Adjoining spaces around the kitchen were also in need of an update, but it was decided that the kitchen would undergo a transformation first. Design Objectives -Rework the overall layout (kitchen, laundry and butler’s pantry) to have a better flow and utilize the space better -Incorporate materials with wow and pizzazz to reflect the homeowner’s style -Design large work areas for cooking with two or more people at a time -Provide seating at an island in addition to table seating -Update surrounding spaces since the kitchen is open to the rest of the home Design Challenges: -Include a vast array of cooking appliances while having enough of cabinet storage -Adjacent rooms need to feel updated and flow with new Kitchen -Having multiple focal points with different materials but not have the space feel like a hodge podge -Provide different task, accent and overall lighting to brighten up space Design Solutions: -The homeowner loves to cook and wanted to maximize her abilities. We incorporated a 48” rangetop with a griddle, a single oven, steam oven, microwave drawer and 15” induction cooktop next to a 48” Galley Ideal Workstation with two faucets. In order to have room for all of these appliances, the floor plan needed to accommodate more cabinetry. Both dining room entrances were closed off and the laundry room entrance were moved to the opposite end of the wall to allow two long walls for additional cabinets. -The existing round columns throughout the first floor were outdated. To keep the architectural element of the columns, we wrapped the new columns to have a square shape with a flat panel on all four sides. Then, we painted them black (to tie in with the kitchen tops and curved hood surround) and added simple crown molding. For the flow of the space, closing up the odd corner that connected the laundry and dining room and relocating both room entrances allowed the space to actually feel larger and more continuous. --Adding the same square columns to the main dining room entrance, by the front door, also tied in the front of the house with the kitchen. -The homeowner loves unique and bold materials. The main focal point of the kitchen is definitely the custom metal hood that incorporates two finishes and is set on a Lumix quartzite full-high back and side splashes. To make this area even more pronounced, a hearth-like drywall arch encloses the space. Once your eye moves off the hood, you start to notice the mirrored refrigerator panels, high gloss island cabinets, mirrored metal backsplash tile, delicate pendant island lights and the stunning island countertop material! There is a good mix of materials that make every space shine. The blacks, golds and pewter finishes help tie everything together. -Lighting in a large kitchen is important. This space, besides getting a lot of natural light, needed lots of additional lighting due to the dark finishes. For overall lighting we have plenty of can lights in addition to lighting at the tops of the wall cabinets (that shine on the ceiling), undercabinet task lighting to make the tops sparkle and provide abundant lighting while prepping, pendant accent lighting over the island and a fandolier to add a little sparkle over the pub table. Voila!

The Challenge: Create a rugged yet warm farmhouse feel in a high rise tower. Start with an entire 9600 gross square foot penthouse floor of raw concrete floor, walls and ceiling. Devise inventive ways to address intractable existing conditions including a plumbing layout inconsistent with our Client program, a relatively low ceiling and a massive elevator core and yet take of advantage of panoramic views of the city from all sides. For example, rather than make a bulky drywall enclosure for existing pipes that poke thru the kitchen counter, they are wrapped with antique painted galvanized sheet metal to keep sight lines around the corner as open as possible. Or, transform an unattractive and inconveniently located 24” diameter vertical duct in the middle of Samantha’s and Hannah’s (grandchildren’s) guest bedroom into part of a lovely arched top bed nook. Or, disguise a chase for above floor plumbing runs as the base for an open buffet counter. The oppressive elevator lobby was shortened; terminating in handmade glass and steel garden doors at both ends. Custom details include a groined vaulted ceiling and arched openings with stone pilasters (for future trompe-l’oeil images of a Tuscany countryside). To maximize a feeling of height, the ceilings start low and get higher as they progress to the outside walls. The Program: Create a five bedroom condo for an elderly couple with specific and different needs. Mr. likes his privacy and to stay up late into the night on the internet. He likes order. Mrs. has some physical limits that have been addressed in various ways such as shorter travel distances, a step down shower, raised dishwasher and custom cast (to ensure that they won’t rust) iron grab bars. She prefers more disorder. Spaces should be visually arresting, full of detail and easy to maintain. Private spaces include separate master bathrooms, his and her offices and a multi screened Media Room. The balance of the floor must link spaces into one continuous open room along the south and east elevations using large elements yet keeping an intimate scale, sound control and privacy. For example, a substantial fireplace made of old barn timber framing, country stone and a hammered iron grill is strategically located at the critical Southeast corner. Above, black iron offset pintel hardware allow custom double doors to hide a large flat screen TV. High technology is in place for inconspicuous yet easy use. Icon driven key pads operate lighting, window treatments, audio visual systems with multiple sources and access to movie and music databases and five HVAC zones with independent humidity controls. Outstanding Features: Exterior masonry walls have stone culled from five quarries. Sprinkled throughout are surprises - bricks with words as messages from the past, wood trimmed niches and colored glass. Glass pieces set in window corners offer bursts of color when backlit by the sun. These materials are assembled in a rough irregular fashion to look like the work of a mason from the Italian countryside. Interior ceilings and walls have overlapping layers of two plaster colors. Perimeter ceilings are made of smooth random width cedar. Rough planed cedar beams hide ductwork and allow the maximum ceiling height between them. Custom details are everywhere-consider the ten foot barn doors on overhead