This beach home was originally built in 1936. It's a great property, just steps from the sand, but it needed a major overhaul from the foundation to a new copper roof. Inside, we designed and created an open concept living, kitchen and dining area, perfect for hosting or lounging. The result? A home remodel that surpassed the homeowner's dreams. Outside, adding a custom shower and quality materials like Trex decking added function and style to the exterior. Starting with a multi-level, splintering old deck that didn’t transition well to the pool area - our goal was to great a more enjoyable and useable space where the homeowners can spend time relaxing & hosting poolside parties. We worked closely with the township to maximize the allowable impervious coverage for the property, which included reconfiguring all the landscaping to allow for more hardscaping. To say this backyard got a facelift is an understatement. Everything got some attention; from staining & sealing the concrete around the pool, tucking away the pool equipment, building an all new porch complete with gorgeous stonework & fireplace. These homeowners requested a complete makeover of their dated lake house with an open floor plan that allowed for entertaining while enjoying the beautiful views of the lake from the kitchen and family room. We proposed taking out a loft area over the kitchen to open the space. This required moving the location of the stairs to access the basement bedrooms and moving the laundry and guest bath to new locations, which created improved flow of traffic. Each bathroom received a complete facelift complete with the powder bath taking a more polished finish for the lone female of the house to enjoy. We also painted the ceiling on the main floor, while leaving the beams stained to modernize the space. This is the centerpiece of the GF 200 DV II Lillehammer, which also incorporates Jotul's innovative cast iron and stainless steel Burnera burner. THE SETUP This project was a natural extension of a nearby kitchen remodel, emphasizing seamless integration and enhanced functionality. By removing the wall between the kitchen and dining room, we transformed a previously underutilized space into a central hub for both daily living and vibrant social gatherings. Design Challenges: Rerouting necessary HVAC ductwork due to the removal of the wall shared with the kitchen. Retaining the client’s large, marble dining table while maintaining a cohesive design that aligns with the new kitchen aesthetics. THE RENEWED SPACE Design Solutions: Added a secondary HVAC unit on the upper floor and adjusted the ductwork to accommodate the open layout. Strategically relocated the fridge/freezer to a more functional location in the kitchen and substituted the double oven with an oven/steam oven combination, placed near the kitchen for accessibility yet distanced from heavy traffic areas. Employed wood paneling extensively along the new bar/appliance wall, concealing most appliances while tastefully displaying essential ones. The wall now features a sophisticated ensemble of a wine dispenser, wine fridge, ice maker, refrigerator drawers, and the new oven duo. Meticulously designed the bar/appliance wall to parallel the large marble dining table, ensuring it complemented the table’s grandeur while enhancing functionality.
