What does a roof deck look like when every part of the roof, even areas deemed uninhabitable and structurally weak, is utilized and optimized? This large midcentury home on the edge of Presidio National Park in San Francisco had an incredible location and views. But the original roof deck suffered from poor design detailing that had rendered it a leaking, deteriorating mess. Even worse, the previous owner had covered three roof areas surrounding the deck with river stones, structurally overloading the building and endangering its occupants. We removed the river stones and everything else down to the framing. An expertly detailed drainage and waterproofing system underlies everything above. The deck and access stairs are surfaced with durable and refined porcelain pavers. The guardrail is made from custom stainless steel supports with clear, low-iron, laminated glass spanning between for an unobstructed view. Heated seats make watching the chilly fog roll in through the gate comfy. Planting and greenery surround the deck. The type varies depending on structural conditions- a deep planter sits on top of a structural wall, sedums in shallow soil occupy the strong edges of the surrounding rooftops, and faux grass turf fills out the middle in areas that can’t support the weight of wet soil.

During the cost analysis process, it became clear that supporting the house while creating a basement – and then substantially remodeling the remaining structure – would require far more effort and treasure than to replace the house entirely. Located just over one mile from the San Andreas Fault, the Owners tasked the design team to find a superior solution to the “Life Safety” standard required by Code. The team combined advances in seismic analysis and building technology to create for the owners one of the most seismically resilient houses built in the US. The newly designed house takes full advantage of the potential of this beautiful site. The home centers on large public rooms opening to outdoor spaces and the use of natural light. On the top level, the kitchen and family room sit side-by-side creating a shared space, with an expansive floor-to-ceiling folding door system allowing the rooms to open completely to the south-facing upper terrace and garage roof deck. An outdoor cooking area supports both family dinners as well as large gatherings of friends and family. Also on the top level, a living room and lounge area open to a large deck cantilevered high above the ground and oriented to the northern views. The feeling of being “in the trees” enhances the connection to the impressive landscape.

The West Town GreenStar Retrofit is a historic landmarked two-flat in Ukranian Village that was converted to an efficient, healthy, and modern single-family home, while keeping interior and exterior historic character details. Special emphasis was put on indoor air quality and indoor-outdoor connections. The design focuses on non-toxic materials, good ventilation, low energy and water use, and the biophilic health advantages of light and views of nature. The kitchen, work, and family zones have views of the sun-filled south garden, an oasis in the urban environment containing native plants and fruit trees, rain garden, vegetable garden, chicken coop, apiary, and a patio. Outdoor connection and daylighting are also optimized through the skylight on the top level which spills light down the staircase. The energy strategy began with thorough retrofit insulation and air sealing, and included high performance windows and doors, solar thermal (hot water) and solar photovoltaic (electricity production) systems which support electric vehicle (EV) charging and high-efficiency smart lighting and appliances. HVAC is supplied by a combination of radiant heat, mini-split heat pumps, and a conditioning energy recovery ventilation system (CERV).

