Combined kitchen, family room, and adjacent dining room (not shown) create a large great room in the back of the home. Easy access to the back deck allows for seamless entertaining. Large wall-mounted TV above fireplace is on a pivoting bracket to prevent neck strain as the distance of the seating is fairly short.

Phil and Rocio, little did you know how perfect your timing was when you came to us and asked for a “small but perfect home”. Fertile ground indeed as we thought about working on something like a precious gem, or what we’re calling a NEW Jewel.
So many of our clients now are building smaller homes because they simply don’t need a bigger one. Seems smart for many reasons: less vacuuming, less heating and cooling, less taxes. And for many, less strain on the finances as we get to the point where retirement shines bright and hopeful.
For the jewel of a home we wanted to start with 1,000 square feet. Enough room for a pleasant common area, a couple of away rooms for bed and work, a couple of bathrooms and yes to a mudroom and pantry. (For Phil and Rocio’s, we ended up with 1,140 square feet.)
The Jewel would not compromise on design intent, envelope or craft intensity. This is the big benefit of the smaller footprint, of course. By using a pure and simple form for the house volume, a true jewel would have enough money in the budget for the highest quality materials, net-zero levels of insulation, triple pane windows, and a high-efficiency heat pump. Additionally, the doors would be handcrafted, the cabinets solid wood, the finishes exquisite, and craftsmanship shudderingly excellent.

The Solution:
Incorporating sentimental pieces from the homeowner’s grandmother, this space was transformed into a stylish, relaxed place for entertaining and birding (one of her favorite pastimes). With warm wood floors and a grey and white color palette, the new kitchen features a built-in banquette and a pull-out drawer which functions as a dog bed. A large bay window was added to maximize the viewing area of the birds in her side yard. It’s also a favorite gathering place for guests when she entertains. She loves working in the kitchen now that the countertops were raised an inch to ease back strain.

Our extra tall 32" height eliminates bending and strain on your back when you tend to your garden, as well as creates plenty of space for healthy roots.

As seen in another photo within this project showing the before picture, this kitchen suffered from poor flow and felt quite cramped. During the first consultation, there was discussion about knocking walls down and including the dining room as part of the kitchen. We went to the design board and came up with the most economical solution we could to meet all the requirements. No walls needed to be removed.
We redesigned the entire kitchen to allow for better flow and space. The end product is still amazing. A few of the changes included the relocation of the dishwasher, fridge and the centering of the sink. Originally the dishwasher and sink were located on the same wall making it very cramped and non-functional. By moving the dishwasher to where the fridge originally was located and then centering the sink allows for a comfortable and functional use of space.
Lighting was an essential part of the design with the addition of numerous recessed lights and under cabinet lighting all with the ability to dim. This allows for a full range of ambient lighting.
A good portion of the budget went to installing the granite counter tops. The movement is unique in every piece and draws the eye immediately. The glass mosaic tile back splash adds glamour without taking anything away from the granite. The use of different size upper cabinets accentuates the crown molding and gives the kitchen a more custom look but helped stay on budget by using standard sizes. A new Delta kitchen faucet with two wave technology locations make clean up easy when your hands are dirty, and filling a pot less straining on the wrist as you just place it under the faucet and the water turns on automatically. Finishing the kitchen off is the Mannington vinyl tile flooring that requires grouting. Laid on a diagonal, again raises the level of this kitchen to a more custom feel.
