphony Gray Caesarstone. Beautiful 3×12” Elemental Ice glass subway tile and stainless steel wall shelves adorn the back wall creating the illusion of light. Achieving the look of luxury with custom-made Dynamic Garage Doors & Carriage doors on this Sonoma, CA garage was yet another success from our designers and finish craftsmen. The beautiful Tuscan style building was built in gorgeous natural stone and specific architectural elements that made this project a truly luxurious build. Our wooden garage door and automatic carriage doors played a great roll in adding the touch of luxury from the past with the convenience of modern day automation. The rustic carriage doors are handsomely decorated with rich iron hardware that is made much in the same way that blacksmiths have for centuries. The wood selection was alder which was finished in a flat oil finish to emphasize the wood's natural grain and appear to be aged over decades.
