Chris and Sofia of Arlington Heights knew when they purchased their home that they would finish the basement. They needed a space for the kids to hang out, for family and friends to stay, and to have a better space for hosting holidays and parties. The dark unfinished space went mostly unused for three years, but once their kids reached the ideal age for use of a well-built basement, they moved ahead with their plan. “The old basement was dark and cold, and the kids came down and played, but they didn’t like it. The new space is like a whole other house, so we have this space for family game nights and for watching games or Super Bowl parties,” Chris said. The couple found Advance Design Studio through a friend who had their entire home renovated by the remodeling company. After the initial meeting and visiting the showroom, Chris and Sofia were positive that Advance Design was the company that could best turn their unfinished basement into a family friendly space for everyone to enjoy. “We really liked the showroom, we liked being able to choose all of those finishes and meet with them in one place,” Chris said. A Custom Space for a Family with Multiple Needs The project began with a fireplace focal point complete with an amazing entertainment wall, a fantastic full kitchen complete with every amenity, and a brand new full bath. The new basement truly has a space for everyone. If the kids want to watch a movie and hang out on the couch they can, if family wants to play games and have a pizza party on the large island they can, and if guests want to stay over night on the pull-out sofa they can enjoy the entire private “suite” complete with a full bath. It is the true definition of a multifunctional basement. The stunning, full kitchen is the highlight of this now bright and airy basement. You walk down the stairs and are immediately impressed with the detailed metal tile work on the ceiling, bringing to mind the classic feel of a comfortable old pub. Cherry Merlot cabinets provide a rich contrast against the soft neutral walls and the contrasting copper tin ceiling tile and backsplash. Rich Santa Cecelia granite countertops pair nicely with timeless stonework on the outer walls. The island is large enough to provide a more than adequate entertaining space, and provides plenty of both seating and storage. The well-appointed kitchen houses a regular size refrigerator, a full size oven for pizza parties and cookie baking anytime, a microwave oven as well as complete sink and trash set up. One could easily do without a home kitchen forever in this generously designed secondary space! The fireplace and buffet wall seating area is the ideal place to watch movies or sporting events. The coordinating stonework on the fireplace flows throughout the basement, and a burnt orange accent wall brings color and warmth to otherwise ordinary basement space. The Elite Merlot media buffet compliments the kitchen as well as provides storage and a unique functional display option, giving this part of the basement a sophisticated, yet functional feel. The full bath is complete with a unique furniture style cherry DuraSupreme vanity and matching custom designed mirror. The weathered look to the cabinets and mirror give the bathroom some earthy texture as does the stone floor in the walk-in shower. Soft blue makes the space a spa-like mini retreat, and the handsome wall to wall tile and granite speak luxury at every corner. Advance Design added clever custom storage spaces to take advantage of otherwise wasted corners. They built a custom mudroom for the kids to house their sports equipment and a handy built in bench area with basket pull outs for a custom home gym. “They were able to custom fit this second mudroom with the lockers and the bench, they were able to custom build that, so the kids could store all of their equipment down here for the sports that they are in,” Chris said. They Got The Amazing Space They Had Envisioned for Years! The basement Chris and Sofia had envisioned had come to life in a few short months of planning, design and construction, just a perfect fit in the summer months. Advance Design Studio was able to design and build a custom, multifunctional space that the whole family can enjoy. “I would recommend Advance Design because of the showroom, because of the cleanliness on the jobsite and the professionalism, combined with Christine’s design side as well as Todd’s builder’s side - it’s nice to have it all together,” reminisced Chris after the project was complete.

Our studio was engaged to turn a compartmented interior into a holiday residence for a household that gathers in numbers: one that could seat everyone at once and still hold the ease and lightness of a home by the beach. The original plan included a kitchen and laundry room sealed off from the living room, floor finishes and levels that changed from threshold to threshold, and bathrooms in varying styles. Work began by redefining the alignments and circulation. The principal transformation was the opening of the kitchen, creating a more generous social setting centered on a bespoke island fitted with storage and seating. The interior takes its cues from the building’s geometric façade, which projects and recedes in volumes and voids. Bespoke joinery in oak and lacquer carries continuity and order through the apartment. Concealed storage runs throughout: at the entrance, in the dining area, along the living area, and beneath built-in benches. The laundry is merged into the kitchen behind perforated doors for ventilation while keeping the service area discreet. Behind the sofa, a console slips a workspace into the living area without conceding its openness. Curved elements answer the rectilinear architecture; artisanal glazed vertical tiles repeat from the backsplashes onto custom side tables. The palette stays deliberately narrow; the muted oak and lacquer are joined by a softened timber floor, Portuguese Lioz stone, and walls painted to the color of bare plaster. Existing doors and baseboards were repainted in a warm light gray that draws the original elements into the language of the new interior. Upholstery and decorative accents hint at the terracotta, sky blue, and yellow of the façade. The bedrooms are set with upholstered headboards on oak frames, bedside tables that extend those outlines, and wardrobes fit for a long stay. Locally made rugs, bedcovers, and throw pillows soften the composition. In the bathrooms, the plans were reorganized and the showers enlarged. Lioz was used for the counters and sinks, shelves, shower bases, and bathtub surround, with microcement bringing a soothing warmth to the walls, and storage in floating cabinets. Deeper in tone than the rest of the apartment yet never dim, they are quietly elegant rooms made for lingering — taking one’s time getting ready, or unwinding at the end of a day. The homeowners of the 1850’s Brownstone house planned to stay in this house forever when they purchased it 28 years ago, but with two stories, steep and narrow stairs, small dark rooms, and no attached garage space, they needed to do some major renovations to make it feasible to stay there in the future. The floors throughout the house were not level, and some areas in the house even had less than 7’ high ceilings, including the kitchen. This tall family had to duck going through every doorway in their home. They had a beautiful secluded wooded property with a creek, but without any usable outdoor space never got to sit and enjoy it. Their goal was to create more open space, a bright farmhouse kitchen, first floor living so they can age in place as well as an attached garage and outdoor spaces, yet remain true to the historic home. With over 1,600 SF added, in addition to updating the rest of the home we were able to meet all the needs of this client. With an appealing 2-wing addition, we added a master bedroom and bathroom, complete with a walk-in shower and walk-in closet, a bright open farmhouse kitchen with walk in pantry that looks into the impressive great room with cathedral ceilings, faux wood beams, and stone fireplace, as well as a two car attached garage. The staircase is open and wide and comes down into the heart of the living space. Lots of new windows in the great room, as well as throughout the entire renovation were added, along with plenty of recessed, hanging, decorative, undercabinet, and exterior lighting. Farmhouse aesthetics were added throughout with barn doors and a custom wood island top which were made from some of the original wood from the house. Deep window sills in the great room pay homage to some details of the original house, as well as an original door into the pantry, and the now exposed brownstone wall at the front door. In addition to interior work, a large deck was added off the kitchen to enjoy the outdoors.

This classic architecturally significant Newton home built in the 1920’s had an outdoor porch over the garage that was nice but rarely enjoyed due to wind, snow, cold, heat, bugs and the road noise was too loud. Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel.
