Inspiration for a modern open concept kitchen remodel in San Diego with an undermount sink, flat-panel cabinets and white cabinets

The custom made teak-framed bed is designed both for sunbathing and shade, with a retractable cloth awning. The the teak deck, screen and arch were also custom made. Transformable chairs change from floor space into wooden lounge chairs. The two rusted metal safes were found in the apartment before renovation by Liquid Founder, Rowena Gonzales and were kept as decorative side tables. The Atherton House is a family compound for a professional couple in the tech industry, and their two teenage children. After living in Singapore, then Hong Kong, and building homes there, they looked forward to continuing their search for a new place to start a life and set down roots. The site is located on Atherton Avenue on a flat, 1 acre lot. The neighboring lots are of a similar size, and are filled with mature planting and gardens. The brief on this site was to create a house that would comfortably accommodate the busy lives of each of the family members, as well as provide opportunities for wonder and awe. Views on the site are internal. Our goal was to create an indoor- outdoor home that embraced the benign California climate. The building was conceived as a classic “H” plan with two wings attached by a double height entertaining space. The “H” shape allows for alcoves of the yard to be embraced by the mass of the building, creating different types of exterior space. The two wings of the home provide some sense of enclosure and privacy along the side property lines. The south wing contains three bedroom suites at the second level, as well as laundry. At the first level there is a guest suite facing east, powder room and a Library facing west. The north wing is entirely given over to the Primary suite at the top level, including the main bedroom, dressing and bathroom. The bedroom opens out to a roof terrace to the west, overlooking a pool and courtyard below. At the ground floor, the north wing contains the family room, kitchen and dining room. The family room and dining room each have pocketing sliding glass doors that dissolve the boundary between inside and outside. Connecting the wings is a double high living space meant to be comfortable, delightful and awe-inspiring. A custom fabricated two story circular stair of steel and glass connects the upper level to the main level, and down to the basement “lounge” below. An acrylic and steel bridge begins near one end of the stair landing and flies 40 feet to the children’s bedroom wing. People going about their day moving through the stair and bridge become both observed and observer. The front (EAST) wall is the all important receiving place for guests and family alike. There the interplay between yin and yang, weathering steel and the mature olive tree, empower the entrance. Most other materials are white and pure. The mechanical systems are efficiently combined hydronic heating and cooling, with no forced air required.

Photography by Ken Wyner 2101 Connecticut Avenue (c.1928), an 8-story brick and limestone Beaux Arts style building with spacious apartments, is said to have been “the finest apartment house to appear in Washington between the two World Wars.” (James M. Goode, Best Addresses, 1988.) As advertised for rent in 1928, the apartments were designed “to incorporate many details that would aid the residents in establishing a home atmosphere, one possessing charm and dignity usually found only in a private house… the character and tenancy (being) assured through careful selection of guests.” Home to Senators, Ambassadors, a Vice President and a Supreme Court Justice as well as numerous Washington socialites, the building still stands as one of the undisputed “best addresses” in Washington, DC.) So well laid-out was this gracious 3,000 sf apartment that the basic floor plan remains unchanged from the original architect’s 1927 design. The organizing feature was, and continues to be, the grand “gallery” space in the center of the unit. Every room in the apartment can be accessed via the gallery, thus preserving it as the centerpiece of the “charm and dignity” which the original design intended. Programmatic modifications consisted of the addition of a small powder room off of the foyer, and the conversion of a corner “sun room” into a room for meditation and study. The apartment received a thorough updating of all systems, services and finishes, including a new kitchen and new bathrooms, several new built-in cabinetry units, and the consolidation of numerous small closets and passageways into more accessible and efficient storage spaces.

Our homeowners purchased this home for its excellent location and great bones. They were desirous of returning it to the era of it’s time while updating and modernizing it with the elegance it deserved. To add to our challenges, they were living out of the country during our design and renovation, making for great communications utilizing modern technology to ensure we could deliver what they hoped to achieve. We opened some space in the kitchen to create an updated and more functional kitchen for this active family, relocating appliances for efficiency, adding an island and relocating a chimney. We had structural challenges with the sagging hardwood floors, which required us to reframe floor systems, and while we were at it, we antique finished the hardwoods reminiscent of the 1940’s. We added wainscoting in the dining room and entry stair hallway to enhance the old-world look and added some arched openings to match other areas of the home. We also added custom moldings to the fireplace wall to allow it to shine as a focal point in the space, utilizing restored antique light fixtures. The finished result is stunning and truly honors the integrity of the original time period of this home.

As time passes, the water temperature in your bathtub drops down and requires you to constantly be adding hot water to maintain the temperature, which in turn requires large capacity water boilers, wasting water and electricity.
