This project began with a beautiful Koi pond under a large patio cover, but the homeowner struggled with two major issues: • Lack of privacy between the driveway and patio • A breezeway roofline that didn’t align with the exterior brick, causing rainwater to pour into the gap and flood the patio during storms As part of our exterior remodeling and water‑management correction, we redesigned the entire connection between the breezeway, patio, and driveway. ? Phase 1: Structural Fixes & Weather Protection • Converted the original 4' brick wall and gate into a full‑height privacy wall with an exterior door, creating a secure, enclosed patio space. • Extended and realigned the breezeway roofline to properly tie into the home’s brick, eliminating water intrusion and preventing patio flooding. • Installed a solar tube to bring natural daylight into the pond area without adding heat — a perfect upgrade for shaded patios. ? Phase 2: Creating a Backyard Oasis After seeing the transformation, the homeowner invited us back to complete the space with a custom screen wall across the backside of the patio. This addition created a private, breezy, bug‑free outdoor retreat, ideal for relaxing around the Koi pond. ? Our clients, a vibrant young family with two energetic kids and a playful dog, were feeling the constraints of their outdated, cramped house. The Main Floor was divided by walls, fragmenting the Kitchen, Dining Room, and living areas, making family time and entertaining a bit of a struggle. The Kitchen was small and dim, lacking counter space and storage. The kids' study/play table was squeezed into a tight corner, emphasizing the lack of space. The dark hardwood floors were scratched and worn, and the foyer felt cramped and uninviting. The powder room was also The idea of a major renovation brought both excitement and a bit of anxiety. The couple was unsure about design decisions and worried about the challenges of dealing with structural columns and beams. Collaborating with Sosna designer Camila, the family embarked on a journey to transform their outdated house into a bright, functional home. To open up the space, walls were removed, creating a seamless flow between the foyer, living room, dining room, and kitchen. The kitchen was relocated and expanded to include generous counter space and a large island, providing the ideal spot for the kids to help prepare meals—a task they’ve come to enjoy since the renovation—or work on their homework. Additionally, the addition of a cozy window bench offers extra seating for hanging out with the family. It’s also the perfect place to curl up with a good book. The once dark and gloomy powder room was completely refreshed with new fixtures, a white oak vanity, and beautiful floor tiles, which significantly brightened it up. Additionally, the dark hardwood floors were replaced with a lighter, more modern option, brightening the entire main floor. The renovation wasn't without its hiccups. A mix-up with the hardwood flooring led to a last-minute scramble for a replacement. But in the end, the family fell in love with the new flooring, proving that sometimes unexpected changes can lead to even better outcomes. The renovation completely transformed the home. What was once a cramped and segmented main floor is now a bright, open space perfectly suited to the family's lifestyle. The new kitchen island became the heart of the home, providing a place for the kids to do homework while their parents cooked, fostering a sense of togetherness. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Lee & James wanted to update to their primary bathroom and ensuite closet. It was a small space that had a few pain points. The closet footprint was minimal and didn’t allow for sufficient organization of their wardrobe, a daily struggle for the couple. In addition, their ensuite bathroom had a shower that was petite, and the door from the bedroom was glass paned so it didn’t provide privacy. Also, the room had no bathtub – something they had desired for the ten years they’d lived in the home. The bedroom had an indent that took up much of one wall with a large wardrobe inside. Nice, but it didn’t take the place of a robust closet. The McAdams team helped the clients create a design that extended the already cantilevered area where the primary bathroom sat to give the room a little more square footage, which allowed us to include all the items the couple desired. The indent and wardrobe in the primary bedroom wall were removed so that the interior of the wall could be incorporated as additional closet space. New sconces were placed on either side of the bed, and a ceiling fan was added overhead for ultimate comfort on warm summer evenings. The former closet area was repurposed to create the couple’s new and improved (and now much larger) shower. Beautiful Bianco St. Croix tile was installed on the walls and floor of the shower and a frameless glass door highlighting the fabulous Brizo rainshower head and Delta adjustable handheld showerhead all combine to provide the ultimate showering experience. A gorgeous walnut vanity with a Calacutta Gold Honed Marble slab top (that coordinates with the kitchen) replaced the old cabinet. A matte black Pottery Barn Vintage Pill Shaped Mirror was placed above the undermount sink, while a striking LED pendant serves as the main light source. The newly added square footage allows for a Victoria and Albert stand-alone soaking tub with an adjacent towel warmer, all of which almost makes you forget you’re in a home and not a high-end spa. Finally, just past the new Toto toilet with bidet, the couple got their new, large walk-in closet with customized storage solutions for their individual needs. The transformation absolutely helped Lee and James love their home again!

