Bathroom Remodel/Renovation - Maynard MA Project: Designed and renovated a kitchen and a full bathroom. We framed a new larger opening leading from the kitchen into the dining room and installed a new support beam and leveled the floors. We updated the electrical panel by installing a 200-amp panel that included a 200-amp grounding system and whole house surge protector. Bathroom: Vanity is Waypoint 650F Painted Linen cabinets with Dominique Square Bar Pulls by Hardware Resources in Matte Black. The countertop is Cosmos Quartz Calacatta Sponda with a Kingston Brass Courtyard 18-1/4" rectangular ceramic undermount sink and a bathroom faucet by Pfister - Tenet 1.2 GPM Wall Mounted Widespread Bathroom Faucet. The accent wall is Parry Teal Blue 3x8 Fish scale glossy ceramic wall tile by Tilebar. The mirror is Caskill 24 x 36 arch MDF framed black mirror by Kate and Laurel. The accessories for the bathroom are all by Symmons Dia a Towel Bar, Robe Hook, Towel Ring, and Toilet Paper Holder installed. Lights installed are Rod LED Sconces in Dark Bronze by West Elm. Shower fixtures are by Symmons a Dia pressure balanced shower system with shower head, hand shower, slide bar and hose. The shower door is a DreamLine Enigma Air 56" - 60" W x 76" H frameless sliding shower door. We finished the bathroom off with Level White 1" Hexagon matte porcelain mosaic tile by Tilebar.

This Lawrenceville, GA project included a deck resurface and underdeck ceiling system install. For the deck resurface, we used Deckorators Summit Series Decking in the color Boulder to resurface the main level deck and lower level landing. The railing was replaced with new Trex Select Aluminum Railing in black with square balusters. We also installed Trex Signature LED Post Cap Lights and re-wrapped all of the support posts using PVC. The aluminum flat panel under-deck ceiling system was custom made and installed. This installation included electrical as well.

A wine cellar that literally takes your breath away when you walk through the door. The Barrel ceiling with custom forged staves takes you inside the barrel. The Waterfall racking on both sides gives dimension to the room with a wine barrel as the focal point. The lighting valance around the room supports the lighting which illuminates that warm glow. A cork floor provides a unique look as well as protection for those bottles that may accidentally fall. The back of the custom door was completely covered by corks. The FINNE Svendsen Building is a striking and highly energy-efficient loft building in Seattle’s Fremont neighborhood. The design and building process was unusual, since architect Nils Finne was both designer and builder owner. The client-architect meetings were brief! The building occupies a corner lot, with street facades on the south and west. The two street facades have a nuanced play of light and shadow. The walls of glass and wood are treated as folded planes, with each façade folding back and forth within an overall depth dimension of about 10”. On floors one and three, the large glass panels project forward, while on floor two, the glass is recessed. The pattern on floor two is an inverted version of floors one and three. The wood spandrel panels are custom-milled Western Red Cedar with a blackened stain. The live-work building creates large, open loft spaces on three floors, with high ceilings, huge windows and exposed long-span steel structure. The building can accommodate a range of uses, both present and future. The three floors of the building have 12-ft ceilings and 11-ft high windows with exposed structural steel supports and steel decking ceilings. The floors are clear-span without internal columns interrupting the work space. Mechanical air distribution is limited to the linear core on the northern side of the building, so work areas have clean metal decking ceilings with no ductwork. The building has in-floor radiant heating and cooling, resulting in minimal energy usage. Operating windows are placed strategically throughout the façade, allowing the building to be naturally ventilated in Seattle’s mild climate. The oversized window walls on the south and west also allow natural lighting to penetrate deeply onto the floor plate, keeping lights turned off for much of the daylight hours. A custom sapele wood front door presents a warm contrast to the building’s blackened wood cladding. A delicate screen of wood slats filters light into the main building lobby. The 3-story stair opens directly from the lobby and has been designed to encourage use on a daily basis, keeping elevator usage to a minimum. A three-story glass wall floods the stairwell with natural light, and the all-steel stair floats in the space. Custom-designed perforations in the steel stair railing panels provide unexpected shadow patterns when the late-afternoon sun shines into the stairwell. The building was designed to be a sustainable structure from the start, with 40% higher insulation values than required by code, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, LED lighting, and locally sourced materials. Windows have high-performance Low-E insulated glazing and are equipped with concealed shades. The building roof has been equipped with photovoltaic panels for electrical production, averaging about 850 Kwh per year. The modest initial amount of PV panels will be expanded over time. The radiant hydronic heating and cooling system allows lower operating temperatures and higher occupant comfort levels. The 6” thick concrete slabs for the radiant tubes conserve both heat in the winter and cooling in the summer and provide great comfort for the feet. During the winter months, the radiant heating system keeps overall energy consumption to a very low level. The 9000 SF building costs about $35/month to heat! During the summer, the passive strategies of natural ventilation combine with the radiant slab cooling to minimize air conditioning load. Deep roof overhangs, built-in shades and high operating clerestory windows are also used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into work spaces and passively warm the concrete floor. Low VOC paints and stains have been used throughout the building. The high level of craft evident in the building reflects another key principle of sustainable design: eschew “throw-away-ism” and make the building last many years!

