We took the exterior curb appeal of a home, then had the design team look over the layout of the home to make adjustments to customize to the desired layout of the team. We then had our subcontracted architect draw the plans to our specifications. Our homes are subcontracted to area professionals who work with and in conjunction with MHI and our General Contractor. Our team of design professionals work together to make interior as well as exterior selections. This home was constructed in Ooltewah's Scarlet Ridge Community, and sold prior to completing the construction.

Since the completion of the home our company has maintained this property. Originally built by a local builder as a speculation home, it was purchased by two busy professionals.
Why is this important? Let's just say the clients are particular and like it when things aren't just so. Both have high level careers, travel often and expect their landscape to be pristine. Year after year our company rises to this challenge.
When originally installed, the builder wanted larger plant material to provide a full and mature look. The continued growth provides a pruning challenge, especially when the client prefers a clean, neat and "compact" landscape. We continually monitor growth and hand prune accordingly, including yearly winter pruning.
The backyard is particularly difficult due to the shade, moisture run-off from neighboring properties. The turf requires constant monitoring and adjustment to the irrigation system. The trees create a mess requiring clean up along with yearly power washing of the stone.
While the challenges are many, the fine maintenance has led to happy clients and numerous referrals.

History:
Client was given a property, that was extremely difficult to build on, with a very steep, 25-30' drop. They tried to sell the property for many years, with no luck. They finally decided that they should build something on it, for themselves, to prove it could be done. No access was allowed at the top of the steep incline. Client assumed it would be an expensive foundation built parallel to the hillside, somehow.
Program:
The program involved a level for one floor living, (LR/DR/KIT/MBR/UTILITY) as an age-in-place for this recently retired couple. Any other levels should have additional bedrooms that could also feel like a separate AirBnB space, or allow for a future caretaker. There was also a desire for a garage with a recreational vehicle and regular car. The main floor should take advantage of the primary views to the southwest, even though the lot faces due west. Also a desire for easy access to an upper level trail and low maintenance materials with easy maintenance access to roof. The preferred style was a fresher, contemporary feel.
Solution:
A concept design was presented, initially desired by the client, parallel to the hillside, as they had originally envisioned.
An alternate idea was also presented, that was perpendicular to the steep hillside. This avoided having difficult foundations on the steep hillside, by spanning... over it. It also allowed the top, main floor to be farther out on the west end of the site to avoid neighboring view blockage & to better see the primary southwest view. Savings in foundation costs allowed the installation of a residential elevator to get from the garage to the top, main living level. Stairs were also available for regular exercise. An exterior deck was angled towards the primary SW view to the San Juan Islands. The roof was originally desired to be a hip style on all sides, but a better solution allowed for a simple slope back to the 10' high east side for easier maintenance & access, since the west side was almost 50' high!
The clients undertook this home as a speculative, temporary project, intending for it to add value, to sell. However, the unexpected solution, and experience in living here, has them wanting to stay forever.

Another Parsippany, New Jersey speculative design house based on a center hall colonial. This home is 3,700 square feet and has an open plan theme on first floor with the Kitchen opened up completely to the Family Room. The second floor has an oversixed Master Bedroom Suite along with three other bedrooms and a Laundry Room.

In a beautiful suburb on the north side of Houston, Texas, Joe and Kristen discovered their dream home—a property with a great lot, situated in a fantastic neighborhood with a thoughtfully designed floor plan. They had been drawn to the house for its charm and had admired the kitchen, which had been tastefully remodeled a few years earlier by a contractor who, despite doing excellent work, was no longer in business. However, upon moving in, they quickly realized that their master bathroom was woefully inadequate and in dire need of immediate repair.
Determined to turn their bathroom into a luxurious retreat, Joe and Kristen sought out Houston Bath & Kitchen, a reputable design-build firm renowned for their meticulous process and outstanding results. They were impressed from the outset with the efficiency and expertise. In just 90 minutes, their design team presented a complete concept plan and provided a detailed estimate—a promising start to what would become an inspiring collaboration.

Detailing the scope of work was another pivotal phase, emphasizing transparency and clarity. Joe and Kristen felt reassured knowing exactly what to expect at each stage of the remodel. Houston Bath & Kitchen then moved into the "master planning phase," coordinating materials, surveys, and permits with precision. Trades were scheduled, and critical paths were identified—laying a solid foundation for a seamless execution.
Throughout the process, communication remained robust, and the meticulous planning ensured the project stayed on track both in terms of time and budget. One of the standout features of the design was the intricate tile work that adorned the walls and floors, fulfilling Joe and Kristen's desire for a design with variation and detail. While the exact influence of the bathroom on the bidding war remains speculative, it undoubtedly played a significant role in the home's appeal and ultimate sale price.
