A modern mid-century house in the Los Feliz neighborhood of the Hollywood Hills, this was an extensive renovation. The house was brought down to its studs, new foundations poured, and many walls and rooms relocated and resized. The aim was to improve the flow through the house, to make if feel more open and light, and connected to the outside, both literally through a new stair leading to exterior sliding doors, and through new windows along the back that open up to canyon views. photos by Undine Prohl

The photograph is composed as a deliberate enfilade study, framing the dining room through a deep, mahogany-cased cased opening that functions as both proscenium and threshold. This heavy portal — with its substantial reveal, plinth-like jambs and crisply mitered head casing — establishes a strong rectilinear armature that compresses the foreground and, by contrast, releases the eye into the luminous volume beyond. The plan reads as a classic pre-war apartment sequence: an axial sightline runs from the gallery floor, across the field of the dining room, and terminates at the window wall, where a curtained bay borrows daylight from the street. The ceiling is articulated by shallow beam drops or applied soffits — a coffer-adjacent treatment that registers the building's structural grid while lending the room a subtle sense of enclosure and datum. Geometry is orchestrated around opposing figures: the orthogonal rigor of casings, valance, beam lines and picture frames set against the centralized circular table, whose radial symmetry anchors the room's midpoint directly beneath the chandelier. Furnishings are held in a loose, non-touching arrangement, with generous circulation clearance at the perimeter, so that the room's volume — rather than its contents — remains the primary subject. Secondary sightlines to the left, toward a mirrored console and gilt-framed panel, and to the right, toward a picture-lit artwork, quietly widen the perceived footprint and imply adjacent rooms beyond the frame. The material narrative is built on a controlled tonal ascent from dark to light. The foreground is dominated by richly figured, warm-red mahogany millwork and a chevron-laid oak parquet whose bleached, honeyed grain reads with a slight gray wash — a directional pattern that visually propels the viewer toward the interior. Within the dining room, the palette shifts to a low-saturation envelope of chalky off-white plaster walls and putty-toned textiles: floor-length linen or silk-blend drapery panels with a faint slubbed weave, gathered beneath a tailored, flat-front upholstered valance whose crisp horizontal band imparts an atelier precision. Underfoot, a natural sisal or seagrass rug with a linen tape border introduces a coarse, granular tactility that grounds the refined upholstery above; its woven, matte texture is deliberately calibrated against the smoother satin sheen of the dining chairs' subtly striped fabric. The room's tonal fulcrum is the antique carved pedestal table — a near-black, deeply modeled Anglo-Indian or Colonial Revival piece whose pierced apron, scrolled tripod base and paw feet supply the composition's only ornamental exuberance and its darkest value. Accents are chosen for restraint: silvered leaf on the console's fretwork facing, water-gilt on the framed panel, polished nickel or silver on the chandelier and the flower vessel, and the cool white of massed oriental lilies. Undertones remain uniformly warm — greige, ecru, taupe, oatmeal — with cool relief supplied only by the metals and the daylight itself. Lighting is layered with quiet discipline. Natural light enters as a diffused, north-facing wash through a sheer-veiled window, its intensity softened by roller or Roman shading so that the glazing reads as a luminous plane rather than a view; this creates a gentle contre-jour that silhouettes the chandelier and the table's carved base. The multi-arm chandelier — a silvered, pagoda-crested fixture with slender candle sleeves and faceted drops — serves as sculptural punctuation more than as a working source, its warm 2700K glow registering as ambient sparkle. Accent illumination is deployed with curatorial intent: a picture light grazes the framed work at right, while the recessed downlights and the darkened foreground casings produce a chiaroscuro that heightens the sense of arrival. The cumulative atmosphere is one of hushed formality — composed, aerated, and almost monastic in its refusal of visual noise. Stylistically, the room synthesizes into what might be termed Transitional Classicism, or Warm Neutral Modern Traditional: the bones and millwork are unmistakably pre-war Beaux-Arts-derived, yet the flat-front valances, unadorned wall planes, natural-fiber flooring and simplified parson-back chairs reflect a contemporary editorial sensibility. The single antique table operates as a considered anachronism — a note of patinated gravitas within an otherwise pared-back, texturally driven interior — demonstrating a designer's confidence in restraint punctuated by one authoritative gesture.

