This custom fireplace design was client's vision that came to life and accomplished what the client desired, which was to provide a focal point in the room and add warmth to the space. The fireplace features dramatic and vibrant real fire flame and is especially enjoable because of its location in the room and because there is no glass installed around it. This custom fireplace is designed with three open sides and two linear ribbon flame fires about thirty six inches long, covered with crushed black glass to enhance flame pattern. Collection hood was installed and suspended at the top, which connected to proper-sized vent system and power vent fan to ensure proper draft.
This appliance is a custom built decorative gas fireplace. The custom outdoor fireplace is rated for use with propane only and exhausts through a power vented 14” B-vent flue. The fireplace controls are designed to ensure that the exhaust fan has established an adequate draft via a pressure switch prior to initiating the pilot gas ignition sequence. This custom fireplace was approved by to the requirements contained in ANSI Z21.50-2014 “Vented Gas Fireplaces” standard. The investigation began on April 19, 2016 and concluded on April 29, 2016. The following non-destructive tests required by the applicable product standard were conducted with satisfactory results.

The main burner tray is made of 16 gauge low carbon steel. Burners are easily removable, without the use of special tools, for repair and cleaning. The burner tray is readily accessible and designed so that one person can perform the removal and replacement unassisted. The burner is installed in a granite surround which is capable of supporting more than 300 lbs. The fireplace has an induced draft and the design is such as to prevent gas flow to the main burners and pilot burners in the event the blower providing the draft becomes inoperative. A pressure switch is used to achieve this. All controls are accessible for normal servicing and functional adjustment in position and are replaceable during normal servicing. Removal of an access panel to secure access to the control compartment is employed. Each appliance is equipped with an automatic gas ignition system which provides for ignition of main burner gas by means of proved pilot. If the presence of the pilot is not proved, automatic shut-off of pilot and main burner gas. The design of the custom fireplace is such that the flue gases from all burners are carried out of the appliance through a single flue outlet. The fireplace is equipped with a vent safety shut-off system designed to shut off main burner gas in the event the appliance venting system is blocked. The pressure switch device complies with a nationally recognized standard. The design of an electrically operated vent damper device and the control system are such that the damper is in the open position at all times that gas is flowing to the main burner. The firepalce is equipped with an automatic valve which controls both the pilot burner and the main gas.

We tore down a 1930's garage and replaced it with a two story garage. The owner stores his motorcycles in the lower garage. There is a steel frame that supports the garage floor - similar to a high rise. The driveway also serves as the entry to this Lakefront home. The owner wanted stairs to prevent slipping - so we combined a stairway into the driveway which works well.

This is another beautiful piece we feel privileged to be a part of creating that was designed by Alicia Jonik of Tracy Lynn Studios. This is definitely the feature piece of this dining area and the seating decision to go without head chairs allows the eye to be drawn to this stunning custom table and base.
The base is style lands somewhere between transitional and contemporary which matches the overall vibe of this stunning dining room. It is 2" thick solid Ash wood to carry the load of the 1.5" thick solid Ash table top. The joints are all floating mortise and tenon joinery to ensure durability in this heirloom piece of furniture. There are 3 stretchers that tie the bases together into one unit to connect to the top. The stretchers will keep the top from sagging over time as well as prevent any racking of the outside legs. The base is slotted underneath at the connection points to allow for the substantial seasonal wood movement that will happen from the horizontal stacked plank table top. The top is laced with recessed steel c-channel to give the table a substantial amount of support and help keep it flat over time. The finish we came up with for this table was a custom mix of mid tone earth browns that are accented by whitewashed grain to help tie it to other light tones in the room.

This bathroom remodel by Designed with Grace & Joy is a thoughtful blend of accessibility, comfort, and elevated design. Created with the homeowner’s long-term lifestyle in mind, this transformation proves that functional spaces can still feel luxurious and refined.
The layout was completely reimagined to feature a single-level floor with no shower threshold, ensuring seamless wheelchair accessibility and safe movement throughout the space. Strategically placed grab bars provide added stability without compromising the overall aesthetic. A drop-down shower seat and handheld shower fixture introduce flexibility and comfort, while the relocated shower controller prevents the shock of stepping into cold water.
To enhance both function and ambiance, a sleek lighted niche was integrated into the shower for practical storage and a soft glow. The removal of the dual-level ceiling visually expanded the room, creating an open, airy atmosphere that feels modern and inviting.
The result is a bathroom that balances smart universal design principles with timeless elegance — a space that supports everyday living while maintaining a clean, sophisticated look.

