Unfinished storage room crafted into an amazing home gym. For this project we assisted our client with the design of the space as well as constructing the area from start to finish including all of the framing, light electrical, drywall, painting, flooring, trim, specialty installations etc.

This beautiful Terrazzo floor was uncovered in the hallway of a house in Doncaster, as you can see it had taken a bit of a beating over the years, but the owners were keen on having it restored. Restoring period features like these are a great idea as they are very sought after and can add a lot of value to a property. The floor had spent many years below carpet and nails had been hammered through the floor to hold carpet grippers in place. Along with this there was a lot of glue and paint to remove. However, I was confident that we could get the floor restored, I gave them a quotation for the work, and they were happy to proceed as soon as possible. Doncaster is a hot spot for terrazzo floors, apparently there was a big Italian community there in the early part of the 1900s. Doncaster is also famous for its rich rail heritage; the main Doncaster train station is on the East Coast mainline and you find many original station buildings have Terrazzo floors in the public areas. The first job was to remove as much of the paint, glue and other contaminates as possible. These were scraped off the floor by hand using a razor-sharp scraper. We then moved onto using a set of five diamond burnishing pads of different grits to cut through the top layers and grime to eventually bring this floor back up to its’ former glory. Starting off with the most coarse pad first I started to go over the floor a pad at a time, each pad is fitted to a rotary machine which has extra weight added to it to make the pads work ever better. Each time a pad is changed, it is slightly less coarse, this starts to polish the floor up to a shine eventually ended with a very fine diamond pad. Water is added at each stage and removed with the wet vacuum before the next pad is used. Gradually the original floor started to shine through, the colours were quite pronounced, and you could see the floor was a lovely example of terrazzo. After a final rinse to remove the soiling generated by burnishing, I turned my attention to filling the many holes where the nails had been. The floor was left to dry off overnight and the following morning I returned to seal the floor with several coats of Tile Doctor Colour Grow. I choose this product as its designed to enhance the subtle colours in the floor and its fully breathable which is an important consideration when sealing floors in older properties. Damp proof membranes are a common feature these days but are a relatively recent invention. With older floors you need to allow the floor to breathe so the moisture in the sub floor can rise and evaporate at the surface, without this the moisture will reach out to the walls where it can cause rising damp. The result was a highly polished floor just the way it would have looked when it was first installed 90 years ago. As you can imagine the owners were over the moon with the transformation. This penthouse condo in Raven Woods is home to an adventurous, nature-loving couple. With their children grown and starting families of their own, Jeremy and Cynthia (names changed) chose to downsize their livable space and “upsize” in quality and luxury. The couple hired us to help them achieve several well-defined goals: feeling immersed and connected to nature, having warm and welcoming spaces to host their family and friends, and selecting pieces that would support local makers and artisans. (If you know me, you know that nature, connection, and community are some of my most important values, personally and professionally — the perfect fit!) Using our comprehensive design process, we spent months designing, procuring, and installing their new, long-time home. The resulting spaces are breathtaking, creating a daily living experience that is full of serenity and bliss. Welcoming & Bright Home with Forest Views: Ahhh… can you imagine coming home to a space as bright and soothing as this one? To find inspiration for this home’s interiors, we needed to look no further than out the windows, where mountain views greet us to the north and the ocean beckons from the south. Paying homage to their locale, we curated a colour palette of subtle blues and grays, warm-toned woods, and natural materials, all set against a crisp, white backdrop. These help us create a seamless visual transition between the interior and exterior. Let’s start our tour in the living area… A Cozy Living Area with Warmth & Dimension: In the living area, the fireplace was the starting point for the design, as it determined the size of the space and the scale of our furnishings. To keep this area feeling cozy but not crowded, we selected this soft ottoman to serve as a table surface with a tray or as additional seating when Jeremy and Cynthia host guests. (Multi-purpose items are one of the 5 elements of The Simple Home.) Additional textures — the sofa, upholstered swivel chairs, pillows, and ceramic wall art reminiscent of sand dollars — offer further depth and dimension in this simple yet layered