A Tried and true Coastal Home Remodel What do you get when a client asks – do we really need this staircase??BRILLIANT! The end result so specifically focused on a better use of space. We so wish more new construction plans were focused on this! (Call us if you’re struggling with this, too!) From poorly put together Tommy Bahama, to fresh with a nod to mod. This new kitchen space is anchored by a large working island that is perfect for entertaining. With dedicated storage around back, the island acts a bit as it’s own pantry too. The raised bar top provided a fun feature of a more coastal feeling wood-finish that really made the kitchen in our opinion. We also love the gained breakfast nook (that’s what losing a set of stairs will get you!). As well as, the soft touch that a simple set of sheers and beautiful chandy offer to really tone this space down. Living Room Refresh Not far beyond, the living room was a real refresh as well. Updating old tan chenille sofas with an amazing white crypton sectional. Creating space for big groups or the perfect sleepover spot when you have a few extra kids in the house. Swivels by the french doors offer extra seating for the TV area. The beloved soft plum cocktail ottoman is perfect for those who like to put their feet up! Also great for a tray to have snacks at hand! Throughout the interior spaces – this project was about lightening and brightening. Thus, making each dedicated area feel more congruous and fresh. There is a definite beach-y feel, accented perfectly by that fantastic view framed by those pretty sheers, but the overall mood feels transitional and fresh and forward thinking. A timeless space for them to enjoy in any season here on the Gulf!

This young family began working with us after struggling with their previous contractor. They were over budget and not achieving what they really needed with the addition they were proposing. Rather than extend the existing footprint of their house as had been suggested, we proposed completely changing the orientation of their separate kitchen, living room, dining room, and sunroom and opening it all up to an open floor plan. By changing the configuration of doors and windows to better suit the new layout and sight lines, we were able to improve the views of their beautiful backyard and increase the natural light allowed into the spaces. We raised the floor in the sunroom to allow for a level cohesive floor throughout the areas. Their extended kitchen now has a nice sitting area within the kitchen to allow for conversation with friends and family during meal prep and entertaining. The sitting area opens to a full dining room with built in buffet and hutch that functions as a serving station. Conscious thought was given that all “permanent” selections such as cabinetry and countertops were designed to suit the masses, with a splash of this homeowner’s individual style in the double herringbone soft gray tile of the backsplash, the mitred edge of the island countertop, and the mixture of metals in the plumbing and lighting fixtures. Careful consideration was given to the function of each cabinet and organization and storage was maximized. This family is now able to entertain their extended family with seating for 18 and not only enjoy entertaining in a space that feels open and inviting, but also enjoy sitting down as a family for the simple pleasure of supper together.

This master ensuite in a coastal cottage in Guernsey was previously struggling with low ceilings, but by borrowing space from the loft above we transformed it into a light, airy, generous space. The timber beams were reconditioned, a dressing room was incorporated into the ensuite and it was fitted out with beautiful period brassware, sanitary ware and furniture much more in keeping with the cosy family dwelling. The owners now get to enjoy a country boutique hotel like experience daily!

The back garden was conceived as a spiritual meditation garden. It's laid out as three interlocking ellipses, each raised 6" from the previous. The links speak to life struggles, and ascent to a higher spiritual plateau. Perennials with warmer colors are sited around the first link, with flowers eventually turned to a pure white and royal purples and blues in the last and highest link. There's also a walking path around the perimeter of this garden.

This Kitchen is truly a baker’s dream! These homeowners love baking but struggled with their existing tiny Kitchen. They knew they needed more space with a Kitchen that had a large island, and materials that could support their baking needs with minimal maintenance. We added 600 square feet onto the back of the house to create a larger Kitchen on the main level and a larger Primary Bedroom and Closet in the daylight basement. This allowed ample space to install a 48-inch range with 54-inch hood, double wall ovens, a 60-inch refrigerator and freezer, and a 104-inch long island without the appliances overpowering the room, keeping the Kitchen well-proportioned and comfortable to work in. When they found the Golden Lightning granite countertop they were inspired, and the rest of the material selections followed shortly behind. We decided to highlight the Oregon Falls quartzite countertops, which complement the Golden Lightning perfectly, by installing the quartzite as a full-height backsplash. This full-height backsplash is easy to maintain with a quick wipe-down after they finish cooking at their range. In the basement, these homeowners got the Primary Bedroom and Closet of their dreams with custom built-in cabinetry featuring an island of drawers and a Rainforest Marble countertop.