These pictures of a Victorian Tiled Hallway are from a property in Canterbury that was once a nursing home and was now being renovated to become a children’s home. The building was being gutted and extended at the same time and when the carpet was pulled up in the hallway, they were surprised to find a relatively intact Victorian tiled floor underneath. Whilst they thought it bizarre that anyone would want to cover up such an attractive floor the carpet had protected it over the years. They realized it would make a marvellous feature at the entrance to the property, but professional restoration would be needed to do it justice. After a bit of research, they came across Tile Doctor and got in touch. Canterbury comes under my North Kent designation, so I went to visit the property and survey the floor and quote for doing the restoration. There were a few missing and loose tiles that would need replacing and refixing also there was a lot of ingrained dirt so a deep clean and application of a new sealer would be required. I gave them a price for the work which they readily accepted, and we arranged a suitable time to carry out the work. Subject to the building schedule I had calculated the floor would take three days to restore. On the first day I set about replacing and re-fixing the missing, broken, and loose tiles. This is delicate work as you need to extract the old tile without disturbing its neighbours and then clean up the area ready for its replacement. Being a Tile Doctor I keep a selection of stock tiles for repairs, some are reclaimed, and some are replica. Also, there are several companies still making Victorian style tiles so I can usually source what I need. After the individual missing and broken tiles had been replaced and the adhesive had set, it was then a matter of renovating the floor as a whole. The tiles were covered in a thick layer of carpet adhesive which needed a combination of specialist tools and products to remove. First, a liberal layer of Tile Doctor Remove and Go was applied and left to dwell for thirty minutes. Next, Tile Doctor Pro-Clean was added and scrubbed in with a black pad. This process softened the adhesive sufficiently in readiness for the next stage which involves using a set of diamond burnishing pads on a weighted buffing machine. Several applications were needed, each time with a successively finer grade of diamond pad and rinsing off the slurry in between. The tiles were first milled using a very coarse 50-grit pad, followed by 100, 200 and finally burnished with a 400-grit burnishing pads. This removed all the adhesive and dirt in the tiles, which was cleaned up using the wet vacuum. Old Victorian floors like this do not have a damp proof membrane installed under the floor, and with a lot of water being used in the cleaning process I was concerned White efflorescence salts could appear later as the floor dried. To counter this, I gave the floor an acid wash using Tile Doctor Acid Gel to counter and dissolve the salts, it also gives the tiles another clean and will remove any old grout smears further improving the appearance of the tiles. Once done the floor was left to dry overnight. On my return I tested the floor was dry by taking several moisture readings around the floor with a damp meter. Applying sealer to a damp floor is never advised and can lead to clouding and an unwanted finish. Happy that the tiles were dry, a single coat of Tile Doctor Colour Grow sealer was applied. This is an impregnating sealer with a colour enhancing component to ‘lift’ the stronger colours of the floor. Colour Grow however does leave a matt appearance and as the client had asked for a shiny finish it was topped up with five coats of Tile Doctor Seal and Go. This is a compatible topical sealer which added a mid to high sheen. By the end of the third day the Victorian floor looked brand new, and I received the following feedback from the client. Its rare to receive feedback from commercial customers so they were clearly overwhelmed with the transformation. Did not think this glued covered bad old floor could look sooooo good Fabulous Fantastic job Looks Amazing Thank you For aftercare I recommend the use of Tile Doctor Neutral Cleaner which isn’t as harsh as many of the products you find in supermarket. Stronger products can actually strip off the sealer over time leaving it vulnerable to dirt and detracting from its appearance. Graham Davis North Kent Tile Doctor

Pleasant Heights is a newly constructed home that sits atop a large bluff in Chatham overlooking Pleasant Bay, the largest salt water estuary on Cape Cod. - Two classic shingle style gambrel roofs run perpendicular to the main body of the house and flank an entry porch with two stout, robust columns. A hip-roofed dormer—with an arch-top center window and two tiny side windows—highlights the center above the porch and caps off the orderly but not too formal entry area. A third gambrel defines the garage that is set off to one side. A continuous flared roof overhang brings down the scale and helps shade the first-floor windows. Sinuous lines created by arches and brackets balance the linear geometry of the main mass of the house and are playful and fun. A broad back porch provides a covered transition from house to landscape and frames sweeping views. - Inside, a grand entry hall with a curved stair and balcony above sets up entry to a sequence of spaces that stretch out parallel to the shoreline. Living, dining, kitchen, breakfast nook, study, screened-in porch, all bedrooms and some bathrooms take in the spectacular bay view. The owners of this 1980’s built-home wanted to create a completely new look for their outdated master bath and turned to Renovisions for design and build services. Having perused Renovisions website, they were confident they made the right choice to help them transform their ordinary space into something truly extraordinary. The design team created several configurations for the homeowners review until they nailed down one particular design that would create that wow factor. The main challenges were creating an open, spacious feel and maximizing natural light and ventilation with plenty of storage and customizations. The addition of a second window allows ample light into the space throughout the day along with the recessed and sconce lights which were perfectly placed. Storage, which was a key element of this design, includes two separate vanity cabinets (his and hers) with plenty of space for needed toiletries, a matching framed medicine cabinet for her and a custom built cubby for him. Built on site was a linen closet with both roll out and stationary shelves for towels and shower supplies. The spacious walk-in, all tiled shower boasts ‘no door’ access with lineal drain, traditional fixed and hand-held shower heads and a rounded shower seat. Polished black granite was used inside the cubby and topping both the threshold and seat creating a nice contrast to and tying in with the floor. The decorative grab bar ensures safety for these homeowners while showering. The heated floors added throughout the bath take the edge off when stepping out of the warm shower and are conveniently operated by a 24 hour programmable thermostat. Classic white subway tile and chair rail trims adorne all walls and tie in nicely to each vanity station. Carrera look quartz was the perfect choice for countertops creating a clean fresh look. Stunning marble basket-weave mosaic floor tile set the stage in this exquisite bath as the beautiful white painted cabinetry softened the overall feel of the space. These homeowners are not saving spa retreats for once-a-year vacations anymore, they now enjoy a relaxing spa-like shower experience every day in their own home!
