ALWAYS ON TIME CONSTRUCTION

Nexus is a site-specific plant installation that explores the question of the relationship between plants and humans in an urban context. The sculpture consists of five steel rings of various diameters that serve as supports for different types of hanging plants and also support the illumination system of the entrance hall. This striking installation sets the atmosphere for a series of informative panels highlighting the company’s vision, the importance of the relationship between humans and nature, and how this connection can benefit contemporary urban spaces dominated by concrete. The circle—an endless figure without beginning or end—evokes the idea of unity and totality. The set of rings represents a constellation of relationships, an interconnection. Nature and humanity intertwine, redefining urban harmony.

The steep hillside lot had been developed with a single-family residence (1965), which was at the maximum area for local zoning; therefore, the only way to enlarge the residence was to add a basement. During the cost analysis process, it became clear that supporting the house while creating a basement – and then substantially remodeling the remaining structure – would require far more effort and treasure than to replace the house entirely.
Located just over one mile from the San Andreas Fault, the Owners tasked the design team to find a superior solution to the “Life Safety” standard required by Code. The team combined advances in seismic analysis and building technology to create for the owners one of the most seismically resilient houses built in the US.
The newly designed house takes full advantage of the potential of this beautiful site. The home centers on large public rooms opening to outdoor spaces and the use of natural light. On the top level, the kitchen and family room sit side-by-side creating a shared space, with an expansive floor-to-ceiling folding door system allowing the rooms to open completely to the south-facing upper terrace and garage roof deck. An outdoor cooking area supports both family dinners as well as large gatherings of friends and family. Also on the top level, a living room and lounge area open to a large deck cantilevered high above the ground and oriented to the northern views. The feeling of being “in the trees” enhances the connection to the impressive landscape.

The Arianne Love is a custom made piece of furniture crafted by the world-renowned Spanish manufacturer Famaliving. This particular design has a retro look to it with the greatness of modern comfort. This sectional is crafted with a modular design so that you can arrange them in any configuration that suits your needs. Attached to the bottom of each piece are metal hooks that hold the separate sections together to form a solid sectional. Unhook each piece and spread the sections apart to create a individual seating setup. The Arianne Love can come upholstered in a wide variety of colorful and patterned fabrics and over 150 different leather color options. The frame of each section is crafted from pine wood and MDF construction making it very durable. All Fama products use a webbing system for suspension and support instead of the old spring design that will sag over years to come. The leg supports come in a round black finished wooden design or chromed metal for a sleek look.

Take a peek at our 2022 project for Edgehill Music Publishing, located in the heart of Nashville’s 12th South district.
This 2,500 sq. ft. commercial facility was meticulously designed to accommodate up to seven writers’ rooms and production suites—each capable of operating simultaneously without interruption, with four of the rooms built for mixing capabilities. With seamless audio integration throughout, the space ensures intuitive connectivity no matter where you are on the property.
The aesthetic palette, paired with a loud and quirky speakeasy vibe, creates a fun atmosphere that reflects the owners’ personalities. The result is not just a studio that feels effortless—it’s an inspiring environment where writing, mixing, and production can happen with minimal sound transmission.
Behind the walls, the architectural acoustics are second to none. The design emphasizes a true “plug-and-play” workflow: each control room, both isolation booths, and all common areas are acoustically isolated with extraordinary attention to detail. Each suite is equipped with dedicated, silent 1:1 HVAC systems. Eight independent floating-floor systems support the suites, while tailored sound-reducing wall assemblies and intentional treatments in the main suites deliver clarity and precision for mixing. Full-lite doors, combined with the fact that no suite is mechanically bonded, allow all rooms to operate simultaneously with minimal sound transfer.

Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls.
The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted.
The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing.
Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface.
Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency.
The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

When our client approached us with a budget of $1,000 and a two-month timeline, she was looking to revive her outdated walk-in closet. The old setup was literally falling apart and so cramped that it hardly lived up to the name "walk-in." Our mission was to breathe new life into this space, transforming it into a functional and inviting retreat.
We kicked off the transformation by applying fresh paint and crafting custom storage solutions that precisely matched our client's needs. She had been struggling with locating her shoes, hidden away in old shoe boxes, and her handbags scattered throughout. Our solution was a wallet-friendly, adaptable shoe storage system that keeps everything in sight and easily accessible, evolving right along with her collection.
One of our client's priorities was ensuring comfort for her adorable, cuddly dogs who love spending time in the closet. We chose a washable rug that not only complements the decor but also withstands the occasional mess, maintaining a cozy vibe.
Adding a personal touch, we showcased her cherished wedding shoes and incorporated vintage knobs from her daughter's nursery into the design, making the closet feel uniquely hers.
To streamline her daily routine, we introduced a practical, stylish hamper on wheels, enabling easy transport of laundry from the closet to the laundry room.
The decluttering process was initially overwhelming for our client. With patience and a fresh perspective, we helped her let go of five bags of high-quality clothes and shoes. This not only cleared up physical space but also made room for new beginnings and experiences in her life.
This project was much more than a simple renovation; it was about creating a space that reflects and supports our client's lifestyle, complete with thoughtful touches that make it truly special.

When a customer tells me they want the backyard that everyone wants to be at, they have to be careful what they wish for when no one will leave. That is the case for this beautiful backyard that began with a 4' slope that the client believed to be unusable. Now, this backyard has everything! A cabana with restroom, storage room, and swim up bar. An automated Bobe Water & Fire Features fire bar. A Dolphin Waterslides, Inc. custom 32 foot long slide. Stone Avenue-Stone and Tile Distribution-Dallas Tx custom painted ceramic tile on the spa across an ipe wood deck with a custom metal support bridge. In-Floor Cleaning system by A&A Manufacturing. Pool equipment by Zodiac Pool Systems LLC and interior finish by Pebble Technology International. If that's not enough, the full court in pool basketball keeps the kids entertained while the client cooks on their new custom grill and kitchen area.

What does a roof deck look like when every part of the roof, even areas deemed uninhabitable and structurally weak, is utilized and optimized?
This large midcentury home on the edge of Presidio National Park in San Francisco had an incredible location and views. But the original roof deck suffered from poor design detailing that had rendered it a leaking, deteriorating mess. Even worse, the previous owner had covered three roof areas surrounding the deck with river stones, structurally overloading the building and endangering its occupants.
We removed the river stones and everything else down to the framing. An expertly detailed drainage and waterproofing system underlies everything above. The deck and access stairs are surfaced with durable and refined porcelain pavers. The guardrail is made from custom stainless steel supports with clear, low-iron, laminated glass spanning between for an unobstructed view. Heated seats make watching the chilly fog roll in through the gate comfy.
Planting and greenery surround the deck. The type varies depending on structural conditions- a deep planter sits on top of a structural wall, sedums in shallow soil occupy the strong edges of the surrounding rooftops, and faux grass turf fills out the middle in areas that can’t support the weight of wet soil.