We installed dedicated circuits for the professional-grade gas range, built-in microwave, and side-by-side refrigerator, ensuring all connections meet current California electrical codes and energy efficiency standards. Plumbing reconfiguration centered the island sink for optimal workflow, with new supply lines and properly vented drainage systems. The pot filler faucet installation above the range required additional water line routing through the wall with shutoff valves for safety and maintenance access. Custom shaker-style cabinetry was installed with precision leveling and European-style hinges featuring soft-close mechanisms throughout. The open shelving units required secure wall mounting with concealed brackets, engineered to support dishware weight while maintaining the floating aesthetic. Full-height cabinets maximize vertical storage and create visual height in the space. Quartz countertops were templated on-site for perfect fit, with clean mitered edges and seamless integration around the cooktop cutout. The classic white subway tile backsplash extends to the ceiling, installed with consistent grout lines and careful cuts around electrical outlets and the pot filler fixture. The total white creates a fresh, luminous atmosphere enhanced by brushed gold hardware and fixtures that add warmth and sophistication. The house is fully rehabilitated to high contemporary architectural standards in the spirit of Curtis & Davis’ pioneering embrace of the newest technologies and methods available in architecture at the time in their works. In this spirit, the south façade, water damaged beyond repair after Hurricane Katrina, was redesigned to be composed entirely of floor-to-ceiling 7’ x 9’ sliding glass panels floating separately from any columns or supporting walls. Bringing back the overhang as a design feature involved completely rebuilding the home’s roof and further extending it past the previously relocated façade. The resulting overhang restores the original design intent and indoor-outdoor livability of the house while fully concealing the presence of a new steel structural system needed for its support. Bathroom Remodel/Renovation - Maynard MA Project: Designed and renovated a kitchen and a full bathroom. We framed a new larger opening leading from the kitchen into the dining room and installed a new support beam and leveled the floors. We updated the electrical panel by installing a 200-amp panel that included a 200-amp grounding system and whole house surge protector. Bathroom: Vanity is Waypoint 650F Painted Linen cabinets with Dominique Square Bar Pulls by Hardware Resources in Matte Black. The countertop is Cosmos Quartz Calacatta Sponda with a Kingston Brass Courtyard 18-1/4" rectangular ceramic undermount sink and a bathroom faucet by Pfister - Tenet 1.2 GPM Wall Mounted Widespread Bathroom Faucet. The accent wall is Parry Teal Blue 3x8 Fish scale glossy ceramic wall tile by Tilebar. The mirror is Caskill 24 x 36 arch MDF framed black mirror by Kate and Laurel. The accessories for the bathroom are all by Symmons Dia a Towel Bar, Robe Hook, Towel Ring, and Toilet Paper Holder installed. Lights installed are Rod LED Sconces in Dark Bronze by West Elm. The toilet installed is an Eco UltraMax by TOTO. Custom tiled shower and flooring: The walls are a subway tile in 4x12 white glossy by MSI. The shower floor is Meadowmere Black Hexagon 3" matte ceramic hexagon tile by Tilebar. We installed a corner seat and three corner shelves as well as a threshold by Best Tile. Shower fixtures are by Symmons a Dia pressure balanced shower system with shower head, hand shower, slide bar and hose. The shower door is a DreamLine Enigma Air 56" - 60" W x 76" H frameless sliding shower door. We finished the bathroom off with Level White 1" Hexagon matte porcelain mosaic tile by Tilebar.

Complete Hillside Backyard Renovation, El Paso – by GoDesigns This breathtaking backyard transformation in the historic area of El Paso, Texas, is a shining example of GoDesigns’ vision, expertise, and resilience. Situated on a challenging hillside property, the original backyard installed in 2005 was plagued by critical design flaws that led to a complete failure of the outdoor space. The existing negative edge pool, improperly installed with insufficient grade, drainage, and support, caused massive water loss and structural issues. The consequences were severe — the side rock wall broke in half, the backyard destabilized, and even a portion of the house was compromised. GoDesigns was brought in to turn crisis into opportunity. During the height of COVID-19, they launched Phase 1 of a multi-phase master plan to restore and reinvent the space. The entire backyard was demolished, including the compromised pool shell. The broken negative edge section was filled in, making way for a reimagined pool design. A new, reinforced pool structure was shot, finished with 5cm tumbled travertine coping, oversized mossrock boulders, new waterline tile, and a premium PebbleTec interior. Beneath the beauty lies smart engineering: GoDesigns replaced all plumbing and regraded the property, applying subsurface remediation and compaction techniques to ensure long-term stability. A new rocksalt steel reinforced concrete deck was poured, replacing the narrow wraparound layout with a spacious, functional outdoor living area. Now, the family enjoys ample room for chaise lounges, alfresco dining, and relaxing by the existing outdoor fireplace — luxuries they never had before. GoDesigns didn’t stop there. Advanced drainage systems — including underground piping, box drains, and planter drains — were installed to protect the integrity of the hillside. These systems are integrated into leveled planters that not only beautify the space but also reinforce the structure of the pool and surrounding terrain. Phase 2 focused on upgrading the patio directly outside the main house, while Phase 3 was the final touch — a lush landscape planting plan paired with elegant outdoor lighting to enhance ambiance and curb appeal. What was once a scene of despair is now a luxurious retreat — completed in thoughtfully timed phases over four years. Thanks to GoDesigns’ master planning and unwavering commitment, this hillside haven is a true testament to transformation. The clients are now looking forward to their next chapter: the front yard.
