Looking at this home today, you would never know that the project began as a poorly maintained duplex. Luckily, the homeowners saw past the worn façade and engaged our team to uncover and update the Victorian gem that lay underneath. Taking special care to preserve the historical integrity of the 100-year-old floor plan, we returned the home back to its original glory as a grand, single family home. The project included many renovations, both small and large, including the addition of a a wraparound porch to bring the façade closer to the street, a gable with custom scrollwork to accent the new front door, and a more substantial balustrade. Windows were added to bring in more light and some interior walls were removed to open up the public spaces to accommodate the family’s lifestyle. This house was designed as a second home for a Bay Area couple as a summer retreat to spend the warm summer months away from the fog in San Francisco. Built on a steep slope and a narrow lot, this 4000 square foot home is spread over 3 floors, with the master, guest and kids bedroom on the ground floor, and living spaces on the upper floor to take advantage of the views. The main living level includes a large kitchen, dining, and living space, connected to two home offices by way of a bridge that extends across the double height entry. This bridge area acts as a gallery of light, allowing filtered light through the skylights above and down to the entry on the ground level. All living space takes advantage of grand views of Lake Washington and the city skyline beyond. Two large sliding glass doors open up completely, allowing the living and dining space to extend to the deck outside. On the first floor, in addition to the guest room, a “kids room” welcomes visiting nieces and nephews with bunk beds and their own bathroom. Our goal on this project was to create a live-able and open feeling space in a 690 square foot modern farmhouse. We planned for an open feeling space by installing tall windows and doors, utilizing pocket doors and building a vaulted ceiling. An efficient layout with hidden kitchen appliances and a concealed laundry space, built in tv and work desk, carefully selected furniture pieces and a bright and white colour palette combine to make this tiny house feel like a home. We achieved our goal of building a functionally beautiful space where we comfortably host a few friends and spend time together as a family. John McManus

A custom made vanity utilizing the space usually wasted at the toe kick by creating a drawer - extra storage is always helpful! And it doubles as a step stool for your little ones. This toe-kick drawer, in fact, is in our own home, and our 3-year old twins use it as a step stool to brush their teeth and wash their hands. It's a multi-purpose design solution that's worked well for our own family.

The new backyard is perfect for entertaining large groups, hosting intimate dinners, or relaxing. Birdhouses and plants line the new space and a pergola shades a table for al fresco dining. A pass-through into the basement allows guests to pull a stool right up to the bar.