track at the service elevator, cedar benches/storage areas that run below window banks, antique air registers, acid washed piano hinges and transom window operators and existing concrete piers that are featured instead of hidden. The floors are made of random width wide plank old oak with hand planed faces and edges. Overall, the elements were carefully selected or painted/stained to form a soft muted gray palate The Country kitchen features an old fashioned style ice box appearance for the refrigerator/freezer, a tin ceiling, a distressed assortment of cabinets in multiple heights, colors and woods such as the cherry wood buffet cabinet with sliding glass doors on both sides. A backlit breakfast counter, a hammered copper hood and chicken wire inserts are part of the effort to make a comfortable, eclectic old fashioned looking Kitchen while containing the latest appliances and storage systems. This client wanted to open up their ranch house. The rooms were small for the kitchen and dining room and there was a wonderful great room off of both the dining room and kitchen. We designed a plan to take down all the interior wall between the three rooms creating a dramatic entertaining space. The sleek flat panel cabinetry in white is highlighted by the white back painted glass cabinetry over the sink section. The sparkle of the glass works well against the flat white of the wood cabinetry. For the island we designed dark cherry cabinetry with the bright white Carerra Marble waterfalled on both sides down to the floor. The light filled, step down family room has a custom, vaulted tray ceiling and double sets of French doors with aged bronze hardware leading to the patio. Tucked away in what looks like a closet, the built-in home bar has Sub-Zero drink drawers. The gorgeous Rumford double-sided fireplace (the other side is outside on the covered patio) has a custom-made plaster moulding surround with a beige herringbone tile insert. The existing kitchen wasn’t cutting it anymore. The homeowners designed and built this home about 20 years ago, but since then, their taste and needs changed. The outdated finishes felt outdated. There weren’t enough work areas. Some counterspace stations were just awkward due to the layout. Adjoining spaces around the kitchen were also in need of an update, but it was decided that the kitchen would undergo a transformation first. Design Objectives -Rework the overall layout (kitchen, laundry and butler’s pantry) to have a better flow and utilize the space better -Incorporate materials with wow and pizzazz to reflect the homeowner’s style -Design large work areas for cooking with two or more people at a time -Provide seating at an island in addition to table seating -Update surrounding spaces since the kitchen is open to the rest of the home Design Challenges: -Include a vast array of cooking appliances while having enough of cabinet storage -Adjacent rooms need to feel updated and flow with new Kitchen -Having multiple focal points with different materials but not have the space feel like a hodge podge -Provide different task, accent and overall lighting to brighten up space Design Solutions: -The homeowner loves to cook and wanted to maximize her abilities. We incorporated a 48” rangetop with a griddle, a single oven, steam oven, microwave drawer and 15” induction cooktop next to a 48” Galley Ideal Workstation with two faucets. In order to have room for all of these appliances, the floor plan needed to accommodate more cabinetry. Both dining room entrances were closed off and the laundry room entrance were moved to the opposite end of the wall to allow two long walls for additional cabinets. -The existing round columns throughout the first floor were outdated. To keep the architectural element of the columns, we wrapped the new columns to have a square shape with a flat panel on all four sides. Then, we painted them black (to tie in with the kitchen tops and curved hood surround) and added simple crown molding. For the flow of the space, closing up the odd corner that connected the laundry and dining room and relocating both room entrances allowed the space to actually feel larger and more continuous. --Adding the same square columns to the main dining room entrance, by the front door, also tied in the front of the house with the kitchen. -The homeowner loves unique and bold materials. The main focal point of the kitchen is definitely the custom metal hood that incorporates two finishes and is set on a Lumix quartzite full-high back and side splashes. To make this area even more pronounced, a hearth-like drywall arch encloses the space. Once your eye moves off the hood, you start to notice the mirrored refrigerator panels, high gloss island cabinets, mirrored metal backsplash tile, delicate pendant island lights and the stunning island countertop material! There is a good mix of materials that make every space shine. The blacks, golds and pewter finishes help tie everything together. -Lighting in a large kitchen is important. This space, besides getting a lot of natural light, needed lots of additional lighting due to the dark finishes. For overall lighting we have plenty of can lights in addition to lighting at the tops of the wall cabinets (that shine on the ceiling), undercabinet task lighting to make the tops sparkle and provide abundant lighting while prepping, pendant accent lighting over the island and a fandolier to add a little sparkle over the pub table. What used to be a dated 1980's u-shaped kitchen without any flow or interest is now an open and inviting gathering space with plenty of room to cook and for everyone to sit or walk around. We squared off the bay window area making cabinets with drawers and pull-outs a possibility, plus the extra deep sink cabinet has room for a filtered water/carbonated water system. The side windows are easy to reach, and one is a pass through to the BBQ area. The island doubles as a large dining table and has a prep sink that can also be used by the bar area and refrigerator/microwave/leftovers area without bothering the chef. Also in the island is a Perlick ice maker, wicker pull out baskets for fruits and vegetable and an open bookcase for cookbooks and to tuck away school/homework supplies. All the tall items like the refrigerator, pantry and wall ovens are grouped together to one side to keep the room from getting too choppy. The bar area has a beverage refrigerator and liquor and stemware storage but also has a charging station and drop zone storage since it is next to the door coming from the garage.