The Fisher-Bliss House is a unique historic home overlooking Edgartown harbor. Working with Historic New England, the project was designed by Patrick Ahearn, Architects Inc. The project combined extensive renovation with careful historic preservation and restoration of original detail. The skillfully designed and integrated architectural plan supports new bathrooms, a state of the art kitchen, updated mechanical systems, and new landscaping that blends seamlessly with the architecture and character of the area and homes of this period. TBI managed the project as the Owners' Representative.

No detail was overlooked in this mid-century modern home in Colleyville, Texas. The walnut-paneled wine room serves as a focal point surrounded by the kitchen, dining and living rooms. The custom wine racking system connects horizontal metal storage rods with vertical supports mounted to the floor and ceiling. The system accommodates individual bottles, bulk storage and large formats bottles. The custom insulated glass windows and door complete the enclosure.

Our newest project is a beautiful wine wall niche, for wine collectors in Keller, Texas. The custom wine racking system utilizes metal vertical supports mounted floor to ceiling with horizontal metal storage rods. With a capacity of just over 470 wine bottles, this system features mixed display styles including 3-bottle deep, label-forward wine racks, angled display rows, and u-shelves for bulk storage. Additional elements include a stemware holder above a pouring station. The wine rack finishes are satin black anodized posts and parallel rods with black stained walnut rod brackets. The custom insulated, tempered glass enclosure has 3 sets of doors, with matte black hardware, allowing access to the reach-in space. Dimmable LED lighting in the ceiling provides ambiance while the LED lighting strips behind the stemware highlight the pouring station. The wine racks stand off the back wall making room for stone that adds texture to the space. This wine wall niche is a focal point of this beautiful home and is a perfect example of form and function.

This homeowner was modernizing their bright split level home. Minimizing extra hardware to showcase the Chicago Round Glass Railing System with round top rail makes this space feel light and airy. The use of a glass system opens up the room. Our production team was able to provide design advice that truly makes this space a standout! The handrail on the upper wall uses only one Stainless Steel Handrail Wall Bracket Round for Flat and Round Tube, and returns to the wall using our Stainless Steel End Cap Round with threaded hole and Stainless Steel Wall Bracket Screw or Hanger Bolt to support this minimal design. Mounting the Stainless Steel Pivot Flange on the center stringer wall maximizes functionality and space on each stair tread. This is truly a unique design that beautifully accents this Bellevue home.

What does a roof deck look like when every part of the roof, even areas deemed uninhabitable and structurally weak, is utilized and optimized? This large midcentury home on the edge of Presidio National Park in San Francisco had an incredible location and views. But the original roof deck suffered from poor design detailing that had rendered it a leaking, deteriorating mess. Even worse, the previous owner had covered three roof areas surrounding the deck with river stones, structurally overloading the building and endangering its occupants. We removed the river stones and everything else down to the framing. An expertly detailed drainage and waterproofing system underlies everything above. The deck and access stairs are surfaced with durable and refined porcelain pavers. The guardrail is made from custom stainless steel supports with clear, low-iron, laminated glass spanning between for an unobstructed view. Heated seats make watching the chilly fog roll in through the gate comfy. Planting and greenery surround the deck. The type varies depending on structural conditions- a deep planter sits on top of a structural wall, sedums in shallow soil occupy the strong edges of the surrounding rooftops, and faux grass turf fills out the middle in areas that can’t support the weight of wet soil.

We designed and built this 600sqft 1br/1ba back house for this adventurous South Austin couple. They are able to use the space as a home office/studio and guest house for friends and family. Shed roof, light colors and picture windows makes the space feels comfortable and spacious.

Sleek Neff Kitchens cabinets with horizontal grain laminte accented by #55 sculpted wall cabinets doors finished with a poured-metallic finish. The walls are angled leaving a galley space wider at one end than the other. Cooking, refrigerator, laundry, and a little seating area on one side, clean-up with microwave and coffee system, under counter refrigerator and support for the laundry on the other. LED lighting in all, including up lighting from the tops of cabinets.
