The homeowner, a confessed Francophile, takes her love of all things French to another level. The combination of colors and textures provides a restful and beautiful environment, and brings to mind long walks in Provence surrounded by a flurry of lavender. Project specs: Premier Custom-Built cabinets, antique white perimeter cabinets, island is fumed oak with a brushed texture. Island Countertop is hammered zinc with an integrated zinc sink. Rocky Mountain faucet, Ann Sacks tile. Wide plank oak floor by Apex Wood Floors. Perimeter countertops are limestone. Sub Zero 48” built in refrigerator and Wolf 48” range. Plumbing supply and waste pipes are sleeved with bronze pipes to match Rocky Mountain faucet finish. Hammered Zinc counter top and sink.

A new-build modern farmhouse included an open kitchen with views to all the first level rooms, including dining area, family room area, back mudroom and front hall entries. Rustic-styled beams provide support between first floor and loft upstairs. A 10-foot island was designed to fit between rustic support posts. The rustic alder dark stained island complements the L-shape perimeter cabinets of lighter knotty alder. Two full-sized undercounter ovens by Wolf split into single spacing, under an electric cooktop, and in the large island are useful for this busy family. Hardwood hickory floors and a vintage armoire add to the rustic decor.

A split level home with brick and wood siding, painted and remodelled. A new roof was added over the front door area, creating a focal point. The body of the home is Benjamin Moore Ballet White, the trim is Benjamin Moore Willow and the front door was Sherwin Williams Determined Orange. Slight mid century details.

Northshore Millwork handcrafted this amazing custom island and kitchen. The island was designed from a magazine photo found by the customer and contrasts well against the white painted maple beaboard cabinets. The upper cabinets feature a 4-lite glass design and the ceiling is done in a beadboard paneled box style.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. By relocating the sink and dishwasher to the island the new kitchen layout allows the owners to engage with guests seated at the island and the banquette while maintaining a view to the outdoor terrace.

Split Level 1970 home of a young and active family of four. The main public spaces in this home were remodeled to create a fresh, clean look. The Jack + Mare demo'd the kitchen and dining room down to studs and removed the wall between the kitchen/dining and living room to create an open concept space with a clean and fresh new kitchen and dining with ample storage. Now the family can all be together and enjoy one another's company even if mom or dad is busy in the kitchen prepping the next meal. The custom white cabinets and the blue accent island (and walls) really give a nice clean and fun feel to the space. The island has a gorgeous local solid slab of wood on top. A local artisan salvaged and milled up the big leaf maple for this project. In fact, the tree was from the University of Portland's campus located right where the client once rode the bus to school when she was a child. So it's an extra special custom piece! (fun fact: there is a bullet lodged in the wood that is visible...we estimate it was shot into the tree 30-35 years ago!) The 'public' spaces were given a brand new waterproof luxury vinyl wide plank tile. This sun-filled farmhouse kitchen is the focal point of this home’s new addition. The kitchen is white with wood elements, giving it a contemporary feel. From the recessed outlets in the island, to the columns adorning the island, to the hood with walnut trim, to the paneled refrigerator that matches the cabinetry, every detail was customized for the homeowners. The kitchen is anchored by a large island with seating for seven and tons of storage. The island is bookended by additional components topped by walnut butcher block counters. One end serves as a table and the other end is an extra area for food prep and storage. There is also a cutting board integrated into the sink. The white quartz on the island and main kitchen counters and white subway tile backsplash give the kitchen a modern, sleek look. The walnut trim around the hood is a special touch that ties directly into the walnut butcher block counters. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel.
