This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

Ball HomesThe Sycamore Bend, part of the Trend Collection by Ball Homes, is two story plan that can be configured with up to five bedrooms, including a first floor bedroom suite. The plan offers a versatile flex room off the entry and an open kitchen and family room at the rear of the home. A study and half bath can be configured as an additional bedroom and full bath. The island kitchen offers both a breakfast area and countertop dining, and a pantry. Upstairs are the primary bedroom suite, two bedrooms, a loft and a hall bath. The loft can also be configured as a fourth bedroom option. The primary bedroom suite includes a bedroom with vaulted ceiling, huge closet, and spacious bath with tub/shower, window, and linen storage. An upgrade bath offers a garden tub, separate shower, and picture window.

With an oversized bedroom that sleeps four, spa bath, large living room and kitchen, this house contains the perfect guest suite. Designed to incorporate the clean lines captured throughout the house, the living room offers a private space and very comfortable sitting area. The cozy kitchen surrounded with custom made cabinetry, a hand cut glass backsplash featuring cooking terminology (“grill”,“simmer”) and black granite counters offers guests an opportunity to steal away for a quiet meal or a quick midnight snack. Privately tucked away off the back staircase and away from the main house, the only problem with this guest suite is that your in-laws may never want to leave.

Traditional Hawaiian canoe paddles hang on either side of the kitchen pass through, the custom pillows are a mix of tropical green and pink fabrics, keeping the sophisticated living room from getting too serious.

Vision InteriorsThis cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area and screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing.
Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for a shower and water closet.
Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear-facing exercise has great views of the lake through a set of windows that overlook the copper roof of the screened porch below.

In terms of style her tastes leaned toward traditional and elegant and his toward the rustic and outdoorsy. The result was the perfect fit for this family of 4 plus 2 dogs and their very special farmhouse in Ipswich, MA. Character details create a visual statement, showcasing the melding of both rustic and traditional elements without too much formality. The new master suite is one of the most potent examples of the blending of styles. The bath, with white carrara honed marble countertops and backsplash, beaded wainscoting, matching pale green vanities with make-up table offset by the black center cabinet expand function of the space exquisitely while the salvaged rustic beams create an eye-catching contrast that picks up on the earthy tones of the wood. The luxurious walk-in shower drenched in white carrara floor and wall tile replaced the obsolete Jacuzzi tub. Wardrobe care and organization is a joy in the massive walk-in closet complete with custom gliding library ladder to access the additional storage above. CO InteriorsDesigned for two people working from home, this custom office combines individual workstations with a central surface for collaboration. The most distinctive feature is the large-scale photograph of Italian architecture integrated into the upper storage unit. Divided into three sections, the outer portions are mounted to a pair of sliding doors that move to reveal or conceal the shelving behind them. The artwork creates a dramatic focal point while allowing the wall to provide significantly more functional storage than is immediately visible.