space. The result is a cozy living room area perfect for a relaxing read on an overcast day or a social evening by the fire. While daunting at first, this home’s small and open footprint offered a special opportunity for us to design thoughtful “zones”. To create a defined living space, we used an area rug to establish a border and situated the larger seating (the sofa) on the right. Its visual weight serves as a grounding barrier that naturally separates the living and dining areas. Overhead, the centrally located brass and glass chandelier serves as another focal point, making the entire living area feel like one unit. Last but not least… Styled with tall decorative lamps, this light oak and rattan console sits just behind the sofa, creating an additional visual barrier between the living and dining areas. We styled it with accessories that complement the overall palette, and it has the added benefit of providing storage right where Jeremy and Cynthia need it, the dining area. An Art-Infused Dining Area: The dining area is warm, woodsy, and filled with locally sourced art that Jeremy and Cynthia love. Next to the console is a custom textile piece from Vancouver artist, With Strings Attached, that mimics the scenic, mountain backdrop. The blue hues of the piece work in harmony with the warm wood dining table, cool gray upholstered chairs, and neutral stools at the kitchen bar. On the other side of the space, is Jeremy’s and Cynthia’s favourite piece, a commissioned work of art by local maker, Katie Napier. This Black and White Marble tiled hallway floor at a Grade II listed property in the village of Tattenhall has quite a history. The building was constructed in 1865 and at one time it has been the home to the high sheriff of Cheshire, and the family home of Edith Wignall the daughter of Sir Henry Tate the founder of the sugar company Tate and Lyle. In more recent years the property had been used as a council building and even a nursing home for the elderly. After a long history of decline it has now been restored to a lavish family mansion however the marble floor had suffered over the years and still need attention. The current owner had been in touch as they wanted it restoring and basically brought back to life. As it turns out I had already planned to go to Tattenhall the following week to work on another listed building which was formerly the village bank. After discussing the Marble floor over the phone, I agreed a date and time to pop over from the bank and inspect the floor in detail. I can provide a rough quote from photographs, which has been especially useful recently, but it’s far better for all concerned if I’m able to properly survey the floor first. The Marble floor consisted of Black and White Mable tiles laid in a diamond pattern, it wasn’t a very large area perhaps 9 square metres in total. The tiles were well worn as described but also stained and scratched. I would see they would need a deep burnish and polish to bring them back to life and then protected with a fresh sealer. Following on from that visit I was able to provide an accurate quote which was accepted, and a date agreed for my return. The first job was to protect the surrounding heavy wooden panelling with masking film. The floor was very heavily stained yellow with deep scratches, to remove these I would have to grind the marble back until a clean fresh tile was left. To start I used a 200-grit coarse pad fitted to a weighted buffing machine, the abrasive action of the pad was lubricated with water. After inspection I found that the staining and scratches were still there, so I needed to use stronger pads, so I worked my way through a set of very coarse milling pads starting at a 50, 100 and finishing with a 200-grit pad. Again, water was used to lubricate, and the resultant slurry was removed by a powerful wet vacuum and washed down between each pad. The milling pads had the desired effect, and I was then able to bring back the polished appearance of the Marble surface using a set of finer burnishing pads with the same process. The 400 and 800-grit pads helped to clean and remove the fine scratches left by the milling pads and then the next 1500-grit pad started to build the shine back on the marble tile. After finishing with 1500-grit pad I washed the Marble with Tile Doctor Stone Soap and vacuumed up the residue with the wet vacuum. I left an industrial blower in place overnight to dry out the floor ready for the next morning when it would be sealed. The next morning, I used the last of the four burnishing pads which is a very fine 3000-grit to polish the floor further. This last pad is applied dry with just a spray of water to create a high gloss finish. When I was happy, I sealed the floor with two coats of Tile Doctor Colour Grow which is an impregnating sealer that soaks into the fine pores of the Marble to protect it from within. This product also improves colour and after application it was left to soak into the tile for five minutes before polishing off and then leaving it to dry. The last step was to I buff the floor with a white pad. The finish was impressive, and the family were very happy with the work we had carried out. For aftercare I recommended they use Stone Soap as its designed for the