This backyard was completely reimagined into a modern, fully automated outdoor living space designed for relaxation, entertaining, and year-round enjoyment. At the center of the design is a fully automated 11’ x 9’ inground spa, equipped with a dedicated pump for powerful swimming jets and a sleek sheer descent water feature. The spa is finished with pour-in-place coping, stack stone on the spa facing, and low-voltage LED lighting to enhance both functionality and nighttime ambiance. Adjacent to the spa is a custom rectangular fire pit, featuring pour-in-place coping, stack stone veneer, and integrated low-voltage lighting, creating a warm and inviting focal point for evening gatherings. For entertaining, we built a custom BBQ island topped with a concrete countertop, and fully equipped with an ice chest, refrigerator, trash pull-out, and ample storage space, offering both durability and a clean, modern aesthetic. The hardscape includes 24” x 12” decking pavers installed throughout the yard and continued along the side of the house, all designed with proper drainage for long-term performance and durability. A raised planter system adds structure and greenery to the space, finished with pour-in-place coping, smooth stucco planter faces, and low-voltage lighting both on and within the planters. An irrigation drip system was integrated into all planters to ensure efficient watering and healthy plant growth with minimal maintenance. To soften the design, artificial grass with stepping stones was installed, creating a low-maintenance, lush look while improving flow through the yard. For evening atmosphere, three metal posts were installed for string lighting, complemented by low-voltage lighting throughout all flat and raised planters to deliver layered, resort-style ambiance after dark. Finally, white vinyl gates and fencing were added to enclose and conceal the spa and pool equipment, topped with a privacy extension to keep the space visually clean and private. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. The Yin-Yang House is a net-zero energy single-family home in a quiet Venice, CA neighborhood. The design objective was to create a space for a large and growing family with several children, which would create a calm, relaxed and organized environment that emphasizes public family space. The home also serves as a place to entertain, and a welcoming space for teenagers as they seek social space with friends. The home is organized around a series of courtyards and other outdoor spaces that integrate with the interior of the house. Facing the street the house appears to be solid. However, behind the steel entry door is a courtyard, which reveals the indoor-outdoor nature of the house behind the solid exterior. From the entry courtyard, the entire space to the rear garden wall can be seen; the first clue of the home’s spatial connection between inside and out. These spaces are designed for entertainment, and the 40 foot sliding glass door to the living room enhances the harmonic relationship of the main room, allowing the owners to host many guests without the feeling of being overburdened. The tensions of the house’s exterior are subtly underscored by a 12-inch steel band that hews close to, but sometimes rises above or falls below the floor line of the second floor – a continuous loop moving inside and out like a pen that is never lifted from the page, but reinforces the intent to spatially weave together the indoors with the outside as a single space. Scale manipulation also plays a formal role in the design of the structure. From the rear, the house appears to be a single-story volume. The large master bedroom window and the outdoor steps are scaled to support this illusion. It is only when the steps are animated with people that one realizes the true scale of the house is two stories. The kitchen is the heart of the house, with an open working area that allows the owner, an accomplished chef, to converse with friends while cooking. Bedrooms are intentionally designed to be very small and simple; allowing for larger public spaces, emphasizing the family over individual domains. The breakfast room looks across an outdoor courtyard to the guest room/kids playroom, establishing a visual connection while defining the separation of uses. The children can play outdoors while under adult supervision from the dining area or the office, or do homework in the office while adults occupy the adjacent outdoor or indoor space. Many of the materials used, including the bamboo interior, composite stone and tile countertops and bathroom finishes are recycled, and reinforce the environmental DNA of the house, which also has a green roof. Blown-in cellulose insulation, radiant heating and a host of other sustainable features aids in the performance of the building’s heating and cooling. The active systems in the home include a 12 KW solar photovoltaic panel system, the largest such residential system available on the market. The solar panels also provide shade from the sun, preventing the house from becoming overheated. The owners have been in the home for over nine months and have yet to receive a power bill.

One Raven is a truely unique project that pushes the boundaries of urban density without losing heritage roots. Located in the heart of North Vancouver‘s up and coming moodyville neighbourhood, One Raven will be a beacon on E 3rd. With one of the last remaining heritage buildings on the front of the lot, the project consists of a NetZero high-performance infill duplex, each complete with its suite. This will add 4 new livable units in an infill laneway format with the heritage home complementing the site. The project is built to Level 5 of the BC Energy Step Code meaning it is already at the energy targets for all buildings in 2032, 13 years early! This spectacular and unique project was designed by the talented architect Tina Hubert at Design Studio 8. The passive house inspired townhouses and suites will be accessed via an internal courtyard bi-secting the lot in an east-west orientation parallel to the street. A circulation corridor oriented north-south will be accessed from the sidewalk at the existing stone retaining wall and concrete stair. The site design creates private open spaces yet also fosters connection to the semi-private realm of the inner courtyard. Each townhouse will have access to ground level patios, gardens, balconies and roof decks. The exterior walls are “super” insulated walls that are 12” or more thick with a focus on air-tight detailing. High performance triple pane windows are oriented southward to maximize solar gain in winter and rely on shading devices in the summer. All other windows are located to promote natural ventilation and to reduce energy losses. The highly air-tight building (0.93 ACH) utilizes heat recovery ventilation system to exhaust air and bring in fresh air. The building is designed to be compact with a reduced surface area. Maximizing on-site infiltration and rainwater collection will help manage storm water runoff. Ground-oriented landscape lighting and low planting along pathways and lot lines encourage visibility and overlook. The architecture of the building is uniquely modern and clearly establishes it‘s identity, through horizontal and vertical rectilinear forms, asymmetrical window placement, slim profile detailing, standing seam metal cladding, heritage coloured siding, and architectural panelized guardrails.