When the owner of this petite c. 1910 cottage in Riverside, RI first considered purchasing it, he fell for its charming front façade and the stunning rear water views. But it needed work. The weather-worn, water-facing back of the house was in dire need of attention. The first-floor kitchen/living/dining areas were cramped. There was no first-floor bathroom, and the second-floor bathroom was a fright. Most surprisingly, there was no rear-facing deck off the kitchen or living areas to allow for outdoor living along the Providence River.
In collaboration with the homeowner, KHS proposed a number of renovations and additions. The first priority was a new cantilevered rear deck off an expanded kitchen/dining area and reconstructed sunroom, which was brought up to the main floor level. The cantilever of the deck prevents the need for awkwardly tall supporting posts that could potentially be undermined by a future storm event or rising sea level.
To gain more first-floor living space, KHS also proposed capturing the corner of the wrapping front porch as interior kitchen space in order to create a more generous open kitchen/dining/living area, while having minimal impact on how the cottage appears from the curb. Underutilized space in the existing mudroom was also reconfigured to contain a modest full bath and laundry closet. Upstairs, a new full bath was created in an addition between existing bedrooms. It can be accessed from both the master bedroom and the stair hall. Additional closets were added, too.
New windows and doors, new heart pine flooring stained to resemble the patina of old pine flooring that remained upstairs, new tile and countertops, new cabinetry, new plumbing and lighting fixtures, as well as a new color palette complete the updated look. Upgraded insulation in areas exposed during the construction and augmented HVAC systems also greatly improved indoor comfort. Today, the cottage continues to charm while also accommodating modern amenities and features.

We were brought into this project by Earthscapes of Wilton CT to install a glass fence on top of a stone wall to separate the pool area from the patios and hours without obscuring the view.
The fence involved two changes in elevation and was mounted on both a stone wall and stone patio.
Each of the glass panels was supported by stainless steel posts set into the wall and patio.
The gate is self closing with a dampening mechanism that prevents slamming.

Could a dreadful dishwasher leak be a blessing in disguise?
The Redding kitchen was very odd. The house was a beautiful brick house from the early 1900’s, but the kitchen had been renovated since then with an impractical layout. It worked, but, for as much time as Mr. and Mrs. spend in the kitchen, it left much to be desired. Because they enjoy cooking so much, they dreamed of having a functional kitchen that added to the character of the home and respected the history of it.
So that’s why Mr. and Mrs. went to a Lancaster Home Show where they meet ALL Renovation & Design. They were impressed with our process which guides clients through the design phase in a unique way that guarantees a customized remodel, tailored to their dreams. We really hit it off, but, since they were still in the idea stage, the years passed quickly.
Then one morning they discovered a puddle under the dishwasher. And, as is often the case, the damage had already spread to the surrounding cabinets and a large area of the floor. And upon further inspection, it was discovered that part of the floor was made with asbestos – which would require expert remediation. This was turning into a major rehab project.
That’s when they were faced with a tough call: do they patch it up now and rip it out in a few years when they remodel the entire kitchen, or, do they remodel now? They called ALL Renovation & Design.
First we worked with the insurance company to raise the damage claim to what it would have actually cost to repair the damage done by the leak… several thousand dollars higher than what they had initially appraised it.
Then we guided Mr. and Mrs. through the design process that carefully articulated the goals and vision for the new kitchen. Functionality and complementing the home’s character were top priority. They were extremely pleased with the help we provided in guiding them through the cabinet choices, layout, and color selections.
Communication was key. Especially when we got into the demolition and construction work. One thing you can be sure of when working with older homes is that there are almost always surprises between the walls. For the Redding kitchen it took the form of a steel support beam that we discovered on the second day of demolition. Because it prevented us from opening up the doorway, we had to pivot and adjust the cabinet spacing. Electrical access was also a serious problem that required added creativity to be sure the new space would include all the functionality of a modern kitchen. But all the challenges were overcome through creativity and almost constant communication.
At last, it was complete. Together we transformed the space into a beautiful transitional kitchen that is a joy to work in.
The maple cabinets with full-overlay doors were painted in matte white with copper hardware. The countertop and backsplash were Hanstone Quartz in the Strato color. It included a 30” single-basin sink in 14-gauge hammered copper. For the floor they chose Lauzan Maple Hardwood in the Sahara finish, installed in the herringbone pattern. And to really set off the kitchen, the old appliances were replaced with new GE Café appliances in their classy matte white with brushed copper accents.

This bright treatment room combines practical clinical equipment with custom storage, durable flooring and balanced overhead lighting. Clean surfaces and an uncluttered layout support hygiene and efficient patient care, while warm-neutral finishes prevent the room from feeling institutional.