regular cleaning of sealed and polished stone, as well as cleaning it also helps build the patina. A young couple recently bought a house in Barnsley and were renovating it from top to bottom, included in the plan was the desire to have the previously unloved Victorian floor made beautiful again. The house stands in an area of Barnsley famous for its’ big Victorian villas and quite rightly they felt it was important to ensure period features like this original floor were correctly maintained. Due to the floor being covered up for many years the floor had developed damp staining, it also had a lot of paint splattered on it. There were also some loose tiles that needed fixing back in place and the layer of old floor polish was present which would need removing. I started by protecting all the skirting boards, doors and carpets bordering the tiles from splashing. The loose tiles were then cleaned up and then secured back in place using a fast-setting adhesive. Once the adhesive was set, I turned my attention to stripping and cleaning the floor starting with the application of a coarse 200-grit diamond pad fitted to a weighted rotary buffing machine. The pad was lubricated using a dilution of Tile Doctor Remove & Go which was applied to small sections of the floor and left to soak in for ten minutes first. I run the buffing machine at a slow speed to minimise splashing. Remove & Go is amazing at removing old floor coatings (i.e. sealers), dirt and grime from the floor. When the diamond pad had been used on each section of the floor for five minutes the slurry was vacuumed up using a wet vac machine and I moved onto the next section. Once the whole floor had been cleaned in this way it was time to start the next step. Old floors like this which don’t have the benefit of a damp proof membrane, and have been covered up for a long time, can suffer from efflorescence issues due to moisture being trapped in the tile. This will result in white salt staining appearing on the tiles for days, weeks and sometimes months afterwards. To counter this the alkaline salts are neutralised by giving the floor an acid rinse using Tile Doctor Acid Gel and leaving it to dwell for five minutes before going over the floor again with the coarse diamond pad. The slurry was again removed with a wet vacuum and the floor was scrubbed clean with damp cloths. I returned a few days later once the floor had dried to seal the floor. The client wanted a satin finish so knowing the floor had damp and efflorescence issues I opted for Tile Doctor Seal and Go Extra. This is a topical sealer which leaves a lovely satin finish but also allows for the floor to breathe. six coats were required to make the floor look perfect, allowing the lovely colours to come through. Once complete the floor looked much brighter and the colours really shone through. The owners were really happy with the renovation we carried out and before leaving I took time to discuss how best to maintain the tiles going forward including the use of Neutral Tile cleaner. This multi-purpose space serves as a reprieve for our clients to read, practice yoga, and relax. Alternatively, a Frame TV intentionally meant to blend as art allows the space to function as a secondary entertainment space or a place for their granddaughter to play and sleep over. This penthouse condo in Raven Woods is home to an adventurous, nature-loving couple. With their children grown and starting families of their own, Jeremy and Cynthia (names changed) chose to downsize their livable space and “upsize” in quality and luxury. The couple hired us to help them achieve several well-defined goals: feeling immersed and connected to nature, having warm and welcoming spaces to host their family and friends, and selecting pieces that would support local makers and artisans. Using our comprehensive design process, we spent months designing, procuring, and installing their new, long-time home. The resulting spaces are breathtaking, creating a daily living experience that is full of serenity and bliss. Welcoming & Bright Home with Forest Views: Ahhh… can you imagine coming home to a space as bright and soothing as this one? To find inspiration for this home’s interiors, we needed to look no further than out the windows, where mountain views greet us to the north and the ocean beckons from the south. Paying homage to their locale, we curated a colour palette of subtle blues and grays, warm-toned woods, and natural materials, all set against a crisp, white backdrop. These help us create a seamless visual transition between the interior and exterior. Let’s start our tour in the living area… A Cozy Living Area with Warmth & Dimension: In the living area, the fireplace was the starting point for the design, as it determined the size of the space and the scale of our furnishings. To keep this area feeling cozy but not crowded, we selected this soft ottoman to serve as a table surface with a tray or as additional seating when Jeremy and Cynthia host guests. (Multi-purpose items are one of the 5 elements of The Simple Home.) Additional textures — the sofa, upholstered swivel chairs, pillows, and ceramic wall art reminiscent of sand dollars — offer further depth and dimension in this simple yet layered space.