Sharifi-ha House Uncertainty and flexibility lie at the heart of the design concept in Sharifi-ha House. The sensational, spatial qualities of the interiors, as well as the formal configuration of its exterior, directly respond to the displacement of turning boxes that lead the building volume to become open or closed, obtaining introverted or extroverted character. These changes may occur according to changing seasons or functional scenarios of floor plans. Like many other urban plots, the land for this project had a noticeably narrow façade-width compared with its length. Consequently, our expertise in transforming a two-dimensional façade to a three-dimensional one became indispensable. Here, the openness /closure of the building volume is a reference to traditional Iranian houses, which would dynamically serve as seasonal modes of habitation by offering both a Zemestan-Neshin (winter living room) and Taabestan-Neshin (summer living room) to their residents. In summertime, Sharifi-ha House offers an open /transparent /perforated volume with wide, large terraces. In contrast, during Tehran’s cold, snowy winters the volume closes itself, offering minimal openings in total absence of those wide summer terraces. In this project, the challenges to the concepts of open/closed typology (introverted/extroverted character) led to an exciting spatial transformation of an ever-changing residential building. The House is distributed over seven floors: the two basement floors are allocated to family conviviality, fitness facilities, and wellness areas, while the ground floor hosts parking and housekeeping rooms. Public activities all happen on the first and second floors, and the family’s private life takes place on the third and fourth floors. The project consisted of four major parts; the fixed volume of the structure, the void, and the fixed volume and the mobile volume, respectively. When the turning boxes are closed, the building captures sunlight throughout the space of the central void, which also connects the two fixed volumes by suspended bridges. The house adapts to the functional needs of its residents. For instance, depending on whether there is a guest or not, the guest room (located on the second floor) can be reconfigured for different purposes. Similarly, home office and breakfast room (turning rooms on the first and third floors) can change the formality of their appearance according to their residents’ desire. In other words, there is always the possibility of having different seasonal or lighting scenarios, some of which have been already considered in the BMS program of the project. From the initial design steps, we noticed that three pine trees outside could be incorporated into the spaces of the interior. Now, in the open mode of the house, the trees are pleasantly captured by the window frames. Stepping back for about three meters from the permitted construction boundary line allowed us to provide splendid daylight for the basement floors by inserting a glass fountain. The fitness and wellness areas are accommodated between this fountain and the basement pool where reflective installations reverberate the water’s radiance all over the space. The applied manufacturing technique for the turning mechanism was in fact a simple one; the same method which is currently employed in turning theatrical scenes, turning the floor of car exhibitions, steel companies and the shipping industry in Iran. But as our client himself was into importing CNC and other similar industrial German machines, he preferred the structural system to be fabricated in Germany. In doing so, he could engage his employees in the manufacturing process and thus train them for future maintenance purposes. Details of the handrails and air-penetration controlling methods were major issues considered in developing the design of the turning boxes. Designing foldable handrails and refining the edges of the boxes happened to be our feasible solutions. Considering the specialties of this kind of architecture, the structural system was inevitably a customized one. After digitally modeling the structure, a series of SAP2000 analysis were undertaken to examine static/dynamic performance of the proposed system. Being partially moveable is the dominant feature of this structural assembly, which was contemplated throughout the fabrication process by the German manufacturer company. The main loads all rest on the beams of the living rooms. Due to the various configurations the turning boxes may take, the loading calculation has been estimated based on the largest possible loading value applied to the system. Additionally, in order to prevent structural deformation controlling the probable vibrations in the turning boxes was taken into account during the design/calculations of the structure. The house was titled Sharifi-ha House, in honor of traditional Iranian mansions.

The backbone of the entire design is the multilevel paver system — installed using Belgard pavers, the professional-grade hardscape brand trusted by premium landscape contractors across North America for their durability, freeze-thaw resistance, and the quality of their surface and color consistency. Belgard pavers were selected for this project because this backyard needed to perform at the highest level — aesthetically and structurally — through Utah's demanding seasonal range. The multilevel layout creates distinct zones at different grades: an upper entertaining level, a main patio zone, and the sunken spa level below. Each level transitions to the next through precisely constructed steps and retaining wall elements, all in the same Belgard material palette, creating visual continuity across the full space. We provided matching roofing and siding on the exterior of the gable, so the new porch appears an original extension of the home – not an afterthought.

Take a look at the latest home renovation that we had the pleasure of performing for a client in Trinity. This was a full master bathroom remodel, guest bathroom remodel, and a laundry room. The existing bathroom and laundry room were the typical early 2000’s era décor that you would expect in the area. The client came to us with a list of things that they wanted to accomplish in the various spaces. The master bathroom features new cabinetry with custom elements provided by Palm Harbor Cabinets. A free standing bathtub. New frameless glass shower. Custom tile that was provided by Pro Source Port Richey. New lighting and wainscoting finish off the look. In the master bathroom, we took the same steps and updated all of the tile, cabinetry, lighting, and trim as well. The laundry room was finished off with new cabinets, shelving, and custom tile work to give the space a dramatic feel.
